Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

But that doesn't mean they don't love the house or the area. They could have a new job or have other change of circumstances that is causing them to need or want to move.

Fingers crossed for your viewings, OP. It's a bit of a tricky one, because a lot of people who want the sort of things Exmouth can offer, a garden is a pretty major draw. I do wonder if a better photo of the front garden might help?

I have some friends who are looking in your sort of price range in Exeter (young professional couple, looking to start a family) and they have had a nightmare with parking, so lack of parking would really put them off. If the on street parking is good, I would get the agent to empahsize this in the description. Stuff like that really matters to people, because stressing about where to park every day sucks!

They've got a garage and the third bedroom is slightly bigger. The outside space looks worse, but I think if I was looking at your sort of house in this price range, I'd probably go for the one with a garage if I could stretch to 10k more.

There's a few other three beds on the market too, which are a bit "quirky" or need some modernising/work, but under your price, and with a usably sized third bedroom.

This place, for example, wouldn't suit everyone, but it has 3 useable bedrooms, plus an office space in the loft, and allocated parking : www.rightmove.co.uk/properties/85882161#/?channel=RES_BUY

I think it's worth looking really hard at what else is on the market, and thinking about whether you have priced competitively enough. It sounds like you want a quick/quickish sale- and there just aren't that many buyers about.

I was just saying that it’s not always for sinister that people only stay a short while in a house.

We have the least ‘sinister’ reasons ever, quite simply an extra baby and an extra dog to when we moved in Smile going by my enormous bump and the baby things in the corner of our bedroom I’m sure the viewers saw that!

think people may have said all this from a quick look, but a)front garden put a colourful plant by the door, something to 'show' it off, and yes show the garden, b) show the front room before the kitchen, and try different angles, c) dining room dress table make it look more itnersting as a room, d)kitchen move bins and use the picture taken from that angle before the other one which makes it look smaller, e) do something with the garden.. a small table and chairs, pots and plants or greenhouse type thing (small one), would all make it look mroe attractive, especially now it's nearly spring. photos aren't good as we usually look at photos and imagine every room to be smaller, and dulller, but i think their photographer hasn't done you any favours ... Some colours on walls ? child bedroom looks a bit makeshift i'm sure from a different angle would be nicer. Good luck.. don't drop price yet, let interested potential purchasers drop it in their offer.

I think that’s the plan now we’ve got a few viewings, so fingers crossed! If nothing comes of them and no other viewings are requested then I will tart the place up and drop the price.

Borrow some nice garden seating and a nice patio set

Get pots with flowers blooming

Maybe a few small children's garden toys A standup play sand pit or similar would
Make it look more child friendly.

The house looks ok I think. Maybe retake a few pics

Couple of new photos taken which are being uploaded today, the first to replace the front of house photo and the second of our front garden. It seems amazing to me now that the EA didn’t think to take one when it’s the most attractive piece of outdoor space we have, albeit at the front of the house Hmm

He sort of swung by without any warning and did a ‘drive by photo’, otherwise I would’ve closed the bloody windows!

Anyway that’s viewing number 2 done, one more booked at the moment then we’ll take stock of the feedback, restyle a few things for better photos and decide on a price drop. Hoping for a ‘cheeky’ offer however as more than open to negotiate rather than having to do all that!

Only negatives I can see are:
No rear garden, just paved.
Bedroom 3 isn't a bedroom, it's too narrow for me
No off road private parking.

Is your estate agent either really tall or really short? I don't get why the front garden photo is also at that weird angle. Are all their photos like that? Why hasn't someone said something?

Is the angle because of the big bush which would otherwise block the view of the house? And you can't get the whole house in the photo if you're in the front garden as it's too small?

Do you have a damp problem OP? Seems an odd time of year for windows always open that wide!

Definitely agree the new pics are much better.

The third room with the desks doesn't really seem big enough to class as a bedroom, if I'm being bluntly honest.

The only reason I say this is that if you're advertising it as a 3 bed, you'll probably mainly get people clicking into it who need 3 actual bedrooms and therefore might be put off when they see the third room isn't really a bedroom, or would be a very cramped room at best. You might get more interest if it were advertised as a 2 bed with an extra office/study space.

It looks lovely- the only thing you could improve is the back yard- can you buy, beg or borrow some outside furniture? Make it more of a courtyard garden, rather than a dull yard.
Some brightly coloured flowers ((pots of primrose or pansies ) and some evergreen shrubs. Get stuff you like and take it with you when you move, it won't be wasted.

OP only went on the market 5 days before posting. I expect her estate agents advised her to wait. Otherwise it would look desperate.
