The buyer's solicitors put the phone down on my estate agents this morning (before they eventually got through) how can they get away with that?! It's a nightmare.

Should I be nervous about a pre-exchange viewing? We've got one tomorrow with our buyer and I'm so worried they'll pull out now!

In fairness I always like a late viewing just so we can get a look at the place “as is” before moving day, take some pictures, measure up, start planning where to put furniture etc.

Just wanted to say we finally exchanged on our purchase and sale today. It only happened a few minutes before 4pm when we had given up hope. A week until completion now so it's all hands on deck. The stress is still lingering, even though we did it! That was the sixth attempt at exchange. To all others out there in the twilight zone, keep the faith. It is possible xx

Hiya, the hold ups were: 1) our solicitor had forgotten to acquire a certificate of release from our developer. 2) two further dates missed because it was anticipated that the release certificate would arrive but it didn't. 3) the document arrived but the buyers solicitor was out of the office. 4) the buyers solicitor was away and the solicitor covering asked a series of queries that had already been answered weeks ago. It then didn't happen this morning as the buyers returning solicitor was in meetings and wouldn't respond to our solicitor. I honestly feel traumatised by the endless wait. It was three solid weeks of thinking it might happen, but then being disappointed.

I feel your agony. We were supposed to exchange last Thursday, then last Friday, then they said Tuesday. Our solicitor could not get hold of the buyers solicitor this morning and this afternoon is looking less and less likely. No idea what is holding it up now. Our sellers up north are probably giving up hope we'll ever exchange. No one can tell us why the buyers solicitor is time wasting. I can barely eat as feel sick all the time. Somehow, we have to hold our nerve.

Still waiting for exchange. My ridiculous buyers - who said they were ready ages ago- are dragging their feet massively.

Exchange not happening today - bottom of the chain were only able to transfer limited funds by their bank so have to go in branch tomorrow to transfer the remaining funds ready for Monday.

Our sellers are buying a grade 2 listed house so it's slowing things down with enquiries. Bah. I wanted to be in for August but I would settle for November before the mortgage offer runs out right now 🙄

Really sorry to hear that it's all so stressful

It sounds like the first thing is to tackle lack of comms from your solicitor

I'd ask how the buyer's mortgage is progressing

re the roof, possibly someone came by with binoculars and looked from the outside

I think I'm going to come up against the electrics issue soon - everyone seems to want everything brand new. To my mind, it's marketed at a price which accounts for the electrics being the age they are, so unless a fault is found, then no getting a reduction from me.

I have had, with regret (now I sound like Alan Sugar) to complain to the head of the EA office. My allocated guy had two periods of not returning calls for three weeks. I don't like snitching to someone's boss, but I couldn't see a way round it.

i have done a fair bit of buying and selling and haven't come across anything like the weird apathy that goes on now. My solicitor still replies on the day or next day though.
