I was just going to say this exact same thing... you will need house insurance to be in place on Exchange.

Proper flurry of activity on here the past few days, congratulations to all those who look like they'll be getting over the line before Christmas!

We've agreed to pick up the cost of the indemnity policy our solicitor says we need to deal with the final outstanding issue and both our agent and our seller's agent have indicated that there are no other items outstanding across the chain (other than agreeing a bloody completion date!) so hopefully hopefully hopefully we will be exchanged very soon. I wish it could be today, but its a chain of 6 including a couple of elderly couples so getting even the simplest thing agreed involves a good 24-48 hours or so of going round the houses.

About 2.30, @Jayknow. My deposit money arrived with my solicitor a couple of hours before that.

Ours was the afternoon as the sellers solicitor was busy with completions in the morning and did the exchanges in the afternoon.

We have just completed. Can pick the keys up from the estate agent.

Hi, new to the thread here... Had offer accepted on a house but estate agent still hasn't sent the sales memorandum despite repeated chasing, him claiming he thought he'd sent it and that he'll send it Got a bad feeling about this 😢

At least you made it on time. Especially when it looked like you might not.

@Mmmmcarrotcake, how long has it been outstanding?

I've chased my solicitor to check that our lender has confirmed that funds will be released on time (it's not one which sends texts, sadly). I'm sure it's fine, but I'd like to know!

I've also chased the completion statement. That's surely got to arrive soon!

@NoWordForFluffy it's been a few weeks since offer was accepted. Admittedly it took me a week or so to get a solicitor sorted (completely on me, was getting cold feet but am committed now) but sent the solicitor details a week ago and mortgage is sorted so demonstrated we are serious. It's just so frustrating not knowing what's going on, I just want to know one way or another. Ofc agent is dodging my calls.

That does sound concerning. Are your vendors buying anywhere? Maybe they're waiting for the chain to complete?

@Mmmmcarrotcake have they taken the house off rightmove/their website. Are you close enough to pass thr house to see if theres a sold/under offer sign. Again if you are close enough and have time I would go into the EA to get an update.

All parties have now agreed a completion date of 5th January and the aim is to exchange on Monday. Emailed our solicitor to let them know and to confirm that they now have everything they need...and get an out of office from her till Tuesday 😑I've followed up with the people named in her OOO message but not holding out a vast amount of hope that we'll hear back before she returns. Very annoying!

Congrats to everyone exchanging and completing and sorry to those going through difficult moves!

I have taken advice from this thread and have called the EA daily, and sent a morning email also just to remind them I am here, waiting. They told me they are waiting for an update from the solicitors above us in the chain and will let me know once they hear, but this was Wednesday… it’s now Friday and I want an answer!! I have called again but EA is busy so waiting for a call back, hopefully with some news.

grrrr.

Also spoke to the removals company to discuss booking this in (altho we have no suggested dates yet!!), and they are booked until w/c 18th Dec which is annoying as I was hoping to complete 15th Dec. Have sent an email asking if we can suggest the 18th / 19th as a potential completion date with the chain, else it’ll have to be January now.
Have asked removals company to pencil us in provisionally…

@Kentlane yes it's marked as sold on Rightmove. Agent has actually sent the memo just now so breathing a sigh of relief! I know there had been other buyers in the mix so I was worried that someone had had a change of heart and put in a higher offer even with the property off the market. Still a bit worried but this was a positive step!

Yes, lots of conveyancers are junior and need authorisation from a properly qualified person

Exchanged! completion set for next Friday.

Conveyancer worried me bit about the deposit. I paid a "top up" just to push it across the line as my seller refused to accept the lower deposit.

From what i can gather though, if my buyer pulls out he/she lose there deposit i lose my top up too (which is quite sizeable) but i can then sue my buyer for consequental damages.

We aren't as far along as some of you here- wishing you well as you approach the finish line before Xmas!!

We've had an offer accepted on THE house - it was one we viewed months ago, before probate was granted on it and we couldn't see the point of offering on something that wasn't saleable. Things have now changed, and since we've always had our eye on it, we are really pleased to be in a position to move forward with a purchase. Eeek.

Am slightly bricking it over all the costs involved in moving tonight. Gaaahh.

I don't know whether to start packing. I hadn't arranged anything this weekend as we were meant to exchange with completion 11th so was planning to pack. But still no word on when we might be able to exchange because of the cyber attack. But when it does eventually happen it'll be quicker than we were anticipating! Feel so in limbo, really disheartened about it all. No idea if it'll be this side of Christmas now.

Question is, who packed bits before exchanging?

I'm planning to declutter like a demon and start packing seasonal items ASAP. But I'm an anxious planner so take that with a grain of salt - we aren't moving til May, probably.

Our solicitor confirmed that all is in hand for completion next week and the completion statement will be with us soon.

Didn't exchange this week. Hoping for next week. Still need to get the LISA over to the solicitor. I've requested the withdrawal but no confirmation it's actually in progress.

So we got the sales memorandum for the house and it’s co-owned by the adult children (mum has gone into a care home) who have Power of Attorney — and a financial firm (we’re guessing the family did some kind of equity release in 2018 so mum could afford to live at home). Anyone else bought a house like this? I really hope it doesn’t cause delays or problems.
our buyer is asking for completion dates and wants to exchange. I’d hate anything to go horrible.
of course the EA is telling us it will all be expedited and the firm and the family will just want the £££. Just need some reassurance if possible!!!
this is the third house we’ve tried to buy and each time something goes tits up.
