Rooting for you, @Jacquel666 , what unbelievable stress. 😕🤞

Our broker has fired us! Long story but he doesn't want to take on our complicated case. Does anyone happen to have recommendations?!

ibelieveinmirrorballs · 28/11/2023 09:28

Why complicated @MovingToPlan ?! I have two excellent recommendations who have got me excellent deals at tricksy times, including salvaging my last purchase which involved much placation of EAs and a bridging loan at the last minute. Will DM details.

donica · 28/11/2023 09:48

@MovingToPlan we used Moneybox for our broker. Not sure if you need an account with them for a certain amount of time to use but they were completely free. I've found them responsive and reliable

MovingToPlan · 28/11/2023 10:55

My partner isn't earning and we have income from a variety of sources that isn't always taken into consideration when calculating income. She'll be earning soon, but we have a narrow window of opportunity to move without it impacting dc schooling, so it feels like a chicken and egg scenario. Thanks for the recs, I'll check them out!

sweetpickle23 · 28/11/2023 15:07

Fingers crossed for your @Jacquel666!

We have finally heard back from buyer's survey, nothing major flagged. Thank goodness!!!!

HopefulSeller · 28/11/2023 15:18

Also wishing you luck @Jacquel666 it’s not easy I’m sure.
@sweetpickle23 hooray for the survey not bringing up issues!
@MovingToPlan also good luck! I found the google reviews pretty good if you check on ‘complicated’ or look to see if they’ve taken on ‘complex’ etc
@NoWordForFluffy hope all is still going well near that finishing line!

I’m still waiting for the magic exchange documents to arrive. Had a lovely weekend out in London feeling like my extremely precarious financial situation might finally be resolved. I spent so much on building works!

Great news!

Crazymadchickenlady · 28/11/2023 16:53

Just heard we are exchanging and completing on Friday. Need to get some insurance in place now and go to the bank tomorrow to do the chaps transfer

HopefulSeller · 28/11/2023 17:07

@Crazymadchickenlady hooray for you also on exchanging!

So you're exchanging and completing on the same day?
We are moving on Thursday and slightly panicking that we will be exchanging and completing on the same day, especially as we're moving out tomorrow and staying at mother in law's. Hoping the solicitors who like to ignore everyone pull it together on Thursday. Need to find myself a paper bag😬

Crazymadchickenlady · 28/11/2023 17:12

How do we go about getting gas and electric for my daughter? It’s so long since we moved house I have no idea. Presume we photograph the meters when we get the key. How do we agree that’s what it is with the seller?

NoWordForFluffy · 28/11/2023 17:37

@Crazymadchickenlady, just find a supplier and sign up. Take date stamped photos and just use those as your readings.

Well done on finally getting to exchange / completion.

Good luck with your nerves, @Lisalalala. Rather you than me! 😬

@HopefulSeller, I've heard nothing since exchange. I'm going to email to check everything is on track and what the key handover will be, as nobody has said. 🤷‍♀️

I need a completion statement to send my remaining money to the solicitor. Expensive hobby is moving house! 😭😭

I hope you get another broker sorted, @MovingToPlan.

Yay re the survey, @sweetpickle23.

Solicitor emailed just before close of business to let us know he won't be sending out the final report today as he's noticed one enquiry wasn't fully answered. Hoping it'll be ready for tomorrow! Sounds like he was just about to send it when he noticed.

HopefulSeller · 28/11/2023 18:31

Oh @NoWordForFluffy I thought the completion date would be set on exchange of contracts. My buyer has apparently only got to put the deposit down now, and we can talk completion dates. Which for me, as the house is empty, is well as soon as you like! It IS an expensive hobby. I have to pay capital gains also as I’ve been renting… 😥for a few years. Solicitor, estate gent, tax… aargh

It is. We complete on 8 December. They just haven't billed us for their work yet.

I've emailed our vendor contact re key pick up too.

EmilyMay89 · 28/11/2023 19:12

@HopefulSeller I'm sure you're aware of it but don't forget you'll need to do the capital gains reporting within 60 days of completion to pay to dreaded tax!

HopefulSeller · 29/11/2023 00:21

@EmilyMay89 Thanks @EmilyMay89 it’s definitely worth reminding. There are so many stages, it’s easy to not keep track. Even now, I’m thinking, have I really done everything? I’m not traveling down to read the meters though again!

HopefulSeller · 29/11/2023 00:23

@NoWordForFluffy do we have to pay the solicitors before we get the money from the sale? I don’t think I have anything left! 😳

NoWordForFluffy · 29/11/2023 05:16

They'll take it from that money if there's enough. If there isn't, you'll have to pay before completion.

My EA is away on leave all this week and back next Monday. She was so good at keeping me updated with goings on. Her boss is covering her workload and is clearly busy with lots of other stuff as I've hardly had any updates.

How often are you guys chasing your EA/solicitors? Is every day too much? I feel like it's stagnated a bit recently and want to shove a rocket up everyone's arses!

tealweasel · 29/11/2023 11:18

Seems like we're possibly shuffling towards exchange, albeit slowly - the title issue which was causing issues up the chain has now been resolved and our solicitors have said there's nothing further outstanding on our sale or purchase from their perspective. Agents are chatting dates for completion - because of one party's requirements it looks like we'll have an early January completion but hopefully with exchange soon so that we can all book in our movers and then enjoy Christmas knowing it's all largely mechanical from there...

ibelieveinmirrorballs · 29/11/2023 11:40

Where are you up to @loopyloo52 ? I speak to my EAs probably once/twice a week but we’re at the post offer / booking survey / dealing with enquiries stage…

We are close I think!

My solicitor is ready for exchange. The last I heard they were trying to get an idea of exchange/completion timeframes from the seller's solicitor.

I don't want to be a pest and appreciate that I will get updates when there is something to update. But I just want to push it along so we are in before Christmas really.

I don't do patience very well - as you can probably tell!

EmilyMay89 · 29/11/2023 11:57

Today is the day our buyer said the anti money laundering stuff would be with their solicitor. Everyone is waiting on this. I keep refreshing my emails hoping I get something to say it has been received. I just want to exchange so we can actually pack and sort things. Completion is set to be 11th
