Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

As an aside OP
Id make sure the photographs are taken at the right time of the day
When the sun is up, if there is any sun
And Not when it’s likely to cause too many shadows in the rear, this could be one reason why the photos of rear rooms are a bit dull

Yes, my agent just commented on this because I was chasing sun around the house (we get sun most day into different parts). It makes big difference to the pictures.

There are photos of what appear to be 3-bedrooms. But it would be impossible to get a bed in the smallest.

So....are the photos showing 2 single beds in Bedroom 2, and the beds are on different sides of the room? The old photos make it look as if there are 3 bedrooms, but I guess that's not so.

Did you buy it was a 3-bed? Or was it sold as a 2-bed?

I am fascinated by this too. It can't be two single beds as the carpet and wallpaper are different. Neither of the bedrooms pictured could possibly fit in the space of bedroom 3 on the floor plan - which is the same as @Helpmyhouse 's current one.

It's like they've used a photograph from a different house.

(Now over-invested in a house listing from 2013...)

Oh hang on @JinglingSpringbells - I've worked it out! In 2013, they were using the dining room as a bedroom.

No but the description says 'dining room/bedroom 4' so they were advertising as a potential 4 bed!

I would take the tumble dryer out of the kitchen and ask them to redo this photo It looks bad cutting off the radiator and will make buyers think the area isn't big enough.

It kind of does. Either unloved or overcrowded. It's untidy and cluttered but at the same time sparse. The garden for example is almost completely bare, no pots, hardly any furniture, long grass, no borders etc. It could be an HMO judging from the pictures with the amount of beds and unmatching furniture.

The house does have potential, but it needs to be dressed more like a cosy home.

There is nothing wrong with this house other than bedroom 3 really isn't a bedroom and the back yard doesn't look very appealing- personally a quick dress up on the yard with some cheap but trendy garden furniture and a couple of bay trees or pots and the price needs to reflect the fact it's really a2 bedder with an office- however it's ok for a cot- it's often a matter of what else is available locally at the same time and if something with a decent 3rd bedroom or extended kitchen is only £50k more, it's likely people will go for that given the price of extensions at the moment-

The people we bought our house off had been here just shy of two years.

They were very honest in that they only bought it as it was better than chucking away money on renting while they were waiting for a house in a better street to come up for sale.

They obviously didn’t spend a penny on it and it looked unloved and awful. But I don’t give a monkeys about other peoples decor, I can see past it.

Property prices rose so much here in those two years that even with fees, they made 25k rather than spending 20k on rent on the equivalent sized house in the area.

So sometimes it’s not as terrible as it seems when people move out after a short while.

We just sold a house we’d been in less than two years (and made a profit – though we’d taken it from fixer-upper to turn-key), and it wasn’t questioned: our circumstances changed because of covid so we went from needing a house to needing a house with WFH space. Although the great covid house move boom is over it’s still recent enough to explain a lot of houses moves without it being an “uh-oh, must be bad neighbours/subsidence/awful road” reason. Cost of living, WFH, lifestyle changes, etc, are all good reasons for a quick move.

We were the first to view, it had been on the market 15 mins when I got my foot in the door. This area is a dump but it’s all we can afford (we had to move across the country to afford somewhere even to rent).

And no, it was no cheaper because of how it looks. Practically every house you see for sale here in this price range has wallpaper hanging off the wall and mould everywhere.

It’s worked out well as the previous previous occupants had taken down walls and turned a 4 bed into a two bed. The people we bought it from didn’t do anything about it. So for the price of two stud walls and two new doors and frames
being reinstated, we’ve gone from a two bed value to a 4 bed value. The agents said the owners didn’t really care when they pointed it out to them that they could add 40k + overnight by putting the bedrooms back as they were, they were older and didn’t want the hassle, they had made enough from the value going up and they were pleased they had saved money on renting.

So anyone would have snapped it up immediately! It’s on one of the only three good roads in the area and they don’t come up often.
A grand on building work added value over night. I was for once in my life, in the right place (the estate agents!) at the right time.

The area is going up in value fast as prices in the big city nearby go up, people are having to move further out to shithole towns like this as the city has become unaffordable and we have a tram to the city centre opening very soon.

It’s the only luck I’ve ever had in my life.

Quick update, we have 3 viewings booked for this week. A little preoccupied with a few things going awry in my pregnancy so I haven’t made the changes yet, but if nothing comes of these viewings I will (and will post a new link of course 😉) thanks again all.

I wasn’t comparing situations.

I was just saying that it’s not always for sinister that people only stay a short while in a house.
