Hello to the newcomers and welcome back to those who are still working their way through the joys of house buying/selling.

Welcome to the madness. We are about to head into week 9 - the house we are buying is end of chain - chain of 3 houses in total. We all accepted each other's offers over a period of a week. Searches are done plus surveys, first person in chain has mortgage offer, rest of us are buying in cash. Now to await everyone to hopefully finish up their enquires - I've never known such banal questions and don't remember this when I've bought/sold before. We've started packing - we've been decluttering ever since we started the journey of putting the house on the market so 4 months and I'm still selling stuff though so far I've made about 3k from stuff we've just bought and never cleared out. Just keeping everything crossed it all goes through. Reckon we are about 2 weeks out from possible exchange or maybe longer as no sign of us signing contracts yet but I live in hope!

Definitely no sanity left here! We accepted an offer and put in an offer in March and it feels like the longest wait! Last week I was asking the solicitors for a time frame and they kept saying soon which was really frustrating! Then last Wednesday they said maybe next Friday which is what's happening so we're packing like mad now. Fortunately we're essentially swapping houses with the lady next so it should be a relaxed move at least

It's the waiting, you're always waiting for some news. We've exchanged and I'm still checking my emails today for a response from my conveyancer and surveyor.

Well we have signed the contracts and sent an electronic copy plus the originals via registered post. Solicitor has confirmed that we can complete on the date agreed by us and the vendors. It is one day earlier than we would like (we have long journey to get back to the UK and will have literally just arrived) but it's do-able.

Better get off MN and crack on with the rest of the packing!

Fingers crossed that everyone gets the progress they want this week.

If you have a date in mind I would put it out there asap, just as something to aim for.

We are 9 weeks in - chain though of 3 houses. Our buyers has signed contracts and is ready. Sound like beginning of chain ready as well so it's just our seller who need to reply to a couple of enquires - noone at any point has yet mentioned a date when we could be completing/exchanging

When we got to the point that we'd all agreed that enquiries were completed I raised the completion date with my buyer via the sales progressor and we were both happy with my suggested date, the property we're buying is a deceased estate so only the solicitor to agree with and no one needing to move out. This saved some backwards and forwards between our conveyancers.

The exchange date was then determined from that, there was a deadline for my buyers giving notice which focused conveyancing attention and got us to the exchange point.

So we are supposed to complete today. I spoke to our solicitors at 10am at which time they chased the buyers solicitors. It is now 12 and still haven't heard anything. Getting stressed

I have everything crossed, one time it was 12.45 before one EA realised a solicitor just hadn't communicated that it was all done.

Thank you. The estate agent called me this morning in preparation. They are super on the ball.
And we are just selling our house to first time buyers. So literally no other parties involved.
But I get the feeling the buyers solicitors are really slow based on the enquiry stage

The 'survey' was done yesterday (was a joke - huge 16th century listed house and the surveyor spent just over an hour here) so they may be waiting to see what the results of that are before spending money on searches.

Very frustrating and more than a bit worrying!

We sent out transfer documents and contracts back to the solicitor yesterday which arrived today and apparently we didn't sign the plans which we were meant to. I can't find any mention anywhere that we needed to sign the plans so I'm a bit miffed that we have to do them again and spend another £7 on special delivery! And to make matters worse I printed them at work and left them on my desk 🤦🏼‍♀️ I'm feeling very stressed about the paperwork because it has to be done and right and at the solicitor before we can complete on Friday

Yes, I had a stand off at the start because of "who will pay their solicitor first".

is anyone else feeling their solicitor is actively trying to avoid work? I have only had good experiences but this one is turning out differently.

There was a last minute bit of stress to be dealt with just before the banks closed. I changed all my accounts to my married name, and this is what shows in their system, but there still seems to be a glitch when people try to make a transfer where it needs to be in my pre-married named. Eventhough the bank has now told me several times they sorted it. Solicitors ended up making the transfer just in the nick of time and we still got our money today.
Now I need to claim back the additional stamp duty we paid when we decided to split our purchase from the sale.
And then I can finally relax. Until we decide to start the renovations. Ha!

@webuiltthiscityonrockandwheat Ahh. That all sounds very stressful. We didn't need to sign any plans. I guess all Solicitors do things differently.

@CutesyUserName That's frustrating. Sounds like your buyers aren't fully committed. I hate how this is possible in the English system. I feel there should at least be a small deposit when an offer is accepted to stop time wasters. Especially after our sale fell through for the most ridiculous reason.

@Nortam Have all the enquiries been submitted and satisfied? Our solicitors weren't willing to discuss exchange dates until the buyers solicitor had confirmed they were satisfied with the answers to the enquiries. And the buyers solicitors dragged their feet for about 2 weeks after we sent an answer to the final enquiry.

Property question or want to hear your thoughts.
We have a buyer who wants to exchange but delay completion as we are waiting for council on a change if use.(so a few more weeks)

They want to access to start some internal 'works' - soft strip take off doors and flooring etc.
Property is empty so not concerned from that point of view but what do I need to consider?

Property is in England and I'm overseas.
