Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

I’d see if you can ask around to borrow a pressure washer rather than buying and having to store one. Won’t take long to pressure wash the patio at all.

if you have time and £30 ish to spend one weekend after pressure washing, get a bottle of stabilising solution, a tub of textured masonry paint and 2 paintbrushes. You could make the garden walls look so much better for a few hours work, & drying time

And since you don’t want to get rid of or store the tumble drier, I’d move it up to the second bedroom and cover with a big neutral tablecloth, to free up kitchen room.

It’s really not worth reshooting the photos especially at that price point.

Don’t drop the price just make the agent aware you’ll consider all offers.

The dining room area puts me off as it looks dark which gives it a depressing vibe - can you make the photo more well lit?

If I was a prospective buyer, I’d be probing why a young family have spanked money on moving costs, estate agent and solicitor fees and now deciding to move again so quickly.

It's a lovely looking house. The only negatives I can see are things you can't do anything about. A very small third bedroom that's more of a large cupboard/ walk in wardrobe and a small paved back garden. I don't think more staging will do much to sell it. It's already nicely maintained and tidy without being sterile. It won't appeal to all but it's only been 5 days. Give it a bit of time.

I think wait for the better the one to sell. That one is going to put people off viewing your house. 55k more and you get a usable garden , better sized 3rd bedroom and a loft conversion. It would put me off viewing yours .

I spent last year scouring rightmove as a FTB, the only thing that really caught my eye is the kitchen. The dryer in front of the radiator is pretty unusual and it makes the room looked cramped. Yes the outside space needs a bit of love but a prospective buyer knows that they can pressure hose and put more greenery in. The other rooms look fine to me! I'd say it's early days, wait for feedback from viewings before you do anything

It’s been an interesting yard stick, what would you say should be the price difference to make up for those things, if you see what I mean? For houses in the 300 ish range? Because obviously if people had 370 to spend they’d choose the other house but not everyone does.

Yes I agree, weirdly the photos facing the windows make the room look darker, so table cloth will come off, flowers on table and photo taken from the kitchen entrance which looks much better. I think that’s the way to go, one photo facing the window and another one facing away.

Exactly. £300k ish might be at the top of someone's budget, so they won't be looking at £370k properties.

So what's important is how the property suits people who have around £300k to spend and how it compares to others in that price bracket.

I don't see a problem in marketing it as a 3 bed because not everyone who might look at a 3 bed needs 3 useable bedrooms. Eg a childfree couple who need space for an office as well as a spare/room hobby space, or a family with one child, eg one older teen so confident they won't be having any more.

It would actually suit us quite well (sorry OP, we have no plans to move to the SW). That's a lovely spacious master bedroom, home office for me, and a second room that we could use for storage, kitten nursery (we foster for a rescue charity) and also yoga studio. I wouldn't even mind the positioning of the dryer in the kitchen - we lived for nearly a decade with our fridge in the dining room to make room for the dishwasher in the kitchen, it's fine.

I’m not selling for any neighbour related reasons or similar, as far as I know you have to declare those anyway. It’s no one big think, it’s more a handful of medium issues such as proximity to work and not having a garden for our dog, etc.

In my area when a house is up for sale they include pics of the castle and cathedral
Why don’t you include one like this.
Gives people a sense of the area they’re moving to

Looks pretty good to me, I might try something to make garden space look greener, as others have said; add some pots and more 'dressing' so it looks less cold. But TBH might just be a slow market, people are very hesitant right now - you can tell things are slow because I had a phone message this week from the agents who sold us this house 8 years ago, so clearly they're trying some clients from the last few years in the hope they might be selling because they don't have enough coming on to the market.

PP have mentioned flood risk, OP. That's the very first thing I do when I see a house I'm interested in - check flood risk. What's the risk to this property?
