The all new buyers/sellers waiting room (continued x4) thread!

1000 replies

TheEnglishSystemSucks · 10/08/2024 21:16

As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Joining. On the market had loads of viewing but no one who'd proceedable yet !

God I hope this is done my Christmas x

ReclaimedHouse · 10/08/2024 21:22

8 weeks into sale
7 weeks into a purchase (happy to sell and then have a wait to buy if needed)

Hoping to exchange soon and complete start September.

Buying a former holiday home that comes with everything in it- which is a bit odd.

SeLHopeful2024 · 10/08/2024 21:26

Joining in as we are just in the early stages of buying.
Nearly 3 weeks since our offer was accepted and all forms, money etc that we've been asked for were all returned by middle of last week.
Feels like a long and scary waiting game now.
Desperate that it doesn't fall through.

No idea what to do for Xmas as my mum has a hotel booked near my old flat, but we need some serious plans to be in place if Christmas is at the new place.

Not knowing timeliness is making me plan for everything and nothing 😂

TheEnglishSystemSucks · 10/08/2024 21:33

@ReclaimedHouse that's such a weird situation. Are you going to be flogging it all on marketplace or is it nice stuff to keep?

fromtheshires · 10/08/2024 21:34

Thank you @TheEnglishSystemSucks

We have just about finished unpacking, have removed a million telephone cables and sky leads and the pins that hold them all in, cleaned all over and started sorting the small stuff as and when we have seen them.

The house is also definitely haunted as strange things happen like doors slamming and things falling.

We are absolutely bolloxed but it was worth the wait.

I wish everyone luck and remember, you will get there in the end and it will all be worth it.

mumzy67 · 10/08/2024 21:36

Ooh I'm jumping on this thread 😊
We are going on the market next week and hoping for a quick sale! Found a house we love so fingers crossed

Only visited once as it is let all the time but it is a very nice holiday home.
Loads of reviews on line- so I think we know an awful lot about it!
It had a trip advisor page- family say they are going to keep on adding reviews when they visit!

LaPalmaLlama · 10/08/2024 21:48

Good time to join- just accepted an offer on our house after being on market for a month - 4 viewings.

We move end of October (have exchanged). I was originally going to rent this house to a family member but their plans changed so we are selling instead.

@ReclaimedHouse we did exactly this (the house I'm currently selling). It was a bit weird but actually very convenient as we lived abroad at the time so had no furniture. We have rolled it out over time but I still have some of the Ikea art, a few of the sofas and most of the crockery and pans.

That would freak me out so much!
Other than the slamming, I hope it feels nice.

I've been here since 2! Can't believe I'm still here! Went on the market and had offer accepted in October! Then our purchase just didn't move! Started viewing again in February and had a different offer accepted in April. Our buyer then pulled out as they were pregnant. So we're on our second house and second buyers. Our buyer is just slow and querying everything with no real reason. I feel like she would be much happier with a new build not a 100 year old house! It's driving me mad as I wanted to be in at the end of July and we'll be lucky to be in by September at this rate.

Congratulations to all the graduates and keep going everyone else!

lingmerth · 10/08/2024 23:43

Can anyone answer this question. My daughter has got a provisional exchange and completion date now and the only thing holding everything up is their buyers buyers mortgage application has been 'picked' for a closer inspection like a random spot check. Anyone know how long this takes?

AdversePossession · 10/08/2024 23:52

Checking in here as someone hoping to have exchanged and finally move in in September ish time. I am buying somewhere with only two of us in the chain, so it has proved fairly straightforward so far.

The survey had brought up a few things with the roof etc and that has taken a while so hopefully nothing else will come up.

Kaltenzahn · 11/08/2024 01:16

This is my 4th waiting room thread, and hopefully my last!

First time buyer and my offer was accepted mid April. Straightforward from my side but the most indecisive (chain free) vendors in the world keep dithering and delaying completion date. After a big fuss where they threatened to push completion to October we've settled on 2nd September. Still terrified they're going to change their minds and pull out.

0hshutupshirley · 11/08/2024 06:44

Hi all joining you here. I was on the last group too but different username. We've accepted an offer on ours and trying to find something to buy. Very sad because we did find the perfect house but we weren't in a proceedable position and the sellers agreed to sell elsewhere so that's a no-go. We're moving for schools. We traipsed around 8 houses yesterday. At least 2 were absolutely lovely but only just inside the last offered area so I think it's too risky, especially with the private school VAT situation. I feel like the area that will get you in is likely to shrink. So that's left us with 2 fixer-uppers. I'm not really sure how much work we want to take on really. Going back to look at both in the week.

