As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

@SeLHopeful2024 I did pay a product fee for the original mortgage application that I made, because I was just revising the product by changing the interest rate on offer I didn't have to pay anything extra. I first made contact with them on Monday to see if I could make the change, and had to have an appointment with my mortgage advisor which was today to make sure that everything else on the application was still correct, and within minutes I received a text to say that the revised mortgage offer had been sent!

I went through a broker, so I might see if he can change what we've got.
I knew this was likely to happen, and did ask if we should wait a week or so.
Not a lot seems to have progressed in the last 3 weeks, so I hope we can save a few pounds on the interest rates.

We have had one enquiry on our sale and our glaaaaaaaacial pace seller hasn’t even filled in the property forms yet on where we want to buy.

I’ve resolved to let the solicitors and agents deal with all the stress….if it happens it happens!

EA in totally incompetent shocker. They've just emailed me (addressed to the vendor) telling us they're taking instructions on our offer - which they called us last week to say was accepted.

It is beyond me how company's function when they are so inept!!

Can I join? We accepted an offer on our house at the start of June to FTBs and put an offer on somewhere at the end of June, we were the last to join the chain of 4. All has been ticking along but the solicitor seem slow so I held no hope of things going quickly as our solicitor has been terrible on communication we’ve only really spoken to the estate agents and the solicitors don’t reply much unless it’s regarding money!
However it looks like it may be quicker than we thought as exchange dates of early September are being discussed from the estate agent. Although we’ve had no paperwork for the sale of our property yet and the are apparently enquiries but no have made there way to us yet. We also have some for our purchase that need answering too. So who knows!
Has anyone changed mortgage supplier? Ours was pretty competitive in June, but now is at the higher end even with the lowering of rates as it’s 3.99% compared to 3.83% we could get elsewhere. Not sure if we should just accept it / hope it goes lower or try and move to a cheaper rate elsewhere. Would we loose the £999 product fee?

Had email today from EA to organise the survey for Monday and also to say that the buyers will keep anything we are leaving in terms of the house contents which makes things easier.

@CleanShirt that sucks- sorry. We had three attempts to exchange before we managed it- because the solicitor needs to get authority every day to exchange and they kept emailing the 85 year old at the top of the chain who checks their email like once every 2 weeks rather than calling them.

@Champere in a nutshell...

Agreed 21st for completion (me, my seller and her seller). Sent the solicitor all the money, authorised for exchange, he says all good to go and that he's sorting exchange as we speak.

Get a call at 5 - my sellers seller has decided against the 21st and they're now trying to agree on an access undertaking to keep the 21st as completion.

So god knows... I really hope it's tomorrow as my holidays he needs 5 working days? Muggins here got excited and bought furniture.

I think we are going to have to look at rented accommodation and move up here sooner than later. Long story short my daughter is unwell so can’t be in nursery, in laws have kindly agreed to look after her for me but they live 50miles away so I’m currently working full time mostly from home at their house then travelling back most weekends. We’ve been doing this for over 2 months now and I’m completely drained from it all and missing my partner. I could keep on if I knew there was a light at the end of the tunnel with our house purchase but it will be months I suspect.

If your daughter is unwell enough that she can't be in nursery, is there any more specialist care you are entitled to that could work for you instead while you're still selling up at least? I don't have any experience of SN so may be in la la land thinking there is help out there, but I would hope there is something?

It’s a lot yeah and if we knew where we were at with the house we’ve offered on that would help. We’re actually renting and they say they’re going into rented so it should be straight forward really but that’s not been the case at all!

I don’t think there’s much support out there really, she was at nursery for a bit and was well looked after but she just got too sick being there and it was too much for us all. We’re very lucky to have such supportive family at least.

So our story is. Offer accepted on house we want to buy. Funding with borrowed deposit from family member and mortgage. We will be proceeding even if it means having two houses for a while. Our house on market for 2 weeks. 1 viewing who have now offered £120,000 on a £124,950 house. I want to sell quickly as cant really afford to keep two houses going at the same time for long. BUT is it silly to accept a less than asking price offer after so little time on the market? We did think the estate agent value of the house was a little high but went with it anyway if that makes any difference.

I don't think a 4% reduction is unreasonable. The EA should ask if there's wriggle room, but if there isn't, I'd accept if proceedable. Especially as it's been your only viewing.

@Littletreefrog I would accept an offer if you you've had your offer accepted on your onward purchase tbh.

120 on an asking price of 124 seems very reasonable in this climate.

Insane vendor strikes again. He has just threatened our surveyor with legal action!!!! Total nutter. I'd be surprised if he negotiates the sale price now and if he doesn't we are out.

I was having a lovely holiday camping and now feeling super stressed and pissed off!!!

Could you let me know what fee rate you've agreed for the sale of your places? The EA has suggested 1.5% but I was thinking about trying to get it closer to 1%.

We got 1% without much trouble. Ours have been pretty good and I think they need the sales at the moment

@kirinm other than the fixed price people we've gone with (local agent but make their profits on number of sales rather than high value properties) which is coming out at around 0.8% for us, the best we could get was 1.5%. I suppose it's all location based?

Spoke to the agent today. The people who want to buy our house, and put their house on the market earlier this week, have two viewings on theirs this weekend, one person is under offer, and the other has to sell... urgh

@kirinm My EA charges 1% plus VAT so works out at 1.2% overall.
