Sorry so many of us are having a nightmare. The process of house buying and selling in this country is beyond ridiculous!

We still haven’t exchanged 🙄

Contracts on both sides are signed (no chain) and we have transferred our deposit to the solicitors. However, there is a charge on the house which obtaining the paperwork for is proving difficult. Both the vendor and her solicitor are apparently chasing but completion on Friday is no longer looking likely 😬

Argh! My sellers estate agent is getting more and more aggressive. We have finally all agreed a completion date of next Thursday after lots of threats from above in the chain about pulling out (or so that agent said). Failed exchange today as the ftb at the bottom hadn't got their deposit cleared in time but hopefully tomorrow. We too have had to pay a deposit for removals as if we don't all do 17th it'll all fall apart and I already said no to 18th down to not being able to get removals at all!
The most stressful situation I've ever experienced with threats flying everywhere and solicitors not responding.
Wish me luck!

Good luck for today. My nerves are starting as I'm praying we exchange today and completion next Thursday

@bjkmummy congratulations! Our solicitor is on leave this week and the locum they have in covering is really good, so much better than the one we have. I'll miss him when she comes back SadGrin

We exchanged and completing by month end. People say you are relieved after exchange. And here I am getting anxious about everything, what if I loose my job before completion, what if it is a wrong decision and lots of what ifs. Is it normal to be anxious?

@bjkmummy we didn't exchange again, supposedly the money is there now but one person didn't give authority to exchange (us -but they never told us the money was in till half 5!)
Hopefully tomorrow or I may just implode with stress.

Some of these stories of sales completing give me hope!

Our buyer pulled out today because apparently the solicitors are taking too long🤦🏻‍♀️ 5th buyer to pull out, I wish people would stop offering to purchase if they aren’t committed to buying.

Hi. I've never been on this thread before. Figured it was about time I joined. Everything was going so smoothly....hopefully exchange and completion within three weeks and then boom....our seller pulled out.

So as of yesterday we now have no house. We've lost the one we spent the last 13 weeks dreaming of.

House hunting begins again.

I really hope we don't lose our buyers. We are in boxes. My autistic boy is struggling with the upheaval. I'm just so sad

I’m a seller but completely feel your pain. We’ve had it happen 5 times in the last two years. It’s so disheartening to finally feel like you can move on and then have the rug pulled out from under you. It must be so hard for your son to understand.

Long story, but it was let out for years and loads of wear and tear. It’s my only home, have lived looking after my mum for a while but need my own house for me and my son.

I think I made a mistake with one estate agent - he wanted to put it on for £300k and I said that sounds fine - but then realised houses were selling for £325 and upwards so I’ve said I’ll get more agents to put in a valuation.

I'd put it on for 300k, you'll get more offers that way and will more likely hit 325k than if you pitch it at 325k

The agents themselves are so stressful. They’ll be those who’ll push for low right off the bat and then be really eager to tell you how they sold for more, they’ll be those who’ll be really high and then instantly tell you to drop. They’ll be those who won’t even research like for like properties.. I had one comparing my 3 bed house to a 2 bed house that needed gutting..

The reality is you are less likely to find anything useful coming out of them and it’s much better to do some research around the houses in your area with a like for like property and consider the state of the properties. And then push them to actually provide feedback from the buyers which will tell you if you are overpriced, be careful they don’t provide you with ‘their’ feedback.

In this instance I’d ask them to make sure it’s ‘offers in the region of’ and then see what offers come back, make sure you’re expecting a bit more and see what happens.

Thanks @AshRJ the EA was saying that then an offer of 305 would be good, and 310 amazing and talked about other properties which they have which are similar. But I’ve just done my own research, no house on my road had sold for less than 335 in the last year.

And the properties they showed at 300k were not like for like, they had serious problems or were a lot smaller.

Exactly what I’ve had and I’ve been through a ringer. It drives me nuts - just seems very lackadaisical!
