I noticed the last one was full, so here we go!

Hello to the newcomers and welcome back to those who are still working their way through the joys of house buying/selling.

OP posts:

That all sounds very stressful, Emma.

Have you done a pros / cons list?

Yes. It comes out pretty even.

I don't understand why the EA uses the phrase "mortgage offer given" when it's subject to so many legal checks. It hasn't been given then!

As I sit here, I can hear next door's TV. Absolutely doesn't happen in my old place.

there are couples either side of me and I'm now worried that if both of them have babies, I will lose my mind.

I've been putting off making decisions because I wasn't well, but I think also it's hard to accept having made the biggest, most expensive mistake of my life!

I don't know how you're still functioning, @Housesellingnightmare! I hope you exchange early today so you know it's all definitely happening tomorrow. I don't think I could do same day exchange / completion; the stress would kill me!

Really feel for you

how can they be so casual about not telling you? The mind boggles.

having a breath holding day as I thought we had completed all the high rise related paperwork but maybe not....

I'm the opposite but that's because I'm selling a property that's kind of empty. I need to load up a suitcase of what's left but that's it.

It's so unprofessional though

people really rely on these dates.

did you ask what the hold up is?

Yes, it gets to a point where you can't face untangling the mess.

the EA criticised my solicitor for not updating me....there is no actual legal progress so there's nothing to tell me.

I have no idea if what I've heard today about the high rise paperwork is correct or not. I have queried that with my solicitor.

i am worried something will go undone and I'll get in trouble later. But no one seems to know what they are doing.

NoWordForFluffy · 25/10/2023 11:34

Good luck with the paperwork, @EmmaEmerald.

It all feels like every little thing is so much effort, doesn't it? I created an 8 page document at the weekend, to show their (wrongly) amended plan, my correctly amended plan, a version of my plan with a coloured key, a photo of the garden / path with a matching coloured key, an explanation of the key, plus 3 photos without markings. All of which (other than their plan) show why my plan is right! Hopefully it will resolve it once and for all now.

Then it's just the answers to enquiries being reviewed (and hopefully being acceptable, which is happening now), and we're good to go! Our last exchange date for a November move is two weeks yesterday. Can we make the deadline?! 🤞🤞🤞

EmmaEmerald · 25/10/2023 11:52

Thank you NoWordforFluffy

I might be missing something but I don't understand why you needed to do all that work.

That said, I've gone outside of normal conveyancing costs now because initially I was going to do the high rise paperwork but it proved much more complicated than I thought.

Because I told them the plan was wrong and amended it to correct it. Plus sent photos. And they sent an amended one which was still wrong, despite that. So I decided to make it bloody obvious for them. I can't agree an incorrect plan as our garden path is demised to next door. Not happening!

EmmaEmerald · 25/10/2023 12:31

Oh of course you can't agree a wrong plan but it seems like the solicitor should sort that.

She's not been to the house, so can only sort it with what I send to her she also couldn't tell their amended plan was still wrong.

I'm just trying to get it done quickly so we can sodding move before I start my new job, as I won't have the days off available til next year after 24 Nov!

ArCHER4316 · 25/10/2023 12:35

Hoping it is today for you @Housesellingnightmare it will be worth it when you complete and move in. Keep strong x

We completed and moved in on Monday - the whole process has taken a year, but all of that is forgotten when you get the keys. Leaving the group now and wishing everyone the best of luck for upcoming exchange and completions! ❤

onthefence23 · 25/10/2023 12:56

I posted back at the end of summer when ours fell through again. We decided to hang on while our buyer found a new buyer and now we're looking at completion end of Novemebr. This saga has been going on a year! I feel sick with anticipation that it might all fall through again. Everything is so changeable right now.
If we get to move in we're never moving again!

NoWordForFluffy · 25/10/2023 13:37

The process really shouldn't be so traumatising and stressful, should it?

I hope it all goes well, @onthefence23.

onthefence23 · 25/10/2023 13:39

@NoWordForFluffy no it shouldn't we've done it 3 times this has been miserable

EmmaEmerald · 25/10/2023 16:24

People with previous experience ....have you found that what you can expect from solicitors has changed? My own experience is they have changed a lot, post lockdown. Tbh the same is true with mortgage brokers, surveyors....it's like a parade of people who just cannot be arsed.

The buyer for mine has been allocated a trainee solicitor, which is ironic because he's quite a problematic candidate. Obviously I didn't know this when I accepted his offer! He is in a well salaried profession but has other investment properties and I suspect is stretched too thin.

NoWordForFluffy · 25/10/2023 16:40

The only other times I've bought and sold, I used a friend and he was really good. And sadly now retired!

I feel like I'm expected to do more / chase people this time, which I really don't have time for, but motivation to move is a big incentive!

onthefence23 · 25/10/2023 17:12

To be honest, I wouldn't say that is the case for us. Our solicitor and estate agent have both been really good and on it and provided regular updates. They usually reply to emails within a couple of days. We just had several buyers pull out in the chain for various reasons, some good some spurious, but hey what can you do 🤷🏻‍♀️

NoWordForFluffy · 25/10/2023 17:21

Ours have been speedy and easily-contacted. But this lease plan issue has tipped me over the edge! 😭
