I noticed the last one was full, so here we go!

Hello to the newcomers and welcome back to those who are still working their way through the joys of house buying/selling.

I have to say these reports of people pulling out at week 12 are making me feel very anxious. We have just massively decluttered as we have been here 15 years and sold quite a lot of our stuff that we won't need at the new house so if it all falls through my house is going to be very empty. I've tried to ask the solicitor how far away we are to discussing dates (we are week 8) she's waiting for our seller to reply to enquiries (they are in America) and for our buyer - they've had our replies so it's just whether they have any more questions - hopefully not. There just 3 houses in our chain and we are the end of chain buying an empty house. Our searches are all complete now as well and all were okay.

bjkmummy I know what you mean. Especially if there's not really a reason for them changing their minds, though of course everyone thinks they have got a good reason.

I am worried today because....you know how with a block of flats that has a managing agent, there's always a charge for a management pack? Well, I've just been told I have to pay for a management pack x 2 effectively, because the building management is split between a couple of companies.

That's another £350.

I have moments of thinking I shouldn't sell, if I was still living in the flat, I'd have pulled out of my own sale. I moved to be closer to mum but even she has said it might make more sense to move back again!

Just got an email from our solicitor telling me he will need to call me in order to verify our bank details ahead of completion. Not entirely sure what to expect? Anyone who has completed know what the process is?

Hi @FigandHoney , my solicitor did the same when I sold even though they already had all my bank details. We haven’t completed on our purchase yet so not sure if they will ask again.

I’m in a right state… we’ve been trying to buy this house since February and the vendor has been a complete CF. Took two months to do his initial forms then went into overdrive. Refused to do work that needed doing but then said the estimates we gathered were too high. We finally agreed on a price reduction and got ourselves set up for exchange and it turns out he doesn’t have a mortgage in place?! Where is the due diligence I ask you? And now I’ve looked on Rightmove to see that the house he’s meant to be buying is back on the market… I’m 36 weeks pregnant and very hormonal. 🤣 so it’s nice to hear news of people of exchanging and completing, hurrah for simplicity and people who don’t mess you about…

We are at the enquiry stage and our sellers solicitors have sent the following response to one of our enquiries, I am completely clueless in legal terms, would anyone please advise if we are supposed to fill this form. I am completely clueless why should we visit the property and complete this form. Please advise.

The agent’s particulars show
a conservatory has been erected. As such please request the vendor complete and
return the attached Conservatory Questionnaire.
Your client should attend the property with their surveyor to complete the form in this regard.

I'd be very tempted to walk away. Not easy I know but if the house he's buying is back on the market then you can't progress at all

I'd try and dig into the truth of it but it doesn't sound good, sorry.

You need to clarify with your solicitor what you do need and don’t need to do. But that seems to be directed at the vendor, not you.

Congratulations to those who’ve exchanged!

Things are ticking along here. We’ve just had our mortgage meeting and they told us waiting times are around 6-8 for the mortgage offer to come through.
Our survey is in around 10 days time too.

Spoken to our EA who clarified our chain and they were positive about everyone involved. I’m just impatient and want everything done immediately so know I have to distract myself with other things 😄

I've sent the funds to pay off my mortgage to my conveyancer today (doing it ahead of completion because the fixed rate ends next week) so that's a step forward.

We need to pick up the pace with packing this weekend.

So we should hear today if our offer in on our 2nd chosen house has been accepted or not. EA is confident it will be even though we've gone in lower than the OIEO price

We had survey on ours last week and survey for new house on Monday. There is a conservatory/extension which I hope is all ok paperwork wise!!
