Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

At the point that OP got the offer and accepted she hadnt found anywhere to move to.
Thats going to extend things over the 3months it usually takes to sell.

I liked the 2013 pictures better. The spooky picture in the bedroom is great.

The inside wasn't as good but the gardens were much better then.

Still think expecting 40k uplift in 2 years for what looks to me to be about 20ks worth of work in an (even more) falling market is ... ambitious.

Fortunately (or maybe unfortunately) there isn't much else around of the same type to get some idea of the market value.

I would add the biggest wall clock I could find in the living room. It's where its at in home decor at the moment.

Lovely family home, I would put some nice pots with colourful summer bedding front & back. How competitively priced is it compared to other properties in your local area. The market has changed, it’s no longer a sellers market. Good luck I hope you find a buyer soon.

Despite so many people on this thread pointing out that the house is only really a 2 bed with office/nursery, OP has repeatedly failed to acknowledge that point and is still marketing it as a 3 bed. The problem with this (& her EA will be complicit thus largely to blame) is that it will affect the price people are willing to pay. If you needed a 3 bed, you would not buy this house. If you only needed a 2 bed with extra office space, there will be cheaper ones on the market.

It's a nice house in many ways, the patio garden should be cheered up a bit but apart from that it's fine. I don't know the local market but what OP should have done all along is accept the house is a 2 bed (top end one as it also has a study/nursery) and price it accordingly compared to other good 2 beds in the same area.

On this thread it seemed that OP asked for advice and got lots (some daft but there you go) then ignored almost all of it.

I am surprised to see the current photos of the patio garden still show it as a concrete jungle when it is the ideal time of year to show patio gardens looking nice with tubs of flowers & a seating area.
And the dryer still in front of the radiator! Ideal time to put it into storage when you can hang clothes out to dry instead. Better still, buy a washer/dryer as that is clearly what will best suit that kitchen layout.
If OP reads this I am sorry to be blunt, but why ask for advice and then ignore it? It wasn't much of a reduction in price either, but I hope it sells soon regardless.

I went straight to the floor plan. Bedroom 3 is too small really to be called a bedroom. It's really a two bed so if I'm looking for a 3 bed, this would put me off right away.

This went sold subject to contract a while ago.
Its now not up for sale
So sold or taken off?
