We were asked for a copy of our insurance after exchange. I'm not sure if it was the solicitor sending it off his own back or the lenders asking for it. Our mortgage is with Coventry.

We are also with Coventry but as we exchanged and completed on the same day the insurance was definitely for sight of the solicitor not the lender as funds had already been released.

Still waiting, not even getting viewings. Not worried too much as probate has got fucked up and we can't get a straight answer from them. To makes things worse there's no MP to get to the chase.

Hi All,

The mortgage offer which we received asked us to take the building insurance at exchange, will we have to share this insurance with the solicitor/lender once we have taken the same. Please advise.

Very normal, you're legally obliged to buy it from exchange so want it covered if there's a fire etc! I think we had to provide proof last time but can't remember. We defo had to sign to say we understood the importance and would sort it

We had to provide proof (to the solicitor) of buildings insurance being in place before exchange could happen. In the end, we exchanged and completed on the same day so it was academic, but we did send proof to the solicitor prior to the original expected exchange date.

Ahhhhh!!!!
Very stressed over here. Estate agent rang late last night saying our vendor is fed up and ready to pull out and go with an auction or those online house sale companies (deceased probate house she's just waiting on inheritance).

We are ready but waiting on our buyer who is waiting on the sale of his house but not in a chain with us.

Nothing we can do, we have reassured seller we are going as fast as we can and solicitor is said all paperwork ready on both sides literally just waiting on our buyer to receive his money.

Now estate agent isn't working today and no idea if it's all falling apart 😶😦

We are almost fully packed with 3 kids in tow 😦🙃

14 weeks yesterday. On Friday we heard that our buyers had received their mortgage offer, but the current hold up is still the vendor's solicitor and her lack of response to anything.

We also asked our solicitor about a public right of way which appears to cut across a corner of the garden and the drive way - she passed this on to the vendor solicitor to apply to have this removed. The vendor solicitor ignored, then pushed back and said we can do it, but apparently has finally accepted she will need to do it. The main issue is that, looking on the local council website, this can take 3 months to process. Given we raised this about 6 weeks ago and she has only just taken action, we'll be on the cusp of our mortgage offer running out. I am also doubtful the buyers will wait that long. Argh!!!

New joiner to this thread but I did post on the first one ( which filled to the max with 1000 posts - extraordinary) I am at the can’t sleep / hopefully final stages In the process. All enquiries answered I think and contracts signed and returned to sols. My FT Buyers absolutely desperate to move in next week and sellers desperate to exchange (with no completion date in sight as they are buying new build not yet complete 🙄). Currently unknown mysterious delays with the buyers solicitor. No date for exchange. It’s the constant chasing correspondence. Driving me demented. Never known stress like this. Good luck all. Day’s not over yet etc

Are you sure it's 3 months? I'm sure we had this recently going on with our local grassland and some Rights of way. I'm sure the consultation period was ages for removal of a right of way and it was estimated to take nearly a year!

I mean there is a pavement literally right there. You'd have to step off the pavement and clamber over the fence and through bushes in order to use the path. It's a shorter route to just stay on the pavement!

It's not marked as a right of way either, we just spotted it on the title map and queried it as it we want to make that bit of the garden into a driveway.

This really depends on how long it’s been in place, if it’s been in obvious continuous use it may take long, if it’s not can really just depend on the person responding. Do you know anyone to contact in the council to get it resolved? I live in hope that there’s the occasional proactive one..

@ohsobroody that sounds stressful. But the vendor would have to go through another very long process surely if they pulled out, no option is quick and those other options will give them a reduced price.

@ToastMarmalade I agree, but they are selling a deceased relative property and understandably there's a whole lot of emotion tied up in it. They're suggesting it's worth it to them to take the hit financially with one of those instant completion firms to be able to walk away and move on.

I really sympathise, they've had an awful time of it. Just need them to hang on a few more weeks Sad

@AshRJ you wouldn't know it was there. There is no signage and no actual path. It's just the corner of a street on a suburban housing estate, going across the corner of a 2m wide front garden. It's only because it was on a local search report that we know about it, but it legit looks like someone's pen slipped when they were drawing 🤷‍♀️

Just wondering if this can be dealt with by way of a reduction to the purchase price? To reflect the loss of value with it having a RoW and /or the hassle or expense of you having to remove it yourself. Obvs this might depend on your lender’s agreement to proceed with the RoW not removed (if you are borrowing) It is not really an indemnity policy situation

Found out what the sale delay is. Buyers sol asked for further enquiries from my landlord (council) Grr. They are basically seeking to reconfirm information already provided in the management pack two weeks ago. Its like asking the same question twice to see if you get a different response the second time. Vendors could be on the cusp of losing their new build and chain collapse. 😬

Exchanged 2 months ago and moving end of next month to another country. If you think it's difficult moving, try co-ordinating selling and buying at the same time across 2 countries when it takes days to transfer money (and my jolly solicitor can't transfer money overseas!) I'm having nightmares of ourselves and pets sitting homeless in the car in another country minus visas (visas can't be applied for until we've bought the house - yay Brexit)

If I wasn't already grey I would be by now!

I’m at my wits end! The chain was due to exchange three weeks ago. The day before exchange an issue was flagged with an overage and boundary issue at the very bottom of the chain. Three weeks on the boundary issue is STILL not sorted. We are in limbo. We will lose our dream house if our vendors run out of patience. Do we just relist? Are we being strung along? We’re getting updates from our agent but I feel there needs to be some major pressure piled on - but I don’t know who I should contact? The agent selling the house at the bottom?! Such a shit, convoluted process which is unnecessarily stressful.

Unfortunately had this part where we’ve been strung along 5 times.. sometimes I think it’s the initial lack of investigation by EAs as well.

But in your case I’d ask your EA to move his butt and push he should be pushing.. and the other EA to keep reassuring and calling.

Problem is if you pull out next one could be same, could suggest to EA that he hint that you will relist property to keep your options open as there is such a delay from their solicitors and you feel they are lacking commitment to move forward. It’s such a fine line.
