I have a completion date, 13th December!

It’s so good considering a few weeks ago the buyer nearly pulled out, and I had to perform magic tricks with warranties.

I just chased my solicitor and she is on annual leave. She could have mentioned that when we were talking as she knows how anxious everyone is to exchange

@EmilyMay89 I know, hooray! Close to your completion date also. I don’t know why it’s so hard not to give updates from solicitors. There are these periods of tumble weed. I get more updates from my EA which are much better at saying it should be around 2 weeks etc.

I'm just waiting for a response to my check that we're all set for next week (their website doesn't say they're affected by the CTS cyber issues, so I'm hoping that won't affect us), as well as the completion statement.

@loopyloo52, don't you need to know imminently if you're ready for exchange to get the deposit money from your ex? It must be really annoying for you.

What's the last day you can tell him that you need the money in order for the move to be before Christmas? Did anyone want a big / set gap between exchange and completion?

My ex needs 5 days notice and my solicitor is going to push for a 'fixed' exchange date so that I can get the money organised in good time. It's frustrating but I don't really have any control over the timelines. Thankfully he told me the other day that his loan offer is valid until March and regardless of whether we are out before Christmas or not, he'll be going up to stay with his mum over the Christmas period so we'll either have Christmas on our own in this house, or on our own in our new house. I'd prefer the latter but at least we have some options if we haven't completed by then I suppose. Takes the pressure off a bit. I've not told my EA or solicitor this though - they are working to my original timeframe still of 'exchange as soon as *ing possible please' !

@NoWordForFluffy I have no date for the exchange at all! I did sign the contract a while ago and sent it back ‘ready’, but it was at a higher price. My solicitor gives me very little info.

Been told I should be exchanging Friday with completion the following week.

I am not feeling too optimistic about it as one person has requested to exchange next week.

Feeling sick waiting.

Great news for all the impending pre-Christmas action!

Latest bets this end are late January exchange with early Feb completion (via the EA).

Had a conversation with my solicitor today regarding some warranties I didn’t have which I was worried would be an issue but thankfully their solicitor has immediately offered indemnity insurance to cover that - phew!

Now awaiting surveys and whatever flows from that. Feels like it’s been forever since going under offer but it’s been a month 😵‍💫

According to our solicitor our file is ready for exchange. How do I find out about the rest of the chain? We have asked our solicitor who said she will ask (no response and we did ask this last week also!), but the EA never bloody replies and I’m sure it is the EA that should be giving updates on the chain? I sent an email this week to the EA saying that we are ready to exchange and where is everyone else / are we ready to talk completion dates, but no reply. Feeling fed up because I really would like to move before Xmas but time is running out as need to book in the removals etc. I’m not wanting to move much later than the 15th as it is my babies first Xmas and I would like to put some decs up and have some stability over Xmas. Grrrrrrrrrr. How often is it ok to chase, asking for a friend lol?

@Ellswells3 definitely get on to the agent. You could always ask your solicitor to ask the rest of the chain. Then you follow up every day until you get a response. I usually did solicitor in morning and estate agent lunchtime if I hadn't got a full answer

It just FTB, us, and them- previously moving into an empty property. They had a buyer once before that fell through so not only were they moving somewhere empty but they'd already done all the surveys/conveyancing, so it was a very short and easy chain! Not sure why they pulled out, just "complications with the vendor".

Apparently they're viewing some more places this weekend, just hope they find somewhere else chain free.

Good luck to everyone one. I would definitely recommend pushing to have a week or atleast a few days between exchange and completion!

I feel like we're so close but not quite - all parties aligned on a completion date bar one who wants to try to push for pre-Christmas which really doesn't work for one party and which frankly feels a bit squeaky all round given we're not 100% ready to exchange yet.

Our solicitor has popped up with one new hooooopefully minor point which she needs to straighten out with our lender and then we should be there on our side. Buyer's solicitor apparently has everything they need including his deposit money. Just need the chain to confirm all sorted and to agree this bloody date!
