As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Still not exchanged because somebody at the top of the chain didn’t speak to their conveyancer. We try again today. So stressed! We had a good quote from a removal company but couldn’t book until we had exchanged. Now it’s so close to completion date that they have no availability and we’re having to go with a company that charge double that quote. They have us over a barrel as they know we’re desperate and not much available that day.

All the best to @CleanShirt and @GoldieLookingBoots for exchange today. In some ways this is the worst part of all, isn’t it?

Our chain has nominally agreed a completion date later next month, which is later than we’d like, but hopefully gives everyone a bit of time to prepare (our sellers haven’t moved for 40+ years). My concern of course is that all the solicitors just park things for a month and then there is a massive last minute stress. I am a woman on a mission to get exchange to happen as soon as possible, but that may be easier said than done. Like @GoldieLookingBoots we have provisionally agreed packing and removals, but they will only hold it for so long.

EA has confirmed that vendors solicitors are sending the draft contract pack to our solicitor today. I can't even be bothered to get excited about it at this point as I am sure we're only at the beginning of our stress/anxiety given the delay from the vendors so far. I am trying to kid myself into thinking they may have just wanted to delay a bit as their youngest is off to uni next month if I remember correctly so maybe they wanted that squared off but who fucking knows!

Solicitors and EA are very quiet, but not sure what to expect. The void makes me nervous!
Time line so far:
23rd July offer accepted and solicitor instructed
5th August all forms, information and fees returned to solicitor
19th August survey booked (delay as EA gave wrong contact number for vendor)

The solicitor does have an app, but it hasn't been updated since they sent docs to me on 1st August.

Just curious. Is it all quiet initially while the searches etc are done, then communication increases?

Have your solicitors received draft contracts yet? Mine couldn’t do anything until they had them!

14 weeks in and still no searches have been ordered.
Contract pack (and a good old fashioned check) received at the solicitor on Tuesday but yet another week goes by with no movement.

Walky starting to lose hope now. Baby is due in 6 weeks and our sale goes through (hopefully) second week of September.

I'm hopping mad with no one to turn my anger on! EA have said its basically down to the solicitors and the solicitor has said she's doing everything to get the purchase moving but we're really stuck with the vendor and there's absolutely nothing we can do to push them.

They will be answering each and every enquiry by hand and by post. I doubt we'll be in before Christmas :(

@MendaciousMabel this is the thing. There's nothing on the app to say they've received them, however the app also hasn't been updated to say I returned everything and paid the search monies.

I don't want to pester just yet, but also don't want to let things drift unnecessarily.

@Gamergirl86 goodness me that must be infuriating!!! I'm so sorry you're dealing with all that especially whilst pregnant.

@SeLHopeful2024 we have an app too via our solicitors, but it only updated when our mortgage offer got to them. I think you might need to email or ring to just ask if they're still waiting for the draft contracts, if they are still waiting then no harm in asking the EA if she can chase it on her side.

@MendaciousMabel @SeLHopeful2024 the vendor is elderly and has no family to assist. They seems absolutely on it when they showed us round but now the paperwork has started they seem to have aged twenty years!

It's extremely frustrating but there's nothing we can do. Threats or ultimatums won't work in this case: they're not delaying intentionally it's just SO SLOW.

We're worried our mortgage offer will run out before completion.

Hi everyone!

joining as we are putting the house on the market next week (photos are being done on Thursday). I found my dream house on Rightmove but realistically we will only start visiting once we have an offer on ours (I think). I’m not very positive about the whole process if I’m being honest, I’m worried we will never be able to sell it 😂 but yes just super worried in general. I absolutely adore our house, but we need a 3 bed as husband is working from home so he needs his own “ office “ . it’s my first time buying/selling but second time buying for my husband.

for now we’re in the middle of tidying/cleaning/declutterring and painting but hard to do with an almost 2 years old toddler 🥴.

They said there was too much work to do. I agree it needs work but not more work than it did 5hrs previous when they put the offer in.

The day after I instructed to sell, and to buy, I had paperwork and everything returned back to them. I put ASAP on both time lines and as I'm using same solicitor for both transactions I'm hoping it will be smooth. 6/7 in the chain.

Well. Solicitor got contracts at 2pm. We get an email at 3 alerting us the property is actually a leasehold. It was advertised on rightmove as a freehold. Pissed off is not the word!!!

My lovely pot of money is all but gone 😅

Would love to go out on the razzle dazzle to celebrate but stupidly agreed to a 20 mile walk tomorrow.

Thats awful bit dont panic too much. My current house is leasehold but 967 years on lease and only quoted £700 to buy the lease. Can you get a quote for how much it is to buy the lease nd try to knock that off your offer price.

It’s not so much about that for me now. The vendors have already lied a couple of times about why they were selling and why paperwork was delayed. They MUST know it is a leasehold so I am baffled as to why it’s been advertised as a freehold.

Congratulations @CleanShirt we’re still waiting, so I’m resigned to the fact it won’t happen today. The thing is, it was the same problem yesterday so how do we proceed and get over this? Somebody is being obstructive, I’d love to get hold of whoever it is and tell them how it’s affecting everyone else, but we’re not party to names and locations of others in the chain apart from below and above! I’m so angry!

Anyway, ignore my rant and get celebrating. It’s onwards and upwards for you!
