As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Those of you dealing with nightmare solicitors, out of interest are they solicitors recommended by an estate agent? I’ve heard some horror stories about the umbrella conveyancing factories and I’m starting to panic that someone in the chain has been coerced into using them.

Following with interest! We are in rental, landlord selling next June. We want to buy somewhere FTB and have been / are furiously saving for our deposit. I was going to wait to start looking until Oct but reading these stories I’m worried our purchase may not be ready by June. How soon do we need to have our full deposit ready before we offer? (Get paid in large chunks so was wanting to hold out for as long as possible).

The firm I used to sell are "conveyancing specialists" - communication was hard sometimes but they were actually ok in the end.

I'm using an actual solicitors for my purchase and it's been a nightmare. I was allocated a paralegal and he was so bad he got sacked 2 months in! The new guy is ok but they're still difficult. Guess it's just luck of the draw!

I think it's very much luck of the draw! We used a conveyancer recommended by our broker, as being specialists in shared ownership. They were amazing, it has to be said. If it had been down to them, we could easily have done it in 6 weeks. Sadly, the HA's solicitor was glacial. 🙄

@Champere our estate agents provide a 'move panel' list. All local solicitors and all charge the same price. They specifically mentioned the one we chose as not having much bedside manner but get the job done.
In hindsight why should we have to put up with someone rude but do their job well. In our case they're rude and don't get the job done!

What happens after we have sent our solicitor the TR1, contract for sale and joint tenants/tenants in common form?

Anyone shed any light please?

Hi everyone. We put our place on the market end of May, accepted an offer in July and had the offer accepted for our onward purchase three weeks ago. Surveys have been done on both properties now.

I feel like it's all moving really slowly, but then have to remind myself it has only been three weeks.

Viewers have been and gone. His fav is my house, hers is the Barn (it's down to two properties for them to pick one), So I guess it depends who wears the trousers... They'll update the agent at the end of the week.

I was on the last thread but have been quiet for a while.

We're in a chain of 5 (🫠) and our house is the bottom of the chain. All houses will be ready within the next week or so to exchange but the middle house (our vendors purchase) has outstanding enquiries and their solicitor is away at the minute so nothing is happening.

If we don't exchange soon it will be pushed back to an October completion as our buyer is in rented and understandably doesn't want to pay mortgage and rent at the same time.

Hoping to have some more clarity soon!

I'm at the searches/enquiries stage at the moment for both sale and purchase. I had to get a pack from the management company for the garage (which is leasehold), which took forever and me pestering them pretty much every day, and it still took 4 weeks from the point I first contacted them.

I'm also trying to get my mortgage offer changed as the interest rates have reduced since my mortgage offer was issued, so I'm waiting for my mortgage advisor to get back to me now.

I can't wait for this to be all done now!

@Champere it really is luck of the draw. For our first property we used a local firm to us in London who had excellent Google Reviews but we thought they were terrible - so slow and uncommunicative. We're now using a conveyancer affiliated with our estate agent (although they're available as a separate company to the EA) and they've been amazing, their communication is lightning fast and I can always get them on the phone on one ring. Sometimes it can get a bit much as they literally email every time something happens - ie to let us know they've received a document, and we end up thinking something serious has happened.

@kkate73 we are also changing mortgage offer. Will only save us £800 over 5 years but as we aren't even close to exchange yet we didn't see the harm in applying again.

Would urge anyone in the early stages to take a look at the rates again and see if they've come down for you!

Have you booked your survey yet? after that comes back and you're happy with it then searches will get ordered (if not already done at the same time), so you'll need to pay the solicitor for those upfront usually.

How long would it usually take to get the vendor to arrange the survey- as in I've paid for it and passed over all of the details but the company need the vendor to give access?
It's been a week now and the surveyor isn't getting anywhere as they don't pick up their calls.

I'm a bit surprised as the EA was chasing me asking if I'd returned solicitors documents (I did so less than 24 hrs after receiving them) yet they don't seem to be helping the surveyor gain access.

We have has 2 buyers pull out this year and lost our purchase

I don't feel hopeful but we have to try. Im ready to move on

@SeLHopeful2024 My estate agent let me know that my buyer was arranging a survey, and a couple of days later my estate agent called as the surveyor was on the phone and then passed them through to me. The surveyor came out a couple of days later when I was available to be around. Maybe ask your surveyor to contact the estate agent directly?

The surveyor called the EA first, so they know they are trying.
I've emailed EA today just to ask if they know of any reason they aren't contactable.

I know it's a bit crazy of me worrying now, but I just want a vague idea of if a move before or after Christmas is likely.
Either is fine for us, but as I need to cancel or make hotel bookings and book a Christmas meal, those sort of things need to be done in the next month or so.

@SeLHopeful2024 Yeah, I'd be wanting to know if there's a reason they're not co-operating, as it seems a bit odd them not wanting to get this sorted.

I completely understand how you feel, your life is sort of put on hold until you really know when the move is going to happen!

I don't even know if I've been told the truth about any chain either.

@SeLHopeful2024 I'm on my second buyer, and I'm so stressed about it all falling apart as I didn't take it well the first time and it was very early on! The range of emotions I get are ridiculous, and the whole process is just so stressful as you're relying on so many people getting things done!

This thread does really help as you know other people are feeling the same way and going through the same thing!
