I noticed the last one was full, so here we go!

Hello to the newcomers and welcome back to those who are still working their way through the joys of house buying/selling.

Sorry I meant your vendors

dontlookgottalook · 12/06/2023 20:31

@FigandHoney yes I think they have finally replied. Just the solicitor promised to contact ours straight away and I got all excited, then heard nothing. The waiting is awful.

Karmatime · 13/06/2023 07:29

Hoping to exchange this week. There’s no chain at all as we have already sold and sellers are moving into rented. I still haven’t had the final reports or transferred the deposit, apparently my solicitor is waiting for information on an enquiry about an extension that was done in 2004. I don’t think there is any further information available and the property has sold twice since then.
We really need to exchange this week in order to give notice on the flat we are renting so I’m keeping everything crossed that we get it over the line.

Pootles34 · 13/06/2023 10:29

Can I join? After lots of chat about completion this month, it now turns out our vendors vendors need to have some work to make their property compliant with regards to sewerage, which isn't happening till the end of June. It's only a small thing I think, but I'm so worried they will find that it's going to take longer! Argh!

hexsnidgett · 13/06/2023 12:32

Finally exchanged this morning!! Good luck everyone Wine

I have mixed emotions seeing there's so many people experiencing a never-ending wait for exchange that this has made it to a second thread!😂Cheers @thoughtsofmoog3 for kicking this one off. Long may these threads continue. I definitely needed to rant to an understanding internet crowd. From the other side... sending solidarity and bundles of hope you all get through it soon!

TFMinx · 13/06/2023 15:22

So glad there's a new thread! We've now completed on my dad's house and I can see the money waiting to go into the bank. Very strange feeling of relief that it's done and sadness that my childhood home is no longer associated with me.

It seems we also have progression with our own property purchase: we've been granted a key license from 23rd, meaning we can start decorating before completion (agreed with the sellers) and have a provisional completion date of 30th. Alleluia!

Wednesdayonline · 13/06/2023 15:39

Very stressful morning! Estate agent said we couldn't view the property before exchange, and if we insisted on it the seller would pull out :( a lot of back and forth and us insisting we need to view, and we have agreed a viewing, and to hopefully exchange ASAP after viewing and complete start of July. We can only complete in July but seller is pushing for end of June, but unfortunately that doesn't work with our rental.

delishdelosh · 13/06/2023 15:46

Joining in! We are hoping to exchange this week, everything is all lined up with our purchase, just waiting for our buyers budget conveyancing firm to get a move on! Only 2 houses in the chain so fingers crossed it doesn’t drag on too much longer. The uncertainty is just exhausting!

instantpotnoodle · 13/06/2023 15:51

Hopefully exchanging soon…our solicitor is starting the mortgage drawdown. We haven’t transferred the deposit yet - holding on until solicitor tells us to!

instantpotnoodle · 13/06/2023 15:52

Congrats! When do you complete?

Ladyofthelake53 · 13/06/2023 15:58

Utterly sick to the back teeth of people and bloody houses. Have just hiven my estate agents 2 weeks notice to take off market.

My house has been on the market since last year, sold 7 times let down 7 times. Pissed off spending time and energy cleaningg and vacating my house so some stranger can be shown round and not even give me the courtesy of feedback.

Now being told to drop askng price by 15,000 after already dropping it by 5,000 not long ago.

So ready to throw in the towel........

thoughtsofmoog3 · 13/06/2023 17:20

Thank you @spidershavetoomanyknees - your good work continues!

Congrats @hexsnidgett

To all those hoping to exchange or complete this week - I am feeling your pain. We are tentatively set for Thursday, but there is a hold up somewhere in the chain to do with waiting for a redemption statement - it is nerve wracking.

@Ladyofthelake53 That sounds exhausting, poor you. Hopefully things will perk up soon.

I've given up on anything happening this week.

Karmatime · 14/06/2023 06:41

I still haven’t had the full report through but have been sent the contract and TR1 to sign and asked to transfer deposit. We are supposed to exchange this week which should happen so long as the report doesn’t raise any further questions. Exchange is important for us as buyers as we need to give notice on our rental on Friday. However our sellers are constantly putting pressure on via the estate agents and I don’t really understand why as they don’t want to complete until mid July. I’m getting suspicious! I keep telling myself it’s just that they are naturally anxious to get it over the line in the current climate. It’s only been 8 weeks since they accepted our offer so it’s not as if we’ve been dragging our feet.

hexsnidgett · 14/06/2023 07:05

Today is the day for completion Envy
Why have I done this to myself?

Nortam · 14/06/2023 09:43

Can I join please? We are very early on in the process as we've only just had our offer accepted on Friday. We are FTB so new to all of this. I was wondering if you experienced lot could answer a question please?

I instructed solicitors via an online form at the weekend and got an automated email back straight away saying they were happy to confirm ect but I haven't heard anything since. Should I have? What exactly do I do now?

tintin1998 · 14/06/2023 09:46

I'd just give them a call and ask what you need to do to kick off the process. earlier you can get started with all the paperwork the better!

Wednesdayonline · 14/06/2023 09:54

Completion date can't be agreed, because both sides have rental costs. Seller has not once mentioned until now they need to complete this month because they have agreed a rental start date 1 July. So potentially back to the drawing board with finding a new property as they have said this is a sticking point for them, and financially we cannot afford it :(

Mummaluma · 14/06/2023 11:44

@Wednesdayonline I thought it was pretty normal for there to be a rental overlap somewhere in the chain. Could you agree to meet in the middle, rather than wasting huge sums already spent?

Mummaluma · 14/06/2023 11:46

Just got the contents form and our sellers say they're taking things mentioned on the estate agents particulars- wth? I thought they were obliged to include anything mentioned on them, and it's going to leave a hole in the wall and cost them more to make it safe than it would to just buy a new one...

Wednesdayonline · 14/06/2023 11:49

@Mummaluma we are already overlapping rent and mortgage until September to make the sale work, which is why we cant make any more overlap work because of cost. Seller is saying they will not overlap at all with their rental :(

That sounds ridiculous, have you tried offering to buy it from them?

Just sent a query atm to see what on earth is going on.
