I noticed the last one was full, so here we go!

Hello to the newcomers and welcome back to those who are still working their way through the joys of house buying/selling.

It's so cheeky to ask for thousands off. I've been lurking on reddit too and it's full of FTB's asking if they should knock 20k off a week before exchange (for example!)

I'm all packed and ready to move, just waiting for my hoover to charge so I can finish hoovering 🙄 then I'm out of here!

Loobydoobies · 25/09/2023 13:04

@Housesellingnightmare I feel for you! We are almost at the end of the process, having also had stupid gazundering buyers (had a thread about it). People are ridiculous sometimes.

Congrats @Jonsnowsghost !! So exciting for you 🥳😊

Feel for everyone waiting. I think today has been the worst so far for us - 3rd time lucky on exchange...1st time original buyer pulled out on the day, tried to exchange on Friday but the bank capped how much the buyers could transfer and today....3rd time lucky, Solicitors have rung to say they are messaging everyone in the chain to confirm that everyone is ready, and plans to start at 1pm this afternoon. I'm now on tenterhooks- if we don't exchange today then we have to move the completion date due to my husband's notice period. He's only willing to hand in his notice once exchange is confirmed (we are relocating) and it is legally binding, especially after the first buyer pulled out on exchange day. So nervous to hear good news for once 🙏🏼

Fingers crossed @ArCHER4316
Now just waiting for confirmation of completion and keys! Sitting in OH's family pub to wait!

ArCHER4316 · 25/09/2023 13:36

Thank you @Housesellingnightmare , I really hope that your sale progresses quickly without any last minute reductions suggested. It's a horrible process without people playing silly games just before exchange and trying to get more money off thinking you'll agree because it is last minute. Best of luck
🙏🏼x

Thank you @Jonsnowsghost!

That sounds like the best way to wait for completion 🍻😂

good for you. In a previous life (it feels like) I had someone try that with me, not £10k but £2k as it was a flat. I told them the price accounted for old electrics which were visible if they'd bothered to look at the fuse board when they came round. They backed off.

one of mum neighbours had a shockingly cheeky offer on the basis "the whole place needs redecorating". I think it was done about 5 years ago.

okthenwhat · 25/09/2023 14:42

Our buyer pulled out just before exchange. Very frustrating for her to do so at the last minute but while I was upset I'm not surprised.

She's wanted the moon on the stick and been very unrealistic throughout the whole process.

She wanted us to pay for an electrics survey on the house. She wanted us to fix everything on the house survey or reduce the price by 8k. She wanted us to replace a broken burglar alarm with a new one. Then she wanted us to remove the burglar alarm. She asked several times for us to remove a bird nest her surveyour wrongly identified as a wasps nest. She asked for building regs compliance certificates for both the bathrooms (we solely put a new suite in to provide context, no electrics or building works) and for us to provide the guarantees/warranties for the loft ladder we installed 6 years ago.

Feel your pain @okthenwhat and @Housesellingnightmare . The waiting is so hard and every message, phone call and day almost makes it feel as though the process is getting longer and longer. It will all come together ❤️

I actually can't believe I'm writing this - we exchanged at 17:15 today!! I had been thinking it wasn't going to happen again, that someone was going to pull out again, that something would happen to prevent it from moving forwards...but it has actually happened! Think I'm in a bit of a daze.

I'm going to keep lurking - we've got 4 weeks until completion and my husband can now inform work.

Good luck to everyone waiting and hoping that all sales/purchases run smoothly all the way to completion! 🙏🏼 x

Congratulations @ArCHER4316 !! What a relief.

Hope you manage to sort it @Housesellingnightmare.

We finally got the keys at 4pm yesterday! All moved in now :)

ArCHER4316 · 26/09/2023 08:00

Oh my goodness!! That's amazing news @Jonsnowsghost !! So pleased for you - enjoy getting settled and feeling at home 😊

elusivesale · 26/09/2023 09:07

@Housesellingnightmare sounds shockingly stressful, hope your buyer doesn't get anything off

@Jonsnowsghost congratulations on getting the keys

@ArCHER4316 yay for exchange!!

Solicitor has said to me my suggested completion date is a "realistic timescle" and just has final queries to resolve. Its allegedly no chain so given the sellers put the place on the market in April, 6 months to prepare to move and get out is plenty of time I think. In the meantime, I am still arguing with one bank to get money out - I gave notice in May I'd be wanting it and they are still faffing changing the nominated bank account I need it in to. I dare not ask exh about his mortgage progression for the buy out money this week, things are beyond strained there, fortunately I don't need it to complete, it'll just be (partially) replenishing my savings.

okthenwhat · 26/09/2023 09:47

@ArCHER4316 Congrats! So pleased for you.

languagebridget · 26/09/2023 18:16

Heard back today from the EA that my offer has been accepted. Next job proof of funds (we are a cash buyer). Hope to move by Christmas but EA says very unlikely even though it is just the two of us in the chain.

After nearly 6 months of drama, we are hoping we can exchange tomorrow. Cross everything for us- it's been non stop drama...
