My son was supposed to exchange tomorrow
got the gushing email from the asshole sellers onward purchase is being held up and can he give them a bit more time

this is due to the lease on solar panels which was supposed to be expedited with the LR a month ago so clearly not expedited

Im furious on behalf of my son as the sellers said they would move into the house they own in the same street and now they don’t want to do this

I’ve told my son not to bother replying to the email
and let them stew and just not bother answering any further emails unless it’s to say they are ready to exchange .

I’ve told my son if he wants to pull out I will cover the cost for him . I don’t care
the house isn’t worth what he’s paying for it now anyway

The sellers don’t deserve the top price money that he offered on the basis of a smooth quick move and they won’t get the the same if my son pulls out probably 20k less so it would absolutely serve them right for lying about moving into the empty house that they own

Sorry to hear about your buyers pulling out @NewNewFriendlyLadybird this system is so messed up.

Congratulations @NoWordForFluffy

We had no news today other than the usual "no one at the solicitors is replying or answering". Our Estate agent spoke to our buyer who is also super frustrated.
Don't know what the next step will be if they don't reply. I can only wonder if our buyer will be considering changing solicitors but who knows how much time that will add on. So scared of this all falling apart.

peepeen · 21/11/2023 20:46

We had our offer accepted 25/10

Survey done and searches back, called the solicitor yesterday who confirmed enquiries are satisfied, just the mortgage to come though which it did yesterday afternoon. All going well as far as we can tell.

So we checked with the 'move manager' (estate agent?) When the vendor is planning on aiming for completion. We are in rented and have two months notice to give on our tenancy. We really don't want to give notice until we have exchanged.

But the move manager made us feel like we are unreasonable or premature for trying to gauge a timeline.

What else is there to do other than set dates? Our solicitor is on annual leave so they won't be doing that until next week. But last time we spoke they said we should put in our notice ASAP.

FTB and there is no chain. Just trying to get an idea of if the seller wants to move before or after Christmas so we can plan.

Are we being unreasonable? Am I missing something?

Congratulations @NoWordForFluffy ! 🥂

Who's next in line to exchange? Let's get more of us over the line. 😁

Can I join please? We have relocated to Ireland but our house sale in London fell through for the 3rd time at the 11th hour just as we arrived (we had to get over so our DS could start school on time). We put the house back on the market and accepted an offer £30k under asking price to a FTB with a big deposit just to get a quick sale. They have been a real pain! No chain at either end but they took 2 weeks to get a solicitor and now have been sitting on the survey results and exchange documents for almost 4 weeks now. We're going out of our minds waiting, everything from our side is in place, they just need to sign the contact and arrange exchange dates etc. every time we chase they say they are "reviewing the documents one by one".

Meanwhile we're pretty much homeless in a new country, paying all the bills in the UK place, storage for all our things and struggling to settle as we don't have a home of our own. We're hoping that after todays Autumn statement they might get a move on and actually sign something. We've suspected they are stalling for that!

On top of all that we lost the home we fell in love with in Ireland because we couldn't give a ball park date on when the UK sale might complete.

Good luck everyone who is waiting for news at the moment

Lisalalala · 22/11/2023 12:05

@kkdd1980 wow that sounds so stressful. I hope things all of a sudden start moving for you and you find a home you love even more than the one you lost.

kdd1980 · 22/11/2023 13:38

@Lisalalala thank you, yes I've got a lot more grey hairs than when we started all this! Not sure what the buyer is playing at and hate not having any control of the situation. Will just have to keep waiting I suppose... hope your having a better time than us

sweetpickle23 · 22/11/2023 13:42

Booked some additional survey/checks on our purchase today following our survey- nothing major, just a couple of things we want to investigate a bit prior to exchange. Sellers seem happy enough.

Still waiting to hear if our buyers have any follow ups from their survey! Easily the most stressful part of the whole thing so far as it's so unknown, and they are nervy.

Been sent draft contracts which we've signed and sent back off, and we have the final mortgage offer. Seems to all be moving in the right direction on our side at least!

Lisalalala · 22/11/2023 15:00

@kdkdd1980 thank you. We've had an update... solicitors eventually replied to ours and said they're good to go for completing on 24th Hmm they clearly haven't read the emails stating there needs to be a week between exchange and completion for the last link in the chain.
It was then proposed for next Thursday which we said yes and are waiting to tar from everyone else. Thought we better message our buyer check-in that they are on the same page..... They got told by this crappy solicitors that it's happening Friday so they are panicking because theyve hired a van and started packing. No more updates so far. Wtf is going on. Never imagined it to be so stressful

Jayknow · 22/11/2023 15:01

Congratulations @NoWordForFluffy !

Can anyone explain how the deposit situation works.

I am in the middle of a chain, 1 person before and 1 person after. I have equity in my house that will more than cover the deposit. Do i still need to put a deposit down?

NoWordForFluffy · 22/11/2023 15:02

@Jayknow, you'd usually agree to move the deposit from the bottom of the chain up to the top, without topping it up.

Trying to agree a date is driving me crazy! It's taking so long for people to say yes or no. Right at the start of talking dates we asked for all dates people couldn't do. No one said any. But now dates are being put out there people aren't happy with them. So frustrating!!

NoWordForFluffy · 22/11/2023 19:02

@EmilyMay89, can't you all give a handful of dates when you're free over the next few weeks and hope you all have one which matches?! Sounds bonkers that this is the barrier to moving.

OP posts:
EmilyMay89 · 22/11/2023 19:06

@NoWordForFluffy thankfully that has now been done. The people lower in the chain seem very slow at responding. I don't get it, you know we're trying to agree a date. They're the ones who wanted pre Christmas and as soon as possible so flipping well respond!!! The current date that was put out was the 1st, kind of need to know if we're moving next Friday....

NoWordForFluffy · 22/11/2023 19:09

Yeah. That would be useful! 😬

I detest waiting for people. I spent so much time wailing, 'What's wrong with them?!' during our purchasing journey.

I've really felt like I've lost my job today, as I've not had to research something, organise something or chase somebody! It's a weird feeling. I did book our removals though, so that's something.

OP posts:
EmilyMay89 · 22/11/2023 19:23

You see a date can you do it yes or no!! Not sure why that is so hard to respond on really. End of chain gave a list, we said we would do any of them, so hopefully lower chain will pick a date and we can start organising.

That's good you've booked removals! How is packing going?

NoWordForFluffy · 22/11/2023 20:02

I totally agree with you. These people make breathing look hard!

Packing is slow going, as you then have to find somewhere to bloody put it once packed, which isn't in the cupboard it's come out of!

I think we may do a bit nightly in the overlap week so we can pack and immediately remove to the new house, rather than have it get in the way! DH is spending the week moving as much as possible so there isn't too much to do on the day the removals are coming.

Lisalalala · 22/11/2023 20:15

@EmilyMay89 waiting for people to respond has been the worst part. Sometimes they have responded but we've just not been told.
We're hoping to exchange tomorrow 🤞

NoWordForFluffy · 22/11/2023 20:42

What date have you chosen, @Lisalalala? 🤞 for exchange tomorrow.

Actually, you can sometimes direct the courier to the nearest parcel shop place once you have the tracking. Is that possible?
