How do you cope with the anxiety? it keeps me distracted all day.

Selling my property (ready to exchange but my purchase fell through). Have found a new property, instructed the solicitors 3 weeks ago and now running through that process.

Naturally focus on the negative and what can go wrong.

Jay I can only offer sympathies. My friend is taking me to a spa today - MN cliche - and this morning I put my phone straight into airplane mode because I'm either watching it or waiting for the next problem or calculating what it might be.

I had a nervous breakdown in July - not due to selling property! - so I'm not working and I've had days where I just feel like I'm going to explode with the anxiety. Exercise helps...though I was stupid and now live in a place where I can't swing a cat...so usual workouts are a bit of a pain.

I hope it all goes well for you.

Our seller asked to exchange and complete this Friday. We are happy to exchange but can't complete this week. We asked to see the property before exchange, and now the seller is saying she doesn't want us to see the property for a few weeks as its messy due to packing. Not sure what is happening! Wondering if they have done something to the property and wanted to complete before we saw... sneaky.

Def go and see the property. We had the same issue and in the end the agent allowed us to view on the day of exchange and there was a leak in the lounge from the bathroom and the ceiling had come through!

@Jayknow it's a total nightmare I've gone through stages of being unable to concentrate properly on work waiting for news. I've used chocolate and alcohol to cop and many hours complaining to long suffering DH Blush

Well, despite sending a huge number of emails to my solicitor, the vendor's solicitor hasn't answered all the enquiries raised. So back onto the waiting merry go round we go. 🙄 My amended plan / photos / key has been sent to them though. If they don't get it this time, I give up all faith in humanity!

@TheRealMrsP @onthefence23 - I think keeping oneself distracted is key. The process is so slow, with so much uncertainty. My bad habit is I keep an eye on properties that come up in my area as they all are fairly similar. A few have come up in the last week, quite a bit cheaper than mine (5%-10% but need work and are a little smaller).

It’s been one small thing after another trying to sell my house. So I sympathise with you all!

It is a cash buyer and there is no chain so you would think it’s straight forward… but no.

Their solicitors have raised lots of additional queries - asking for planning permission for example for things that didn’t require it, and building regulation certs also for things that don’t require it. The buyer is first time so seems to think houses come with certificates for everything.

Now they’ve asked for a warranty for work that I’ve already said doesn’t have one. And getting it wrong what work was done. I don’t think the solicitors actually read my replies!

The "asking for paperwork" thing is way out of hand.

I had a friend sell her parents' house and was asked, repeatedly, for some sort of safety certificate for the front door, which didn't exist. Also for the windows. It held up the sale because after asking three times, the buyers decided to then ask her to get safety assessments done. She said no - they did buy it anyway. it was an old house so the expectations were bizarre.

For the block of flats where I'm trying to sell, I was asked for planning permission papers from the 1990s. Said no. Then they got really worked up because the freeholder and car park owner changed over a couple of times, they wanted all that paperwork. Maybe I'm unreasonable - if you need it, get it from the Land Registry? I did have it, but they asked a bunch of questions about why the freehold was sold. Because freeholders make money buying and selling freeholds?!

Another sale in the block has fallen through because the owners couldn't provide all the paperwork that was requested, still a likely reason it might kill my sale.

We are now waiting impatiently for exchange. Buyers mortgage runs out in weeks and cant get an extension. It's no or never and the chain fails. Early next week we are told as our solicitor isn't in today. 🙄

We are in the nightmare end stages and I just feel despondent. Supposed to complete this week and sellers still not ready. Our lease runs out in 4 weeks and we will be homeless as new tenants moving in, unless we take on another lease which will tie us up for another six months. And mean we will have to walk away. We only had just enough budget to pay deposit legal fees and movers so if this falls through we can’t afford to buy again, we had to beg borrow and steal to come up with the money this time. Comms from sellers and lawyers v poor. I don’t think I have ever felt so stressed tbh.

Tentatively strapping myself in for the rollercoaster ride - hello everyone.

I’m waiting to hear if my offer is going to be accepted and will find out more tomorrow.. there were a couple of viewings booked in which they wanted to proceed with as I’ve offered a bit under asking. I’m proceedable and they aren’t, apparently, but still.. the tension is unbearable already!
