@Jayknow that's exactly it! We haven't exchanged yet so far down the priority list (understandably!) but no one will say anything. If they turned around and said it'll be January, I would be disappointed and concerned on the extra pressure on the chain (our buyer needs her daughter to help her move but she leaves the country around Christmas). But I would accept it! There is this worry that they're going to turn around and give us a really short timeframe to get packed and out. But it's hard to pack when you don't know how long you need to know you aren't going to use things!!

@NoWordForFluffy something about their mortgage, I expected them to be ready this week. I'm uneasy about sending the deposit until we have a date for exchange.

Hi all, some of you may remember our buyer pulled out a week ago for the ridiculous reason that the house was local authority when it was first built 100 years ago. This was the 4th buyer to pull out for one reason or another, usually mortgage related until this one. Now we have another buyer I thought I'd join again, seems they have already appointed a solicitor, have a good deposit and mortgage in principal and there's no chain with either house (we have moved overseas since the house selling saga began) so fingers crossed this can go nice and smoothly! 5th time lucky??

Help what are you supposed to do about TV/broadband?! I've just checked and SKY could come out on 10th January if I sign up today. But I don't want to sign up today as we've not even exchanged yet. I work from home I don't know what I'm going to do about that if I've got no internet?!

I carried our internet over and it worked pretty much straight away if that's an option?

Unfortunately not as i'm leaving the family home which will retain all existing contracts. So starting from scratch. I'm going to try and get this dongle thingy to work. Think it's the only option for where I live. I did search up some zero contract broadband deals but nothing in my area unfortunately. Hopefully it'll just be to mid Jan when I can get SKY in... fingers crossed.

Do you think it's worth me taking the risk and signing up to sky after we've exchanged?! Only it's just going to delay the appts being offered to me more and more. Or should I wait until we've completed?! it's so hard to know what is best.

Broker confirmed lenders use ONS data only and not EPC ratings in their affordability criteria. And breathe.

I'm sure I will find other minutiae to fret over but this issue can be laid to rest.

Find out how easy it is to reschedule the appointment - you may need to give 48 hours notice or something. I'm sure this issue crops up for them, so they would have some contingency options for new customers.

Moving date is next Friday - hopefully! Seems very quick after it having taken over 6 months to get to this point!

Oh, and no surprise to find out that the completion statement delay is due to the vendor's useless bloody solicitor not sending it to our solicitor yet. They're an utter fucking shower of shite who've caused more problems than they've solved during this transaction.

@Voltefarce - Congratulations! Hopefully - I know the feeling but as everyone mentions it's unlikely to fail post exchange. That's what I keep telling myself anyway!

@NoWordForFluffy I too am still waiting for my completion statement. Do we need this before exchange? Do you know when funds etc. are transferred? this is the last thing I am worried about. Once this happens I think the risk is reduced significantly.

Still waiting for word as to whether we're going to get there today - apparently our buyer hadn't actually told her solicitor that the completion date had been agreed, and one property up the chain needed to provide an updated signed version of a document which is why we didn't get there yesterday.

I can't wait to stop checking my emails every 4 minutes!

Long time lurker on this thread! But after 10 difficult months this morning we have exchanged on my Mums property (I am the executor) and complete this afternoon.

In madness after 10 months of hell trying to sell hers, I put mine on the market on Friday and by Sunday had 3 full price asking offers from FTBs! So hopefully it won't be quite as difficult! But I won't get my hopes up too much until those keys are in my hand!

I've booked the surveyor. The EA has confirmed the vendors are looking after the (empty, probate) property over the winter, keeping heating on, etc. It's happening...!

I keep thinking about all the headspace this process takes up in our lives. What will you be doing after you've moved in and settled? We will be working on a few renovation projects once we're in, so I don't actually think I'll have extra time or headspace funnily enough.

Just received an email asking if we are ready for exchange! Sent over part of the 10% deposit but the other part is a LISA that the solicitor only processed yesterday so withdrawal isn't going to be until Monday.

I'm wondering if we will be able to exchange today as we've been asked or if they need to wait until the money has settled.

Solicitors apparently doing a final review of our file (whatever that means). Estate agent has told us that the updated doc up the chain has still to be provided.

Email refresh rate has increased to every 90 seconds or so 😂I have no chill!

As a general rule of thumb the solicitors will want the full 10% in their account before exchange, but that may not be the case 100% of the time I guess?

If calling them is an option I'd definitely do that - much quicker response and also allows you to ask them any follow up questions in real time!

I say hopefully as there is still a possibility (however remote) that everything goes wrong. Or (more likely) that completion is delayed.
