It crossed my mind, but presumably they would charge, so might just see what the letting agent says first. It all may be fine, we just have to hang on for the sale to go through first.

@BungalowBuyer Sympathy from me! I am packing for the second time in 6 months. We did have a big clear out when we moved out of our house into this rental but it’s still hard work and particularly frustrating that I’m carefully packing stuff that I packed, unpacked, put up on high shelves and haven’t touched since! Sometimes I think it’s best not to have too much time and just hammer it over a few days. We complete on Friday but exchanged 4 weeks ago so I’ve been doing it bit by bit and have been surrounded by boxes for nearly a month and keep having to unpack to find something I need!

Thank you. I started before we completed so we're also fed up with boxes now. I'm so grateful we did the loft a while ago so I haven't had to go up there. Still got two more days. I'll sleep tonight.

I had that experience last week, we're cash buyers, well we're paying about 40% directly in case and the rest cash on completion, so I had to transfer a frightening amount also, I was very happy where they confirmed receipt.

The French system can often be frustrating re "red tape", but dealing with LCL online has been a breeze compared to the hoops that our UK bank have needed us to jump through to transfer funds in the UK.

One of their solutions was "you will need to come in to a UK branch". Ummmm....... not really possible as we are several hundred miles from the UK.

Good luck for tomorrow @instantpotnoodle. We complete Friday, my solicitor has just confirmed receipt of funds. I transferred it this morning by CHAPs. There was no reason for anything to go wrong but it’s a relief!

Hi, can I join in? I don’t know if I can actually as everything’s up in the air.
we sold a house in England and as we’re buying in Scotland we had to wait until everything was completed (as solicitors said no one would take us seriously until we had the money in our account)

We’re porting our mortgage and borrowing more.

We got the Decision in Principle and when we went for the mortgage our credit check is saying we can’t get the mortgage. We are low good on Experian and higher than the area and UK average on clear score.

We had made an offer on a beautiful new home and started the process only to find this out and now I’m sick with worry about all of the fees if we’re denied a mortgage.

Plodding plodding plodding. Oue sellers haven't answred any enquiries from a month ago. The boiler needs scrapping (so we will need to negotiate that off- we have been super lenient, but that is a step too far).

Our buyers are hung up on damp that doesn't exist (reason we know this is prob outing) and making us prove we have DPC (which has been rendered over- it's a 1960s house). The agent sent me a text saying he was coming over to see what he can find whether we are in or not. Solicitor has had a massive data breach as well, so that is weighing heavily.

In the meantime, we are under pressure to say yes to a preschool place for our daughter for Sept and have no idea when we might be moving (we need a month between exxhange ans completion). I'm also in the middle of a depressive episode caused by work burn out (yay me?) and...yeah.

Oh my goodness, I thought I was having a stressful time. That sounds a lot to have to deal with.

surely the damp they think is there needs to be evidenced / you can prove how it isn’t damp! That’s ridiculous.

the agent and the solicitor sound quite rubbish too

@PandorasBoxers the agents have been ok, surprisingly, but irritated me laat week and I have yet to calm down. He didn"t turn up tpday so can deal with DP tomorrow.

The "damp" is due to an airbrick that was plastered over. They did an L3 survey when a L2 would have been appropriate- and that wss picked up as a 'slightly above average' reading. In 5 years, we have never had damp...

Does need quite a bit of work. Windows old and a few have failed. Roof ok but the membrane underneath has perished. It will be water tight with maintenance but quite a few have re roofed. Check the electrics. Boiler and shower weren’t working but assume this was something simple. Garage likely has an asbestos. Again seems water tight but will need future replacement. Drains are blocked.

Full report will be ready Monday. I was fully expecting things to be wrong but DH is a worrier and this has terrified him. Dreading him reading the full report! It's a 1960s house and no one living there at the moment. Can anyone tell me if this sounds okay? Any repairs that need doing will need to be paid for through finance as we won't have anything left after the deposit and fees are paid. Are we stupid to buy this house?!

@instantpotnoodle negotiating a cheaper price won't really free up any money for us. I guess I'll just wait for the report and hope the surveyor was being over cautious.

@Nortam most of those recommendations look pretty standard- despends on wording. TBH, blown windows wouldn't be too expensive to fix. Asbestos is nornal and expected in a house that age.

I would be most concerned about the roof (thouhh it spunds like it's not urgent), and the water and boiler (which can be expensive to replace).

@Mummaluma thanks. The vendor told us the boiler was less than a year old so I was surprised it's not working. The roof is what's bothering DH the most.
