Thanks @AshRJ the EA was saying that then an offer of 305 would be good, and 310 amazing and talked about other properties which they have which are similar. But I’ve just done my own research, no house on my road had sold for less than 335 in the last year.

And the properties they showed at 300k were not like for like, they had serious problems or were a lot smaller.

Exactly what I’ve had and I’ve been through a ringer. It drives me nuts - just seems very lackadaisical!

After a very stressful will they / won’t they morning we finally exchanged AND completed and picked the keys up to our forever home at about 4:15pm.

Good luck to you all stuck in the hell that is conveyancing in England, I am NEVER moving again!

We've started filling a storage unit with our unnecessary items in the vain hope that we actually complete on 1st September. I have everything crossed, but not holding my breath.

@AshRJ that’s so interesting you had similar! I was way too open with the EA, I think I just saw him as the expert. Now I’m having to get 3 more valuations I think, and must be more business like as I might run out of EAs! I just need an EA to actually properly valuate it!

Lurked for the whole thread, waiting on our solicitor who is the slowest on the planet to actually read through the replies to enquiries... in contact with our seller whos solicitor has told him she hopes we can exchange this week coming.... any tips on how to actually get your solicitor to look at your file?? Ours doesnt reply to emails, always picks the phone up though and tells us she is working in another office tomorrow so wont have access, or tells us it will take her 5 hours to read through the replies... come on!!! get that we arent the only clients but jesus christ at least give me a timescale. Anyone else just so stressed with it all? its all i can think about every day and im not sure how to distract myself.

@Beanzandcheeze I don’t have a lot of experience but I might escalate this if I were you. Give your solicitor a chance by saying your own deadline - from the sellers solicitor - for example - ‘The sellers solicitor thinks exchange next week is realistic, so could you please respond to their enquiry by tommorow so we can get things moving.’ And if they don’t reply, phone, then email copying in their manager.

@ToastMarmalade Thanks Toast I may well do that on Monday, our sale has been ready to go for weeks just our bloody purchase taking forever. I actually feel anxious every time I try call the solicitor or email her as I’m just embarrased at the amount of harassing I’m having to do with no return 🙈

@Beanzandcheeze it’s a while since I bought my house, but I remember the solicitor taking forever also. But we do pay them a huge amount of money, so answering an email within 24 hours isn’t too much to ask!

I wouldn’t be embarrassed you are paying the solicitor.. not like they are doing it for free.. and if she’s overworked they shouldn’t have said they’d represent you. I’d give her the deadline and tell her she needs to get everything prepped for it.. the fact is slow solicitors can cost you a transaction if the other party gets sick of it.

Yes, it’s such a frustrating process we’re your left in the dark for a lot of time about what’s actually happening.

Our EA is seriously pissing us off. Called 3 times to get info on progress of the chain and no one knew anything. They all promised a call back from the right person with info but never happened. Going on holiday for a week tomorrow and can’t fully relax, just want to get over the finishing line now.

I really feel your pain! Hopefully your holiday will distract you for a week. There needs to be a better process for all this, it seems like never ending waiting and never getting updated on anything. Hopefully we all get there really soon. Can’t wait for normal life to occupy my mind 😂 hate feeling so stressed all the time

Fingers crossed that everyone gets some positive news this week.

We are 3 weeks in from an unfeasibly stressful completion and loving our new house (and country!). It was all-consuming and horribly complicated at the time but the horror of it all faded very quickly and, as @Beanzandcheeze says, our minds are now occupied with "normal life" which seemed impossible a few weeks ago..

Our solicitor was actually amazing at the end (not so much through the weeks of silence!) We exchanged and completed on the same day and it went right down to the wire, complicated by the fact that we were driving 1000kms at the time.

At 3 mins to 5 it turned out we had undertransferred £2k and the whole deal was going to stall, but the solicitor's covered the underpayment on the understanding that we would pay it the following day.

It was too late to pick up the keys as the estate agent had closed, but when we went in the next day they gave us an enormous bouquet of flowers :-)

We can laugh about it now, but it definitely wasn't fun at the time!

Our solicitor is now back from leave and hasn't answered my email. The locum we had last week was so good, I'd like him to be our permanent solicitor.

Our purchase is finally moving as the grant of probate was issued today at just under 12 weeks! In case anyone else is waiting for one too :)

The mortgage offer which we received asked us to take the building insurance at exchange, will we have to share this insurance with the solicitor/lender once we have taken the same. Please advise.

No it’s normally, do you have it? As it’s a requirement but only you would know the actual detail of it.

@Knownoone I don’t know but I think your insurance is always your insurance only, but if they’ve advised this I guess it’s worth doing and having the documents to prove this.

We haven't exchanged either, we signed the papers 3 weeks ago, there's no urgency from anyone. Something we asked the solicitor to arrange about a month ago still hasn't been done because they sent a query off instead.
We have to move before term starts, but it's all 'we will hope to complete by the end of the month"
There's no chain, we have sold, the new house is empty, what's the hold up?
