Does anyone else spend all day refreshing emails? Honestly it's so frustrating that solicitors and everything takes so long. I hate it. I'm sure I have traits of ADHD, so patience is definitely not one of my virtues!

@imFUMINGhouseSale I don’t know anything about legal recourse I’m afraid. But the cracks may have had a cause - which I think I’d want to know before I decided on the house. If it was subsidence?

YES. It's maddening. This process does not bring out the best in me!

Bit of good news my side though, solicitor rang me back and in the past 24 hours the Land Registry application has been processed and the updated title register has been provided! Just had a look on the Land Registry to confirm for myself and all looks in order. So hopefully we'll get our reporting shortly...

@EmmaEmerald that sounds so stressful. My buyers solicitor has sent two additional enquiries about building work - which are both technically wrong. I’ve corrected them twice but they don’t seem to get it. They basically don’t read my responses, and I think unless they get the usual ‘document’ they don’t know what to do.

@tealweasel yes I’d be wanting to know which Enquiries were outstanding also. I can understand if it’s been a couple of weeks, but a couple of months shows that there is something holding it all up?

@NoWordForFluffy blimey still no date after signing the contract! That also sounds very stressful!

I think my FTB buyer is still spooked so not sure what will happen, it was going so well but now my EA is talking like the buyer, asking why there weren’t building regs/warranties - when these repairs didn’t need them and don’t have them. And surely this is something the buyers surveyor should be advising on, not asking me!

@HopefulSeller, it's because we have a shit hot solicitor who gets everything bloody DONE. Whereas the HA's solicitor / the HA are a bit shit!

We are ready to go. I can send money over now. But no, the sodding plan issue is outstanding. My document was very, very, clear where the problem with their plan was (to include photos and my corrected plan). Sigh.

Seems like your buyers have an equally useless solicitor there! JUST BLOODY READ IT! 🙄

A question for the group- what do you say when the buyer starts putting pressure on to complete by a certain date? We've only just this week (everyone in the chain) instructed solicitors, and of course we all want to move as early as possible, but agreeing to a certain date or month seems foolish as so much is out of our control.

How do we politely say- "yes would love to work to the date you've suggested but obviously can't confirm that cos I'm not bloody Mystic Meg"??

We exchanged today. After 2 failed sales, 2 failed purchases, reapplying for a mortgage offer as it ran out and waiting 4 months for probate after starting this all in MARCH, I am so relieved! Good luck everyone, the system is so flawed here.

I would like to join too - waiting to sell my parents flat. Offer accepted in June,
Mortgage agreed for buyers in Sept,probate completed but now held up because we are waiting for one of the freeholders to sign the leasehold management pack. We have a 50/ 50 share of freehold ( 2 flats in conversion ). Our buyers are being patient so far but this simple document is taking the other flat owners weeks to sign. There is no clear reason for the hold up either except that they have split up and one of them no longer lives there but my solicitor says there is no legal reason for them not to sign it as they both still own the property !!

"We're happy to work towards that date as a target." (If you are.)

I'm assuming that they're bottom of the chain - I'd task your agent with keeping them properly updated and managing expectations. A good agent will help them understand that throwing their toys out of the pram because the process is taking a normal amount of time to work through is completely pointless and won't make things move any more quickly than they already are.

Omg my head is spinning.

New house on the market in the same area the other house we missed is in, booking a viewing ASAP. Cheaper. Needs more work, probably. But the garden is to die for.

Offer on my house for asking price! But we have other viewings scheduled tomorrow and Saturday, so we are going to let those happen while we consider it.

We might actually make this happen.

Thanks @tealweasel - yeah they are FTB, bottom of the chain.

I suppose it's good that they're motivated- have been very worried that they will be spooked by this damp survey (not that we have anything to hide, just that it's another thing to consider!)- so maybe this indicates that they'll be more chill than I was expecting.

I had enquiries from our buyer today. Most of them are pointless and asking for warranties/guarantees on the new kitchen we've installed. It isn't a new kitchen 😂 and loads of questions about maintaining the rear passageway at the back of the house. It's just a standard passageway that most terraced houses have. Not really sure what they want me to say!

that’s what my son is waiting on but because it’s his sellers purchase that is the problem ( solar panels ) he isn’t able to check himself

I'm not entirely sure as it was my seller's solicitors who were dealing with the process and I only found out about it in a roundabout way. From what I can glean, application was submitted mid-September and expedited in October, but the Land Registry made a requisition (i.e. a request for further information/documents) in respect of the application which was why it wasn't progressing. Hard to tell from where I sit how much of the process was down to the Land Registry processing times and how much was the solicitors needing to respond to the requisition and delays their side.

Having heard nothing back from the solicitor, I've finally sent what constitutes a snotty email (for me.).

Very brief just saying "I've left ANOTHER message for a call back and am really disappointed in the service".

I swear they've got robots or algorithms working on cases.

At this point, if they are pissed off, I don't know if it matters because I don't think they are going to get this done on time anyway.

If you don't have them, you don't have them! There's no legal requirement to offer a warranty, you can't make them exist if they don't, and there's also no guarantee that any warranty issued would be transferable anyway. For something like a kitchen refurb I find it hard to imagine that this should be a dealbreaker for anyone other than the most risk-averse - a lot of warranties are of limited value anyway and a pain in the neck to actually enforce.

I've reached the conclusion that they ask for these so they can sell indemnity insurance policies.

Also, why do solicitors want to send everything by post. She posted me the enquiry list. If she had emailed them on Monday when she posted them, she would have had a response from me the same day!
