The all new buyers/sellers waiting room (continued x3) thread!

1000 replies

fromtheshires · 25/06/2024 19:04

As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

Catch up here: Previous Thread

Good luck to you, whatever stage you're at in the process.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

Long time lurker here. We first tried to move last year but serious health issues took over. We went back on the market in spring and although we had quite a few viewings on our place, no offers despite inviting them. Our house is in a very good location but would benefit from some cosmetic work as it's definitely looking a bit tired.
We reduced price last week and secured a first time buyer for the full asking price plus loads more viewings lined up.
Properties are selling but I think the cost and availability of trades people limits the market for "doer uppers" atm. We've got a house ready to move into in a couple of months so great timing as we were beginning to panic!

Denialisagirlsbestfriend · 09/08/2024 11:36

Why is moving house so stressful 😩

I hope it’s ok to hop onto the thread but it’s nice to see we aren't alone in the trials and tribulations of moving.

We accepted an offer on our house early April and found our dream home before that. There’s been a few delays but completion is finally set for middle of next week. The only thing we asked for was a week between exchange and completion (did both on the same day last time and it was a nightmare). We are still yet to exchange 😔 I’m hoping it’s today but our buyers (first timers and very slow at responding/getting paperwork to solicitors) need to send something before it can happen. The house is half packed and the kids are excited. . I just want the peace of mind that it’s all happening!

startingoveragainagain · 09/08/2024 11:45

Agent has heard from the second couple who are selling a business enabling them to buy our house, our house is one of two they like, and they want a second viewing so they are coming at 12 on Monday.

CharlieBalf · 09/08/2024 13:35

Still no joy from vendor re paperwork completion so that's 12 weeks on the dot since we had our offer accepted and zero movement.

Baby due in 6 weeks, completion on our sale looks like 4 weeks from now.

I will literally be homeless with a newborn, 1 Yr old, 3 Yr old and two dogs.

I'm so so angry with the EA and vendors solicitor who allowed it to get to this stage. We've been calling every 3 days and there seems to be a new excuse every time.

Searches are yet to begin: we paid for them over two months ago. Mortgage offer runs out in 10 weeks.

Billythecat · 09/08/2024 14:53

We have 4 viewings booked in so far for tomorrow, really hoping one of them works out and we don’t lose our onward purchase! Still not sure what this means for my job offer, so may have to start the search again 😭

Such a pain to start viewings again after we thought that was all over. We have a baby and really annoying to have to go out for viewings which are inevitably over nap time. Worth it if it works out though. We are moving to be close to family so trying to focus on the end goal.

BirthdayRainbow · 09/08/2024 15:38

I hope it's all going well @runningmom !

I am so sorry @CharlieBalf , that really is rubbish. I'd start ringing daily, twice tbh. Not every three days.

I've decided no to the house I saw yesterday, was still trying to make house 1 work but I've now booked in a viewing for a new house on Tuesday. So many agents are saying how busy they are so there's obviously lots of vendors and buyers. I'm getting a couple of extra photos on Monday so hopefully they will show what I need and then I'll be good to go.

Marshmallowbrain · 09/08/2024 16:23

What nice neighbours @runningmom 🥂

runningmom · 09/08/2024 20:51

Right last post here.

All went so smoothly. Removals here 8.30am and all packed up 3 hrs later. Worth every bloody penny! Cleaned house. Kids went to their friends. Then was in shock when calm came at 12.30 to say all completed and to get keys!

We opened up at 1.30pm and removals were finished about 4.30pm having put up beds, wardrobes etc. My parents came at 5pm and we cracked the champagne (too much for me as now feeling the effects!)

At first felt disappointed when walked in as felt smaller but now I’m happy with it once a few things in place.

Lots of carpet to rip up and DIY to do. But it’ll be a project. Eldest has now gone to a party 🎉 (I’m exhausted) and youngest child bemoaning fact there’s no Wi-Fi yet 🙄 but it feels like home.

This theead has kept me sane the last six months in our chain of six post divorce. Thank you to everyone. Keep going. You’ll get there.

