@sweetpickle23 sorry to hear that ... this is what happened to us on Monday (only we are the buyers and it was the vendor who pulled out). It's so annoying when everything is just about in place to exchange.
We viewed three properties yesterday and made a quick decision to make an offer. Just found out it's been rejected. They've countered with a higher price that is £10k below asking ... but we have dropped £50k off ours to achieve a sale so it's disheartening.
Sitting here wondering whether to make a higher offer just to secure the property and keep the chain. But over our budget and maybe overpriced for the current market.
We are chain-free cash-from-sale buyers about to exchange ... solid offer. Don't know what to do now for the best.
Congratulations everyone else on here who is over the exchange finish line or just about to do it. @NoWordForFluffy @ibelieveinmirrorballs @HopefulSeller

Can you meet them halfway? How much do you like the house?

Feel for you. I wouldn’t think too much about how much you each had to drop as a way to compare because one house might have been more realistically priced in the first place. But it has to feel like the right decision at the right price for you. I have in the past paid a few extra thousand to avoid the inconvenience of renting and therefore moving twice but this was to secure a house I really liked.

I wish they'd bloody say what, not just 'something is outstanding'. Is it big, small, easy, hard, whaaaaaaaat?!

Well done, @Lisalalala. Have you completed now?

Edited

@NoWordForFluffy I have literally just emailed them back to ask what exactly is outstanding and how long it is likely to set us back. I played the "ex wants me out asap" card again and told them I wanted to tell him some good news. It's all so fluffy and vague. I met a friend for lunch yesterday and I was joking that I bet all the other people in the busy cafe were conveyancers NOT working ha ha! I know they work hard and must have multiple clients etc etc. Still it made me feel a bit better having a laugh about it..!

Lisalalala · 30/11/2023 14:06

Just completed now, waiting for the keys.

Fidgety31 · 30/11/2023 14:59

My solicitor processed next Friday for completion on my purchase of a chain free house - they replied saying they don’t want to move until early next year - no specific date given .
Bearing in mind they accepted my offer back in May - I am at a loss now as to what to do .
I am chain free and in rented so might withdraw my offer and look elsewhere .

EmilyMay89 · 30/11/2023 15:08

We were meant to exchange today. Just got a call that the solicitors at the bottom of the chain were part of the cyber attack, have only just come out and said it. No news of when we might be able to exchange, we need a week between exchange and completion, meant to complete 11th. I'm devastated

Jayknow · 30/11/2023 18:07

Been told we may exchange tomorrow with completion next week and to wait for a phone call tomorrow to give authority to exchange.

No time slot given, but a short chain FTB > Me > Seller (no chain).

Absolutely sick.

donica · 30/11/2023 18:10

Was sent the final report to sign today. Now only to send the deposit! Hoping they didn't sent the bank details second class as keen to get exchanged.

Vendors have decided they want three weeks between exchange and completion. But that puts us pretty much bang on Christmas. Surely nothing happens around that time? Anyone else due to exchange/complete around then?

Jacquel666 · 30/11/2023 18:40

WHAT A FLUFFING stressful WEEK
We lost our onward house purchase on Monday.
We travelled down to view 3 houses (and an office space) on Wednesday.
Offered on a house the same day.
Offer rejected this morning.
Solicitor sends email saying all ready to exchange on our house -- but we need to provide a completion date (small problem here ... we now have nowhere to move to...)
Increased offer on the house accepted this afternoon.
Now it's GO GO GO to try and get this all tied up by early Feb.
Briefed solicitor, EAs and will give them a completion date tomorrow.
(Please don't look at me too closely. My eyes are small and red from lack of sleep and my bags have bags. My hair is a nest of confusion. )
Thanks @ibelieveinmirrorballs for your kind words, this is a substitute house for the one that got away, but in a lot of ways it is nicer and the layout suits us better.
Just got to keep our buyer happy and focused on the fact she will be moving in (even though it's not January as she'd originally hoped!!!).

loopyloo52 · 30/11/2023 18:45

Just picked up a vm from my EA saying that we might be looking at exchange next week! Will keep you posted!

ibelieveinmirrorballs · 30/11/2023 20:17

This is fabulous news @Jacquel666 - how exciting! You may be on a similar time frame to me <tempts fate>

Did you meet the vendors halfway or agree to the price they wanted? It’s brilliant that you can see advantages in this new house over the old one - that was a rubbish house that one 😁

Not much going on here. Things ticking along. It’s a bit boring at the moment. I was however startled by the early agreement between conveyancers that indemnity insurance was the solution to the old “oh you don’t have a warranty for that toaster from 1979” dilemma that always arises. This bodes well…

ibelieveinmirrorballs · 30/11/2023 20:19

@Jayknow @donica and @loopyloo52 all very exciting!