Stressedoutforever · 11/08/2024 07:00

Placemarking! We should exchange this week and complete next week- still everything can go wrong though so trying not to get carried away yet. Also thinking about removals, do I empty all our kallax units and drawers or just wrap them??

Champere · 11/08/2024 10:26

Jumping on to my second moving thread…which is about as much movement we’ve made so far!

Good luck everyone. May your enquiries be replied to swiftly, your searches and surveys come back clear and your estate agents be truthful…

GoingDownLikeBHS · 11/08/2024 16:22

@lingmerth this has happened to my buyer and its taken so long he's now had to apply for a different mortgage. I initially thought it was just like the spot check you get when you're going through the self service till at Sainsbury's (other spot checks are available!) but maybe more complicated. So I'd say could be 2 weeks or more? But if it's just a random admin thing then maybe quicker. I was told that the Bank of England changed the rates recently it has meant all lenders are busier plus its holiday season. Well, that's what my estate agent keeps saying in any case. Doesnt seem unreasonable but ...!!!

Gamergirl86 · 11/08/2024 16:38

Hi everyone.

Second thread for me!

We're 14 weeks into our sale looking to agree on completion any day now. Been a struggle as we post two buyers due to chain collapse and lost one house we offered on due to them changing their minds about selling. We've shelled out a lot of money so far so hoping this time it works!

Moving in with folks to break the the chain between sqle and purchase.

Our purchase should.be straight forward as we're (or.will be) chain free and the vendor is moving to stay with friends before they buy in a different part of the country.

They are very very slow at filling in forms, computer illiterate, prone to panic and anxiety attacks if pushed too much and have no family around to assist.

We are 12 weeks.in and yet to receive the contract pack from the vendor.
Christmas.as will they won't they might seem like a joke but with the way our purchase is moving it's a very real possibility >_<

startingoveragainagain · 11/08/2024 19:35

Checking in - can't believe i've been on this thread for 11 months arghhh

ReclaimedHouse · 11/08/2024 19:44

Honestly I have had enough,
I have exchanged and completed in 4 weeks before (same day exchange and completion )

It seems that now searches are not requested until montage offer is in which adds several weeks

Our sellers last bought in 1999 and are bemused as we are that it can take more than 6 weeks - for a freehold sale and purchase

CleanShirt · 11/08/2024 19:45

Placemarking my second thread!

Won't sleep tonight waiting for exchange news tomorrow.

Hoping everyone has a positive week!

FujiWisteria · 11/08/2024 20:23

I hope it's ok for me to jump on this thread. Had our offer accepted on our onward and we accepted an offer on ours about 6 weeks ago. We've had our mortgage approved, searches back and survey back. Our buyers had their survey done for our property last week. Hoping things are still progressing and no one drops out!

Does anyone know how long it would take to get an exchange date at this point? I guess it's soon if there are no other loose ends?

Cheeseandcrackers40 · 11/08/2024 20:48

2nd thread for me. Just sitting waiting to board a ferry to france with DH, DS and DD. 10 days of camping to take my mind off it all!

Additional surveys due to take place on our ongoing purchase when we come back due to structural and damp issues flagged in the survey. Will be renegotiating our sale price, hoping vendor can/will be reasonable or we will walk away.

Everything else on our sale and onward purchase is sorted.... 😬

GoldieLookingBoots · 11/08/2024 23:11

Hello, marking my place here on the 2nd or 3rd thread for me. Accepted our first offer last September, and found our onward purchase a month later. First buyers pulled out in March because chain was too slow! Under offer again within a week and it was all going almost to smoothly until 2nd buyers pulled out just before exchange at end of May! We were back under offer within 24hours and here we are waiting to exchange again!
Completion dates are being discussed, hoping to exchange this week.

lingmerth · 11/08/2024 23:23

@GoingDownLikeBHS thanks for your reply. It's been 2 weeks now and my daughter keeps being told 'any day now'. So frustrating.
Thanks for the new thread. I think this is our 2nd page. On the market end of Feb, sold beginning March, found house, vendors pulled out 2 weeks later, found second house in May, our buyers pulled out in June. New buyers beginning of August and continuing with original house purchase. Solicitors from hell. Rude, obstructive, say they haven't received my emails, accuse me have not having a survey done when they've acknowledged receipt of it. I could go on.
Really think the delays in conveyancing are solicitors fault. They sit on things, have too many jobs to deal with. The whole process needs an overhaul.

I will never ever move again. I last moved 25 years ago, without the benefit of the internet, everything done by letter and post and it was still quicker than now.
