Joining you! Accepted ridiculously low offer from people in rented last week. Been on the market since October with one sale falling through. Buying a fully renovated house which is empty and has been on the market for ages. Managed to get it for a big reduction so not as out of pocket as we thought. Now for the wait. Filled in sellers questions and got them posted off and paid for searches. Solicitor says three months for completion. Everything crossed 🤞

Sadly the house is bloody filthy! Garden is full of rubbish. Bins left overflowing. We move in tomorrow. Hotel tonight and we meet the removals company at the house in the morning. We had ours professionally cleaned. So annoying.

@AlwaysGinPlease hopefully the EA and your solicitor can get the seller to reimburse you for the removals bill, if it was supposed to be empty on completion :)

Congratulations @AlwaysGinPlease !! I think there is always a bit of a blue feeling on completion after all the pressure and stress of buying and selling. Frustrating though that they didn't tidy up at all.
We are going to go over tomorrow to the old house to bring across the last bits and pieces and then scrub it clean. Planning to leave a little letter for the buyers. I want them to love our old house as much as we did.
Going to be so sad saying goodbye on Tuesday. But also a huge relief

They accepted our offer! 🥳 now let's hope they're not as awkward and selfish as our initial sellers.
We've said to the EA that we want to complete by end of August before I go back to work proper; they said it's tight but doable as the rest of the chain is already completed paperwork wise.

We are coming back to the UK after 10 years living abroad so it's a massive change for us. House is half packed up and like a pp we have got rid of loads of stuff that just isn't right/needed in our new home.

Have had a couple of weeks of feeling like it was all falling apart and would never actually happen, and visions of us being homeless nomads - had forgotten just how stressful the UK conveyancing process is.

After many weeks of almost radio silence from the solicitors it looks like we are on track to exchange next week and complete mid-July!

it's really annoying how it can go from radio silence to "here's an exchange date". Obviously I'm glad you have one though!

I check in with my solicitor a lot but I know a lot of people try to do that and get no response.

We have got to the point where seller is pushing for exchange dates but haven't provided an indemnity policy, they just keep tooing and froing trying to say they don't need one, we say they do.
Frustrating!

currently working through a part exchange and contract are due to be signed on Friday. Had a surveyor round which is making me very nervous he mentioned a lintel missing and the slate roof having some daylight. Said it was to be expected in a 30’s house then all of a sudden said he can’t tell me anything because he isn’t meant to.

im autistic so could be reading way to much into this. They offered us 170 and it’s valued at 190. Just worried it will all fall through

Our survey threw up a couple of things, one was roof related and I provided evidence I'd had the work done fairly recently.

Anyway I took the position that the valuation is based on the house in its current condition not its condition if any issues were resolved, I asked to see the valuation in the survey report and they just decided they were happy to proceed. I would have reduced the price slightly if pushed but I'd already accepted an offer under asking as they were first time buyers and keen to proceed quickly.