MovingToPlan · 30/11/2023 20:21

Omg @Jacquel666 well done! I hope the weekend ahead is restful for you, you deserve it.

NoWordForFluffy · 30/11/2023 20:21

Just picked up a vm from my EA saying that we might be looking at exchange next week! Will keep you posted!

Will your ex get the money in time for that? Has he agreed to get it on that basis? (I'd bloody lie and tell him it's definitely happening if it were me!)

And well done, @Jacquel666!

@Jayknow, exciting!

It seems like we've had a flurry of movement all round these last few days!

loopyloo52 · 30/11/2023 21:16

@NoWordForFluffy no probably not as I spoke to him after I posted this, he now needs 6 days notice apparently. I'm going to call my solicitor tomorrow and ask if he thinks my ex should start the process of getting the deeds transferred and his loan processed. If he needs 6 days we may be good for next Friday perhaps? I'll see what I can find out....

I'm starting to get really nervous about moving out of the family home. We live in such a lovely town and I was effectively priced out so am moving to a small village about 10 mins from here. I'm going to miss it all so much. I know it's a fresh start but it's all so bloomin scary! 😩

NoWordForFluffy · 30/11/2023 21:18

Oh that's frustrating. I think he definitely needs to get moving on it, else you'll struggle to move before Christmas.

OP posts:
ibelieveinmirrorballs · 30/11/2023 21:26

Rooting for you @loopyloo52 - we sold the family home post-divorce and I moved to a totally new area - it was daunting but just SO amazing to be looking forward to a new life at the same time. My divorce was incredibly traumatising and even now I feel huge gratitude for a home free of dread and tension. It’ll be YOUR place to make your own.

Brotherlove · 30/11/2023 22:31

I too am selling the fmh post divorce.
Can't come quickly enough!
Signed all paperwork just waiting to hear we're exchanged.... completion set for Dec 18th 🤞

HopefulSeller · 30/11/2023 22:52

Wow @Jacquel666 you have been busy! That’s amazing to pull that out of the hat, I do hope that it all works out great for you. Fingers crossed.
@loopyloo52 it will be so mentally good to have a fresh start, even if it’s scary. This is the start of the rest of your life, so many good things could happen.
@ibelieveinmirrorballs I too hope that this early agreement bodes that they will move faster and you will be very soon moving.

HopefulSeller · 30/11/2023 22:54

Best of luck for all of us who are hoping to exchange and complete before Christmas! 🎄👏

Jacquel666 · 30/11/2023 23:59

Thanks all :)
it’s actually quite amazing to look back and see that I've ‘bought’ three houses since June 😳
hoping it’s third time lucky …
house 1: we had to withdraw our offer after our buyer pulled out 😩
house 2: the vendors withdrew the house from the market days after we’d paid for the survey … just as our buyer was about to exchange 😖
house 3: and now we wait …

loopyloo52 · 01/12/2023 08:15

Thanks for the support and kind words you lovely lot. Hoping I'll actually hear something for definite today so we can start to get the ball rolling with the finances....!

Jayknow · 01/12/2023 08:16

So "maybe" exchanging today.
What did you do on the day of exchange?

Deposit/funds from everyone are already confirmed and is a short chain. Not sure what else needs to do be done.

But because of being told "may" exchange and one of the solicitors being on annual leave today. I am fighting the urge to constantly phone and be annoying 😑

EmilyMay89 · 01/12/2023 08:20

@Jayknow just hope and pray someone in the chain isn't with one of the firms who have been caught by the cyber attack! All other comments aside, fingers crossed and hope it goes through for you!! If all funds are in place I think it’s just confirming you are happy to exchange

Crazymadchickenlady · 01/12/2023 08:27

@Jayknow make sure you have house insurance in place.
