I noticed the last one was full, so here we go!

Hello to the newcomers and welcome back to those who are still working their way through the joys of house buying/selling.

Right?! It doesn't make any sense! As soon as I got mine they were signed and my OH even took them to the solicitors in person so we wouldn't have a delay with the post!

The chain are going to be so cross but there's little I can do if someone isn't there.

I've done a few transactions for elderly rellies on power of attorney. In those cases, I sent everything special delivery.

I just can't fathom the lack of urgency with some people.

exchanged today, completing in a fortnight! such a massive relief. can start thinking about...everything else now :)

@Issummernearlyover congratulations! Hope you have a relaxing evening now before the frantic packing starts.

Slightly in the defence of people seemingly being so slow at getting their money out of high interest/ notice accounts - I've been 2 weeks trying to get the nominated account details changed on one of my accounts as I've changed current accounts since I opened it and that's before I attempt to get the money out! If I ever have savings again, they will not be going there no matter how good the deal.

Anyway, I've had all the leasehold info through today to discover that the service charge is £30pm more than the estate agents said and there is reference to major works due in 2024 but no costings for it. There are so many things in favour of this flat, the block and this development that it would have to be massive costs for me to pull out now.

My estate agents and solicitor said they couldn't get hold of the buyer's solicitor again this morning, that was at 10 and I haven't heard anything since. I'm getting very frustrated with it all.

Joining this thread...following on from the original thread! Lurking for so long now...

Finally at the stage of everyone ready to exchange - just waiting on the buyers' buyers' solicitor to confirm that everyone has agreed 23rd Oct as completion date.

Had a buyer interested back in April, cashbuyer. Heard nothing for weeks and then all of a sudden they wanted to exchange and complete within 10 days - physically and logistically impossible - have to give 4 weeks notice at work and as we are relocating 200 miles this can only be done once we have exchanged and the sale/purchase is legally binding. Buyer was still okay with that after we explained again. We agreed a completion date in July. All good or so it seemed. Fast forward to exchange day in June - travelled down to Devon for husband's interview and he is offered the job at his interview; decided to visit the house we were buying before we travelled back home and as we are stood outside the new property having been told exchange was happening...phone call comes from EA and told the buyer has pulled out...it turns out he had 2 projects on the go and went with the house that could exchange the quickest. Absolutely fuming, disappointed, felt sick and gutted.

Scramble to get the house back on the market and dropped 30k, loads of viewings, keeping the house immaculate and worried we were going to lose our new home was so stressful, along with having to start from scratch again! New buyers in place from July and feel more optimistic this time, but so anxious about the whole process and wary of radio silence for days...so emailing every Weds to check for updates, progress and confirmation things are running smoothly!

So, that's were we are now - just waiting to exchange and as nervous as ever!

Thanks for reading my mini rant and hoping for good news soon for everyone on this thread - nice to know others are going through similar, even though it is a horrible, stressful and long winded process - wouldn't wish it on anyone.

@Mugwump387 sorry, no real advice except report it to your solicitor and estate agent - maybe they can call the buyer for you and try to understand the reasoning? Depends on how much you love the house but I would stand my ground - feels totally excessive for 5 days.

I think a lot of solicitors advise it - try not to worry!

Still nothing at all happening here, no memo of sale and as far as I know no reply from buyers solicitors. I can’t believe we can’t even get the very first, most simple thing done.

My buyers had three after the first viewing. I was a nervous wreck each time thinking that they would pull out, but it turned out that they were just so excited. First time they measured for furniture, second time they brought the parents and third the children. We exchanged on Monday so all my worries were unfounded. I expect yours are just excited and want to see where their furniture goes.

The estate agents finally managed to get through to the buyer's solicitor this morning (turns out they are a 'conveyancing firm' rather than a solicitor, the estate agent said that the paperwork has to go through a few people!) Everything is signed and they said they would contact my solicitor "soon".
Not sure how soon their soon is though!
I can't believe how stressful this is, it feels like they're deliberately holding it up 🤦🏼‍♀️
Keeping my fingers crossed it will go through today though.

but that's why you extract the money before you offer.

i think there should be a legal obligation to have the exchange money ready in a current account.

someone mentioned a conveyancing firm - I'm using one for the third time, they seem to be very quick.

I think tomorrow or Friday I'll get a second reduced offer from my buyer. I'm pondering in advance but think it's a no from me.

I feel your agony. We were supposed to exchange last Thursday, then last Friday, then they said Tuesday. Our solicitor could not get hold of the buyers solicitor this morning and this afternoon is looking less and less likely. No idea what is holding it up now. Our sellers up north are probably giving up hope we'll ever exchange. No one can tell us why the buyers solicitor is time wasting. I can barely eat as feel sick all the time. Somehow, we have to hold our nerve.