TheEnglishSystemSucks · 09/08/2024 20:53

congrats @runningmom - I was 100% of the opinion we would do a diy move but then seeing you and others rave about hiring the professionals I may get a couple of quotes!

BirthdayRainbow · 09/08/2024 21:08

What a lovely post @runningmom amd I'm so pleased for you. When I walked into this home I was like oh, the hall is smaller than I remember and I don't like the black kitchen sink but it didn't matter and we got a new kitchen a few months later anyway.

BG2015 · 09/08/2024 21:57

@runningmom I am SO pleased for you. It's such a relief isn't it.

We have been in for 6 days now and I've put pictures up and it's really starting to feel like home.

Hope you sleep tonight Flowers

I got an email!

Sellers enquiries finally through - as long as her solicitors are satisfied we will exchange next week and complete the week after. Really really hope nothing goes wrong!!

GoingDownLikeBHS · 10/08/2024 11:54

Our seller has advertised their house as vendor suited for 18 months. Agent told me yesterday that seller is now tying in a leasehold purchase as he’s seen an opportunity that’s too good to miss. Seller already owns a flat but wants to use sale proceeds to buy this one. Agent incapable of clarifying to me why the seller can’t sort out this new purchase after we complete.

I want to cry. With gone from a nice short chain of 3 freehold properties and one porting mortgage, to now a leasehold purchase at the top of the chain.
Agent swears it will make no difference to timeline.

We feel really misled and quite down about the whole thing. Nothing we can do. Seller has made it crystal clear he won’t negotiate on anything.

If we’re in by Christmas it will be a miracle.

startingoveragainagain · 10/08/2024 19:05

@Champere I will be so upset if i'm still here in December. I was 50 last December and I really wanted to be moved by then, so that I could start my life afresh - i'll be devasted if i'm still here for my 51st!

We’ve exchanged 🥳 in that limbo period before completion (we had a few weeks gap) where we want to start packing up, but are still using most things so don’t know where to start!!

Also still undecided on removals or a DIY move. We’re in a rental so don’t have to move out and in on the same day, and will get the keys before we plan to move everything so could ferry bits across more gradually. But I did a mumsnet search on this topic and the overwhelming responses say just pay for removals and do not DIY 🙈 we are just a bit skint with all the costs involved with buying. What are people’s thoughts?

Just jumping on this thread (very early stages of buying our first home) and having the exact same debate.

Our flat is so packed with stuff (fully furnished plus extras squeezed in since we had a little boy) so it seems impossible to think about packing (no where to stack boxes) but equally so tight on space I don't see how we could have professionals in when we'd have to be so careful with what they took.

BirthdayRainbow · 10/08/2024 20:37

I'm wondering that too. How do we tell them that is staying, don't pack that? Seems so obvious but there's so much to think about.

I've been packed for months. I've done about 85 boxes. Was to declutter and to make a start and it did help with photos for selling.

As our flat has everything even like a bin (we have our own so the one that stays is currently used for laundry), ironing board, kettle /microwave (but we have our own too) we would have to pack ourselves, but then can't really stack boxes up like I've done before (moved a few times between military quarters in my past life).

I'm thinking we might just have to save up to have at least a full month clear of renting after we complete so we can move 'stuff' then pay someone for the big furniture (which is really a ridiculous number of ikea kallax units 🤣)

I've bought some red dot stickers to put on anything that is staying and doesn't need packing. Will simply tell them not to touch anything with a red dot.

It's worth it in the end

We've hit our first hurdle. Our sellers had their person come out on Weds and do a survey,it's been valued at 25k less than they've offered. They're FTB and have said they can't go to another provider as this was the 8th one they had tried (buyer is Australian which is why we think they've had such an issue with mortgages). Our mortgage broker advised us they would find it hard to find a mortgage so even if we dropped by 10k which would the maximum we could drop by,they may still struggle to get a mortgage. So we've relisted. Gutted to say the least as now back to square one and also now worried about the next valuation for a buyer coming in at 25k less!
