@MumHereAgain2023 get them to buy a key license. You can give them a key through your solicitor, but they aren't allowed to move in. Make sure you take a gas and electric reading from the day they get the key.

I understand now why everyone finds this process so frustrating

Buyer's solicitor asked for the boiler installation certificate which I'm pretty sure they have already had

Our solicitor passed the query on

DH replied and accidentally attached the wrong one

Our solicitor queried it

DH sent the correct one

Our solicitor (for reasons best known to themselves) printed out the attachment, scanned it badly and sent to the buyers solicitor

Buyer's solicitor asked for a legible copy

Aaaaargh! Everyone in this process is incompetent 😂

They want to access to start some internal 'works' - soft strip take off doors and flooring etc.
Property is empty so not concerned from that point of view but what do I need to consider?

Property is in England and I'm overseas.

That's a no from me
You own the property till completion and you insure the property till then. I'm sure there are legal ways to get them to insure their own works but it sounds like a major hassle to me.

We have a key undertaking for the property we're buying and got the keys on exchange, however we aren't allowed to do anything to the property except for the specific things we've agreed which are for example getting the boiler serviced, so no decorating, structural changes, can't move things in etc.

I have fully insured the property from exchange, buildings and contents.

Yes, My house is currently insured by me and presumably by my buyer because were between exchange and completion.

My insurance has been switched to the new address but there's a temporary mirror policy in place for my current house for 30 days, cost me around £10.

Probably a silly question but I didn't find the completion statement very clear when the solicitor sent it and I'm too impatient to wait for a reply from them. Does the completion statement include early repayments charges and estate agent fees? These aren't itemised on our statement but it's a fair bit more than I was expecting

I’d ask for an itemised version. Ours last year did include estate agent fees and mortgage redemption.

This is what I'm waiting for now, an itemised breakdown of how much money I need to send my conveyancer. We complete a week tomorrow so I'm hoping to get it by the end of this week.

It'll be weird in just over a week when I'm no longer checking my emails for something.

I got my completion statement through yesterday. It’s the biggest bill I’ve ever had! However the legal fees were spot on the original quote so it was as expected.

I've just had mine, legal fees spot on, just £40 difference from my figures for an indemnity I didn't know about. I've got the bank to do a CHAPS payment and I'm still nervous about it being received.

I did it today, so a week before completion, I wanted it done and out of the way. CHAPS is same day, but best requested before 3pm apparently.

We complete next Thursday and sent the money by Chaps to our solicitor yesterday. So all ready to go!

How’s everyone getting on?

We have our level 3 survey tomorrow as well as the mortgage valuation. My instinct is we’ll hear back from the mortgage valuation first? A bit nervous as this is the first time this house has ever sold.
The survey I’m expecting to bring up lots of issues, there’s lots that are plain to see but curious to see the state of the roof and possible damp/mild issues.

We complete on Friday, it’s been a long haul since exchange nearly 4 weeks ago and packing has been sporadic so far. I can’t transfer funds until Wednesday as I have to wait for the majority to transfer from an NS&I bond. CHAPS is same day so it should be fine.
We are not actually moving until the Monday so hopefully I’ll be organised by then!

We complete on Friday and are knee deep in packing, thankfully I'm on leave after today so I have three full days to get it finished.

Our hurdle at the moment is getting out of our tenancy early. Going through the agreement it does say that we can pay the landlord to give notice early, but it's not terrifically clear.Hmm
