What’s wrong with either of those things? Wondering which set of neighbours might be the most belligerent 😬

MovingToPlan · 25/11/2023 22:07

Haha I don't know. Its been on the market since July so something about it is causing people to pause from a purchase. Trying to decide if it's enough to stop us! Will go view it ay least.

Oh yikes. Would it be that bad to live next to masons?!

NoWordForFluffy · 26/11/2023 10:34

The demographic of Masons makes me think
they'll be very vocally opinionated!

However, I wouldn't let it put me off. Not like they live there.

MovingToPlan · 26/11/2023 10:46

Fair. I think we'll just go view it and have a nose about!

NoWordForFluffy · 26/11/2023 10:56

Keep an eye out for judgy 🐑🐑 and 🐄🐄 🤣🤣

ibelieveinmirrorballs · 26/11/2023 16:51

Is it a noisy road in general @MovingToPlan ? Keep us posted! I’m buying a listed building for the first time and am quite excited about it!

MovingToPlan · 26/11/2023 17:28

It's quite tucked away behind the masonic hall, with no other houses. It's an interesting possibility, and I definitely want to give it a chance despite the obvious potential issues. I'll definitely keep you updated!

sweetpickle23 · 27/11/2023 09:21

Another week! Hoping there is some more good news, and solicitors pull their fingers out before Xmas!

We are hoping to hear back from our buyers this week about the results of their survey- we know they'll have thoughts. Or maybe they won't! But either way would like to hear- if they do then time is running out before Xmas to get follow up surveys etc booked.

Good luck to everyone for the week!

okthenwhat · 27/11/2023 10:06

Well, we've accepted another offer. I'm hoping this one is the one.

We had awful trouble with an unrealistic CF buyer over the summer (wanted EVERYTHING on the level 3 survey she had done on our 25 year old house fixing or the equivalent money off, wanted the broken 25 year old burglar alarm replaced, and when we said no, wanted it removing, wanted the guarantees for the loft ladder we had installed 6 years ago, wanted the number of the plumber who installed our boiler so she could ask questions about the installation when it was 3 years old and we had the installation certificate) who pulled out at the last minute.

This time round the buyers seem much more reasonable. We've accepted a lower offer than we wanted, but we've made it crystal clear that the house is sold as seen, and any works the buyers want doing is already accounted for in the offer.

Fingers crossed.

sweetpickle23 · 27/11/2023 10:09

Oh god @okthenwhat this is what I’m worried my buyers are gonna do!

glad you’ve found someone else and hope it’s smooth sailing from now on. Did you have an onward purchase and have you kept it?

okthenwhat · 27/11/2023 10:13

We had an onward puchase and kept it.

Fortunately our new buyers are cash buyers who have already sold their house so we are the only people in the chain.

We accepted an offer a month ago that fell apart on the same day. Accepted at 11:30am then buyer's buyer couldn't get a mortgage so the chain collapsed at 4pm.

Jacquel666 · 27/11/2023 18:08

Sympathies @okthenwhat we had a buyer like that ... we bent over backwards to do all things she asked for, Sunday viewings, 3-hour viewings when she wanted us out of our own house (?!), finding guarantees, warranties, doing papering, painting, measuring rooms for her, leaving the American fridge freezer, the cooker, the curtains, blinds, beds, bookcases, mirrors, and we fielded 1,001 really silly questions about the container plants she could have in our garden, the water pressure, the EV charger, the burglar alarm, how easy was it for her to change the downstairs layout, whether Santa could get down the chimney etc. OMG it went on and on (and on) before she pulled out just before exchange anyway. Complete nightmare.

Jacquel666 · 27/11/2023 18:19

SIGH So this morning our ancient vendors pulled out of the process completely and have now withdrawn their property from the market. No longer selling.
:(
So we have no onward home to move into !!!
We also heard today that our lovely (and very keen) buyer is about to ready to exchange and wants to know a completion date ...
... while that's all great and really exciting, I am so scared we will be homeless.
We are going down to look at all the no chain/vacant properties in the area we want to live in, but it's all a bit desperate.
Some have rising damp on top of the damp ifykwim
If we can't find anything, and can't get an offer accepted in the next few days, we will have to think about renting. We just can't afford to lose our cash buyer.
It's all very difficult as we have a business to run and clients who expect us to be available to work and online.
I am sad and a bit angry that the oldsters started their selling house process in early summer and have taken this long to decide they are staying put. People are allowed to change their minds of course, but they told us a week after we spent £895 on a survey.
Bit gutted tbh.

sweetpickle23 · 27/11/2023 18:38

I'm so sorry @Jacquel666 how frustrating right after the survey!

It's so shocking how vendors and buyers can just do this with no recourse, our system is so broken.

NoWordForFluffy · 27/11/2023 19:38

That's awful, @Jacquel666. It's so much money to throw away, isn't it?

Good luck this time, @okthenwhat.

Itsjustmeee · 27/11/2023 21:45

So my sons sellers have found another house and made an offer and it’s been accepted
they want to rush it through and be in by March . But my sons just signed a 6 month contract on his flat as it all fell through last week so he’s said if they want him out earlier than the last 2 months of his contract they can pay his rent 😂

donica · 27/11/2023 22:47

We had confirmation from the solicitor today that we could be exchanging this week! Fingers crossed for good news for everyone this week.

ibelieveinmirrorballs · 28/11/2023 06:48

Fingers crossed @donica !

My buyers came over yesterday to see the house again - all very friendly but I am keen now to see them get their survey booked in asap. Mine is happening on my purchase in early December - feels like I’m moving faster than they are which makes me nervous.

okthenwhat · 28/11/2023 07:08

@Jacquel666 I'm so sorry that is so frustrating. It's so unfair to be strung along like that.

Our buyers are cash buyers who are renting and it made them very attractive to us but I appreciate it's a lot of hassle and expense to move twice.

ibelieveinmirrorballs · 28/11/2023 07:26

@Jacquel666 sorry I missed your update. Absolutely gutting news - in your shoes renting sounds much better than buying a house you’re not convinced about. I think renting can be pretty straightforward for being up and running quickly. This doesn’t detract from the fact this is a massive blow. And outrageous that they can do this right after you’ve pointlessly paid for a survey.

Jacquel666 · 28/11/2023 08:39

Thanks @ibelieveinmirrorballs @okthenwhat @NoWordForFluffy @sweetpickle23
It’s insane this system isn’t it?
Viewing three properties tomorrow. Two are well over our budget so not sure if they’ll move, but as we will have cash at bank and a quick sale maybe they’ll drop the odd £50k for us 😂
Have asked our solicitor if the vendor can contribute to our survey costs. Not holding out much hope, but the EA said it’s worth requesting as they are so apologetic for wasting our time and ruining our future plans.
Good luck @donica and everyone else this week.

ibelieveinmirrorballs · 28/11/2023 08:55

Love it @Jacquel666 - you will not be beaten - three properties today - GOOD LUCK! And what’s £50k between those-on-the-property-rollercoaster? 😬

It sounds like they might contribute towards your costs if they’re feeling guilty, fingers crossed. Their EA will be annoyed at them too, what a waste of their time.
