Would you spend £1mill on a house with one bathroom?

We’re looking at properties in the area and fell in love with this online, which is way way way over our budget so it’s just a fantasy really.

but if you had a million to spend, would you be happy with only one bathroom? I guess I’m trying to talk myself out of my dream house here.

You could probably convert the smallest bedroom in to an additional bathroom as it’s above the downstairs WC so the plumbing should be in situ. But that’s obviously additional spending and you’d lose a bedroom (albeit I don’t think there’s much difference between a 5 bed 1 bath and a 4 bed 2 bath really).

I don't have a million pound budget but it wouldn't put me off. I find it strange how many bathrooms seem to be required nowadays, it always feels a waste of space and a faff to clean to me. I think a downstairs toilet is more important.

Yes, as long as there was scope to put another bathroom in if needed (which there would be in that house if you didn’t need all the bedrooms).

I would. That bathroom is enormous and could be cleverly chopped up into a shower room and loo and then a bathroom.

@RobinRobinMouse when the two DC are teenagers I’d be regretting not having two bathrooms. But for now when they’re toddlers I agree.

I’ve just done some researching using online valuation estimates and with the limited info that I have, they all value at around the £850-£900 mark.

I'd buy it. You could make the smallest bedroom a family bathroom, or as clever pp said divide the ensuite.

Lovely house. It wouldn't put me off. Having the additional downstairs WC is sufficient for me.

I would. The bathroom is huge. It’s the outside space that’s worth the price.

That bathroom looks like it might have once been an ensuite and a bathroom and has been knocked together as it's got a door into the master bedroom. Generally though, no I wouldn't.

Nice house, looks like the owners have money and keep it up to scratch.
I’d be more concerned living on an A road right where the speed limit changes.

The lack of bathroom wouldn’t bother me. It is a lovely house. My only concern would be how much traffic the road would get.

Yep.
You have a downstairs loo, and you could easily either chop the bathroom into a family bathroom and an en suite, or lose the smallest bedroom for another bathroom or, if you need five bedrooms, convert the small bedroom, have an ensuite to the main bedroom, and use most of the existing bathroom to make a decent sized bedroom.

The listing shouldn't be a problem for internal work like that - we have a listed house and had no problem moving bathrooms.

If it literally only had one loo that'd be worse, buti it has a downstairs one at least.

The fact the bathroom has a second door from the master bedroom as well as the one from the landing would be a total nightmare with teenagers! I'd hate that and want to divide it and make a proper en suite for the master I think.

Not at all, a beautiful house. Within my budget I would have to make plans to convert the small bedroom into an additional bathroom.

it has a downstairs toilet that would be fine for me. I grew up with one toilet and 5 person family so used to waiting!

It's a lovely house, and you could alter the smallest bedroom and turn it into a bathroom - but I wouldn't want to live on that road. I'd also look at the quantum of development planned in and around Hawkhurst.....

(We have a 4 bed 1 bath house and I wish every day we had a second bathroom....although now the four children are gradually heading off to uni, it's less of an issue every year!!).

I was going to say no, but then I saw the house and since there’s only the two of us, and there is a second loo, then on this occasion, yes.

I think as it has a second loo it would be okay?

But I guess it depends what everyone's habits are like - we had a mixture of morning and evening showerers at home so a single bathroom wasn't a problem and no one was ever someone who wouldn't just finish up quickly if someone else needed the room.

But obviously need to be careful on the valuation!
