Good news here: house is now registered and official docs able to be downloaded from the LR website. Soooo...just the bloody plan now!

@imFUMINGhouseSale if any anecdote was proof that the system is insane, yours would be that proof - I’m so sorry you’ve had to go through that. I can’t imagine there’ll be much protection if any, although they sound highly dodgy with covering up cracks and not being upfront. Who knows what the real reason for pulling out is, they sound chaotic to say the least.

Urgh we are now just waiting to exchange. We were told it could be today but then the buyer's solicitor is not in the office today and so it's another day of just waiting. Everything is done on all sides, so sick of just waiting!

My solicitor is chasing re the plan again today. It was still with the vendor to approve. 🙄🙄

My file is with the conveyancing manager to check that everything else has been done / answered. We can then exchange once the bloody plan is sorted!

We aren't making mid-Nov now, sadly. It'll have to be mid-December instead due to having to give notice here, and today is the deadline for that to make November! Frustrating.

The only good thing is it allows one more month of saving.

NoWord oh, the plan. Yes, after my ranty post this morning, people are looking more deeply at things and...going round in circles. I get that most of us are overworked but a lot of the issues we are having seem to stem from people not looking properly in the first place?

@NoWordForFluffy I am soooo tempted to check the Land Registry application status via work to see if I can figure out what's going on with our purchase and possibly our seller's onward (both of which seem to be waiting on Land Registry applications from the little I can glean from my solicitor and the estate agent) but I'm not an authorised user and don't have a file number for it so probably shouldn't...

I'm now strongly doubting that we'll complete by end of the month, all the chat from the agents is still very positive but the lawyers are saying there's still work to be done and as a lawyer I know who I'm more convinced by!

I realise something can go wrong but I can't imagine a solicitor giving a "maybe" as an exchange date, after doing this a few times. I'd not be happy with that at all. I wonder if it's normal?

yes and quite honestly if this sale falls through, it will be solicitors to blame because the documents they are circling over have been in their possession since August. I genuinely can't believe I'm typing this.

lost the plot what I've told you guys but one sale in the same building appears to have fallen through as the buyer got tired of waiting for everyone to deal with the high rise stuff and the lease. I'll be furious if I lose a sale due to slowness.

sorry to say, it looks like my solicitor just put a bunch of stuff in a reference file and forgot about it, then claimed he'd dealt with it.

I might be wrong but I think he will pull his socks up after today. Might be too late if he hasn't secured correct docs though.

only the solar panel house people 😂 solicitors forgot to follow this up in July and the company that owned the solar panels never sent the deed of release form
honestly I would assume that they have a check list and think ummm we haven’t got form X

plus the sellers said they would move out and break the chain but now won’t
so my son told the Estate agent and the solicitors if it’s not dealt with by xxx date he will walk away as he didn’t plan on being in a chain

He is viewing a house on Thurs that is 30k cheaper and just as nice so he might just say fuck em as they lied about breaking the chain

My regular solicitor has a check list and sends me copies.

But she didn't want to do this sale because....new high rise legislation.

She didn't say no, but she was clear that she was worried and might have to consult some other firms, so it didn't make sense to ask her really. I appreciated the honesty, much prefer that than someone saying "no problem" just based on arrogance. Went with a Docklands firm who have done a few.

Though I'm not sure how that's turning out!

this so emotionally exhausting but maybe that's because I am a long term depressive/anxiety person who had a nervous breakdown in July. I have honestly never felt so stressed selling before, hence why relatives have turned to me to do it.

i had to get some documents witnessed earlier this year, it was done by a public notary who also works as a solicitor.

he ended up having a long chat with me and with a very serious face, wished me good luck and said I was the first person he'd met selling under the new laws.

but because this has taken ages, obviously more sales have now gone through now....

I never believe anyone who says they'll break a chain, sad but true

hopefully it will work out for your son

hopefully my buyer will have patience as it's chain free but I'm not convinced he is going to live there, I think he wants it as a rental.

What a nightmare. Our sellers have said they're breaking the chain and everything is progressing, I'm so worried they're going to announce they won't break the chain and everything will be held up.

Hopefully the threat of pulling out will make them reconsider, or that this other place is better for him!

Hope everyone’s stressful situations are resolved quickly- it’s mad how solicitors are allowed to be so slow at their jobs when it comes to conveyancing! The one I’m using has an online portal that has a list of each step and ticks it off when they’re done- I am hopeful that means they won’t miss anything either but we’ll see 🙄

We have our buyers mortgage survey happening today, and should have ours happening later this week. Buyers also want a damp survey, which they have been open about since the start- I’m apprehensive about this as I’ve read that damp surveys can sound quite bad even if they’re not?! But will cross that bridge when we come to it.

@EmmaEmerald, they seem to be making hard work of something they've supposedly done before. I'd be a seething ball of rage in your shoes; I don't do waiting very well.

@Itsjustmeee, I hope it all works out for your son. Maybe the new house would be better, but hopefully it doesn't come to that and his vendor sees sense. I had to do the same for my first house purchase. Thankfully it worked.

@sweetpickle23, I'd be cautious of a damp survey too. But maybe we're both pessimists!

I found the name / email address of a solicitor at the HA we're buying from yesterday night, and emailed her the plan document asking if she can just please help us to get over the line! I did apologise for contacting her direct, but there's no rule against speaking to the vendor, so 🤷‍♀️ (and their solicitor is shit).

Mortgage valuer has just been and gone- talk about light touch, he barely poked his head in the door 😂 I guess they mostly just check it's the property you've advertised in the location it should be.

We had some issues remortgaging recently as it's a flat above a chinese takeaway- tried to go with another lender for a better rate and they wouldn't give the mortgage. Our buyers are using a lender who is apparently one of the few to lend above commercial properties, so we're hopeful they won't get rejected!

Offer went in at the start of September, so all pretty quick.

@flipent that sounds promising! I got my offer accepted in the second week of September. We don't have much of a chain. I'm chain free as being bought out by my ex partner and getting a top up mortgage (all agreed/approved) and my seller is buying a probate property. My seller is also selling her dad's property as well to a cash buyer to fund the purchase as he will be moving in with her. I really hope that we get an exchange date soon, it's hard living in the family home still with my ex partner. We both just want to move on. He keeps pressing me for updates and asking why it's taking so long but it's not even been 2 months since my offer was accepted. So it's stressful having him going on at me all the time when things are completely outside of my control. Hoping I get some good news soon.

Slightly frustrating conversation with my solicitor's legal assistant - rang to see if I can get an indication of what's outstanding on our purchase so I can apply pressure where possible on the correct parties. They were pretty elusive and gave me some spiel about not usually getting too granular on these things and we would receive their report when all enquiries had been answered. Right - but you've been telling me for weeks that there are enquiries still outstanding so no prospect of a report until that has been dealt with, so what I'm trying to figure out is why these enquiries haven't been answered which I can't do until I know what they are...

Anyway I mentioned that there had been passing reference in correspondence from the agent to a Land Registry issue so she's off to speak to the lead solicitor to get some clarification. I have a sneaky suspicion that actions sit with the seller's lawyers and if that's the case I want to make sure that the sellers and their agent know this so that they can get things moving.

We signed the contract over a month ago. Still no date!

I've called again this morning to see if we can get them to bloody sort the plan today, as we can still give notice here until the end of the day. She's going to check it's possible and will chase again!
