As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Welcome to all newcomers and I'll catch up soon.

For anyone who remembers me, I had viewed a house but was hankering after another one that was perfect except too small for storing my dc at uni's stuff and future family growth. I viewed another yesterday that was big enough, had 2 rooms that were lovely but needed work doing on it. More expensive than the heart house, not as nice location and felt like a compromise house. Lovely garden though. Afterwards I decided to see how far I was from the heart house and was shocked I wasn't. I took a chance and went to see it and they very kindly let me in. We talked through my reservations, I saw the downstairs again and I've found my new home all being well. I need to talk to a friend this afternoon but I'll be making an offer. I know someone else viewed it last week who is very keen and I think I'll just go straight in with asking price as I don't want to lose it. Any advice as to this would be helpful as if I could save 5k it would help but I would love the house. Also, if the offer is rejected if the other couple get in first do I offer more than the asking price it walk away? Is that gazumping?

It’s only gazumping if they’ve accepted an offer from someone else and you get them to change their mind and sell to you instead with a higher offer.

If they haven’t accepted any offer yet then go for it!

Thank you @Champere . They have had one offer but the people haven't sold so it's not real insomuch as they can't proceed with it. But they said this other couple had viewed last week and seemed really keen. It said it wouldn't be today because I've got a full day but I'm actually going to try and do it. Eek.

Also, what does guide price mean? Do I have to offer over and if so by how much?

Can I join. I'm not even on the market yet and am stressed. We had an offer accepted on a house on Saturday subject to us going on the market immediately and arranging a survey.

I've arranged the survey and am manically sorting the flat out so we can hopefully go on the middle of next week. We go on holiday next week, it's my daughter's birthday whilst we are away and then we immediately come back with a party to arrange. It all feels very overwhelming.

The EA is awful and not a company I would've gone with were it not for the house being on with them. They've promised me details of the acceptance and conditions but haven't provided them. I don't trust them at all and they were rude when I told them the date the surveyor could do.

They won't tell me how long the vendor has given us to sell or whether viewings have actually stopped and I feel like we could be rushing around like this when actually nothing has really been agreed. It's only been two working days and I'm struggling to sleep.

Honestly I would cancel the survey and just keep your offer on the table while you get on the market.

Kindly, as the seller, if someone else came along who was proceedable and wanted to view and you hadn't sold yet I would be accepting their offer - the fact you've shelled out for a survey doesn't mean anything to your seller (or their EA!).

Also it sounds like the EA have made it a stipulation that you have to go on the market with them in order for your offer to be accepted? MAJOR red flag - of course they want the extra comission. You've said you wouldn't have gone with them if you could choose, so I really would rethink.

If the house you want is still available when you've sold then it's meant to be. If not, something else will come along. Have faith :)

We had ours on as a guide price - and to us it meant 'this is what the house is worth and is what we would accept without question, but didn't want to stick it on for more money hoping for offers under just to be cheeky about it'. I've been told various things by different agents, I think when it was a sellers market then things would regularly go above the guide, but depending on where you are most places are in favour of the buyer at the mo. So I say go in for the asking price :)

@TheEnglishSystemSucks I have been willing to pay full asking from the start as I love the house and now someone else is interested I don't want to risk losing it. My friend is telling me no need to do that and over 5k less then go up 2500 if necessary but I don't want to play games or risk it.

I would also say you should be trying to move slightly quicker with your sale, even if you don't have photos done this week I would instruct estate agents to start contacting people on their books interested in the type of property.

As an idea of timeline, we viewed on the Saturday and offered same day, accepted on the Monday morning and by the Monday afternoon we had instructed estate agents on our sale. Photos weren't done until the end of the week once we had done some jobs etc but we had viewings by the Wednesday.

As an idea of timeline, we viewed on the Saturday and offered same day, accepted on the Monday morning and by the Monday afternoon we had instructed estate agents on our sale. Photos weren't done until the end of the week once we had done some jobs etc but we had viewings by the Wednesday.

We are going to be ready for viewings at the end of next week. Just not possible to do or before. The EA told us she has people lined up. I do actually believe her on this - our neighbour sold recently and they had streams of people in and out so there's definitely a market.

The survey won't happen for a couple of weeks and was, apparently, one of the conditions. Survey to be booked in within 2 weeks. I'll see what the cancellation clause is with the survey.

We probably need a kick up the bum to get the flat on as we've been slow about doing it. If we don't have to pay a surveyor at least it's not cost us anything. I will want evidence that there is some form of agreement in place before I sign anything with the estate agents though.

Tbh they are all as useless as each other and I've not really trusted any of the people I've met but I am by nature extremely cynical and question everything ( I'm a solicitor and we never accept anything at face value).

It took the vendor two weeks to respond to our offer. I know he's holding out for something better but he's asking too much and we've offered very much on the high side because we want to stay in the area. That is the only reason he's considering our offer at all.

I've just had a new revised Mortgage Offer sorted with no need to go through the application process again, and the interest rate for my deal has also come down again, which was nice! When I did the application I went for a 5 year fixed deal at 4.39%, and I've just been able to get it revised with an interest rate of 3.88%.

It's worth having a look if you've got time to get a revised Mortgage Offer before you get to exchange/completion.

Also agree that’s really sharp practice from an agent making your offer acceptable on the basis you market with them. That’s not ok!

And @BirthdayRainbow if you really want it and there is other interest go in full price but say it’s on the basis it’s taking off the market and no other viewings or offers.

Haggling over 5k isn’t worth it if someone else is will to pay full asking.

Guide price usually means that’s what the seller thinks it worth and that’s what they want. Unlikely to go under that.

Yes I'm feeling very much like we are being promised things by the EA to make sure we go with them. We will get the place ready for viewings but given the lack of any communication from them, we may go with somebody else and risk not getting the house.

Why do solicitors take so long to communicate? We are literally at the finish line and my solicitor has gone on AL for a week - leaving it to her colleague. Who received our TR1 forms and contracts on Monday and still hasn't scanned them on the system 😩

I could scream.

Also, she needs to request money form a LISA account, and told me 'she needs to figure out how to do it'
I sent her the instructions on what to do and the link - essentially doing her job for her 🙄😩

Oooh can I join please? Some of you may have seen my post from a couple of weeks ago where I basically had lost my shit and patience and didn't know what I was doing. I posted an update earlier but essentially I'm almost 8 weeks from when we put our offer in, and absolutely zilch has happened since then from the vendors side. I am so stressed...!

Hi all, I have just found this thread..we are FTB and the property is vacant - the process will have only took 7 weeks in total, we are due to complete and get our keys next Friday! Very excited and counting down the days :)

@kkate73 do you mind me asking if you had paid a lenders free for the original mortgage you had?

We paid £995 for a 2 year fixed at about 4.9%, so not sure if we would lose the £995 and have to pay more if we tried to change now.

@SeLHopeful2024 I did pay a product fee for the original mortgage application that I made, because I was just revising the product by changing the interest rate on offer I didn't have to pay anything extra. I first made contact with them on Monday to see if I could make the change, and had to have an appointment with my mortgage advisor which was today to make sure that everything else on the application was still correct, and within minutes I received a text to say that the revised mortgage offer had been sent!
