It's quite unusual to have to top up, @Jayknow. I wonder what they'd have said if you'd said you didn't have the cash as it was all in the equity?

It's also pretty rare for sales to fall through after exchange, so I'm sure you'll be fine. Is your completion date on Friday?

That is what I should have said (I don't have the cash). Hindsight, didn't fully appreciate the risk and made a silly decision.

Yup completion is on Friday.

I understand the stress @Jayknow but hopefully it won't happen- your buyers would lose their deposit too so they won't pull out!

Our vendors have found another property, chain free- phew. Does mean they have to start the whole conveyancing process again which will slow everything down, but at least they have somewhere.

Sent a 'not chasing, but...' chaser to my solicitor's assistant this morning to see if any word on completion. I'm not hopeful that all 6 sets will manage to get their ducks in a row to exchange today, but hopefully it'll happen tomorrow...

Can I pull up a chair in the waiting room? Waiting to exchange on a property in which we are the middle of a 3 property chain (so not long). Our buyers have been a nightmare and so I’m very nervous that it’s not going to happen. Every week for the past 5 weeks it’s been “we’re expecting to exchange early next week…” and then nada. I’m not sure my blood pressure can get any higher.

Still no word on when we will exchange, although my ex partner has initiated the process of getting the funds as he's away in London for the latter part of next week. I'm starting to think it won't happen before Christmas now. It makes it so hard to plan. The closer we get to Christmas, the less likely movers, carpet fitters, plumbers will be available. Everyone around is planning for Christmas and putting their decorations up, but we can't do anything as we don't know what house we will even be in!

Only update we've had is that the solicitors can't access things still so can't give an update. So no actual update, had to cancel our removals, can't rearrange as we have no date. I'm so annoyed, and I know it's not their fault, but how can this happen?!

Surprise, surprise - call from the estate agent to say he doesn't think exchange will be today given the amount to get lined up, but hopefully tomorrow.

Hi guys, I’ve been away from mumsnet we’ve been having a horrible time personally! I’ll have a big catch up tonight.

We have received the contracts for our new house today so we’ll sign them tonight and drop them off tomorrow and that’s it for the new house! We were due to exchange on our currenr house on Friday but the buyers deposit is a gift so that’s going through the money laundering checks so not sure how long that takes! I tentatively purchased something something small for the new house today (a little basket 😅) and took DS to have a look to cheer him
up as he’s off school poorly so quickly nipped to show him but now I feel like I’ve jinxed it 🙈 but fingers crossed we’re reaching the finishing line

So we've got a 'tentative' exchange date of 12th December with completion on 19th December.. if it's any later than that, it'll have to wait until after Christmas I think. Removals guy has got availability on 20th December. I've got 5 days of annual leave left which I was hoping to book off w/b 18th December to finish the packing and so we can get moved in....

My ex has not had a reply from his solicitor so god knows if the funds will be with me by next week or not.

I think I've resigned myself to the fact that we may not be in by Christmas and if not then at least I can stay in the family home (ex is visiting his mum for the holidays) so if it runs into the new year a bit, then it won't be a massive issue.

God it's all so stressful the waiting and not knowing....!!!!

Help what are you supposed to do about TV/broadband?! I've just checked and SKY could come out on 10th January if I sign up today. But I don't want to sign up today as we've not even exchanged yet. I work from home I don't know what I'm going to do about that if I've got no internet?!

I doubt you would be able to sign up for a property you don't own yet @loopyloo52 - I think in this scenario you would sign up as soon as you reasonably can, and tether/get a wifi dongle (maybe your work would pay for it, or your internet provider if you're not switching?) for the interim.

I'll have to look. I work from home so it's not an ideal scenario really. I'm not sure work would pay I could ask I suppose. I'd worry that all my 4G data would be used up. I downgraded my mobile contact the other week to save costs so not sure I'd have enough data.

Had a call from my lawyer earlier, saying that all lined up and awaiting exchange. Still waiting for confirmation that we’ve actually exchanged.

apparently 4G dongles are the way forwards. I've got a spare iphone i'm just going to stick it on a month sim only contract with unlimited data and plug it in and use that as a hotspot I think. I've no idea what I'm doing but work with some techies who said that would be a good workaround.... hopefully?!

Do Sky offer anything similar to BT? We otok pur contract with is and they covered the service bia a 4G connection until they could do the physical connection.

Make sure you check coverage of the house to see which network works best there.

iD, Lebara and Talkmobile all have monthly contracts at reasonable prices.

I've chased my completion statement again today. I'm concerned I won't have time to query any issues in it if I don't get it soon.

I just want it sorted and paid...though surely they couldn't delay completion if they've not sent it in time?!

Exchange has officially been delayed.. solicitor said sellers aren't ready yet.

Maybe exchanging on Friday or even Monday.

@Jayknow the CTS thing is causing our issue. Bottom of the chain are one of the affected solicitors. We have had absolutely no update at all. No clue when they'll be up and running and we can proceed. Had to cancel everything for our planned date next Monday. It's quite heartbreaking really

@donica Hopefully the delay isn't too long

@EmilyMay89 from what I've read the worst thing would be the silence. The good news is people still seem to be exchanging/completing all be it slower.

I imagine most of the focus has been on completions as if a purchase fails because of the solicitors that'll be significant damages owed.

Whereas delaying an exchange by week probably doesn't have the same risk.
