Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

The angle of the photos is all wrong.

There's an odd bit of bin bag in the kitchen, the table cloth needs a hairdryer over the creases, the plant in the study looks dead - but mainly the angle.

It's got a For Sale sign on Streetview, but that photo is old because you can see how overgrown the hedge now is - can you cut that? It looks much nicer on Streetview!

I've just compared your listing with the 2013 listing linked to here. On the plus side, I think you, or a previous owner, have done a great job updating the kitchen, bathroom, living room and main bedroom.

On the negative, the 2013 picture of the courtyard v yours is almost unbelievable. What a difference 10 years makes. Look at the picture from then, and try to replicate it now with clean walls and paving, a bit of furniture and some flowers in pots for colour. I also can't believe bedrooms 2 and 3 are the same rooms as shown in 2013. Has bedroom 3 been made smaller? It really doesn't look as though it could take a bed in your photo, though it clearly did in 2013. I disagree with people who say it is a 2 bed house. Bedroom 3 is a boxroom, common up and down the country. I once bought and sold a 3 bed house with an even smaller 3rd bedroom than yours. I dont recall any quibbling as to whether it was a 2 or a 3 bed house.

Oh and definitely get a photo of the front garden included. It is a lovely green space, though a thought occurs to me, if parking is an issue, is there precedent in the street for having the front garden paved over for off road parking? If so, that might be a stronger attraction for the totally un green fingered, than having a little front garden is.

I would remove the dryer from the kitchen.
Jet wash the patio and garden walls. Add some colour to the garden. Make it look brighter.
Take another photo of the study with the blind shut as you can see the other houses and it seems overlooked even if it isn’t irl.
Can you add some colour or a feature colour to the bedroom wall/lounge. They look fine but dull and not appealing or cozy.
However all small things. The market is quite slow I believe.

The pictures I am looking at are from Sep/Oct 2022. Verified from satellite imagery also.

The images on Google streetview of this road (including a house with a rightmove sign outside) are copyright 2023 but clearly stated as captured in October 2008

As for why they have posted - I dunno, maybe for some advice?

The dining room and child’s bedroom have a bit too much clutter.

I would get rid of the park bench in the yard and replace with a second hand table and chairs.

I think it’s a nice house overall.

Remove ? dyer – it looks like you’re struggling for room

Add some pots to the back garden or some sort of entertaining area – outside rug would look good/cheap firepit/fake foliage

Remove the tablecloth from the dining table and the bottles from the top of the unit (again shows no space)

I hate seeing bottles of shampoo and products stacked up (I know every bathroom in real life is like this but I would remove for photos)

You need to put a double bed in the 2 big bedrooms and show the third bedroom as a bedroom. The kitchen looks cluttered with that dryer and bin in front of the radiator, move them if you can and try some pots in the courtyard to make it look a bit more inviting as it looks pretty grim as is.

I am confused.

The photos of the SOLD houses in that road don't look like the inside of yours. For example No 9, which appears to be yours, has (in the Sold photos) a bed in the 3rd bedroom but as far as I can see from the floor plan of yours, a bed won't fit across the width of the room because the floor plan says it's only 5 3" wide.

Unless I am looking at the wrong house- but all of the others in that road have much bigger 3rd bedrooms.

She has got a double bed in Bedroom 1 and there is no space for a bed in Bedroom 3- look at the floor plan and the dimensions. In Bedroom 2 it's a child's bed and they won't be sleeping in a double bed, as a toddler.

The pictures themselves are not great, the house is lovely! The picture angles and the dull light really let the listing down. The agent is really lacking the picture skills needed!

I’d maybe tart up the garden a bit. Few more pots.

I’m used to small 3rd bedrooms. Always lived in houses with 6ftx6ft third bedrooms, it’s par for the course.

I think the first thing is get new photos, they look awful, taken at a weird angle (especially the kitchen pic) and look like they were taken with a phone camera. Good luck with the sale!

I think you need more photos. These days, 6 isn't many for a house at that price - it's what you associate with very cheap houses.

Your house up for sale for £3200/m2
Other house up for sale for £3120/m2 on same road, not sold yet
Other hse up for sale for £400,000 Belvedere road STC approx same size as yours. Went on the market in sept

if you look at the images for belv.rd they have less furniture in the rooms. So appear bigger, even tho they are not.
Suggest
You remove some of the smaller furniture, even if it’s just for the pictures. You can always put the furniture in the car if you have a viewing or store with a kindly friend/ relative
I would remove the following
Pic 2 kitchen image….recycling bins are in the way of the door
pic 3 blue planters? rhs of image….add some lovely pots with plants, possibly stain the bench and rub down and repaint the wall, jet wash the slabs
pic4 all personal photos, drawer piece on rhs of pic next to sofa, stack books to create neat book shelves rather than a collection of objects.
pic5 personal photos, booze on top of cupboard ( gives impression u don’t have enough storage, the entire unit next to the window. Overflowing wall hung letter rack in kitchen ( remove all the post, just leave some colourful cards ) door mat and cat bowls, all the bags and stuff u can see in the kitchen from this angle….Add a large bowl of colourful fruit on the table and a large colourful or striking black and white image on the fireplace
pic 6 as above pic 2, plus remove teabag boxes ? Lbs of image. Again looks like youre lacking storage.
pic 7 furniture piece in window. Make sure no furniture obstructs movement into the room. Add new crisp duvet set, plain striking colour.
pic 8. This is the worst space ( apologies dont mean to upset u ). Kids room need to look cute. Remove all clutter and put in a new piece of furniture. To the right of the fireplace. Remove furniture in front of chimney Brest add a nice rug with a wooden colourful toy, like a dolls house, swhatever you have. Poss add a comfy chair or rocking chair next to the bed. Get rid of bed gate. Buy new colourful duvet set ( ikea do some great ones ) Put large images on walls especially to cover the stuff on the wall to the las of image. Add mirror or image over fireplace and just display one thing on mantle ie some books.

Pic 9 keep chair adj window get rid of other. Put plant on table.
pic 10. Remove storage lhs of pic, it’s detracting from your lovely bathroom
pic 11 As above plus the plants u have look a bit sad, be brave buy something bigger , palms, huge balls and even another bench If u can
pic 12 poss change plant for something bigger,

As an aside
Im an architect and have done a few props to sell, they always go for a good price
Your /m2 value seems ok, although the smaller garden may be holding things back.
If you can do the above, hide all clutter, stuff it in the car for viewings if u have to, definitely re do the pics
A picture of the hall from the front door is always a good start aswell.

If that doesn’t work then look at / m2 value of others. At the moment a value of 312,500 would be in line with the other locally.

If I was looking for a three-bedroom house, I'd skip your listing. From the photo, it doesn't look like you could fit a bed in the third bedroom. Could you maybe put a bed in there instead of a desk? Just for the photos?

It’s a bit of a hard one, because for the house and price it is - there’s pretty much nothing left of original features. The photo that bothered me was the dining room. Take out half the chairs, no table cover, all the bottles off the top of the bookcase.
move bin and dryer out kitchen for photo. Child’s room doesn’t look inviting. Can you move the child’s bed so it’s in a better position and take out most the toys for the pics? Living room and bedroom look really good!

I think it’s nice and not a lot you could improve on it… as long as it’s priced right? as I have no idea what houses go for in your area.

markets really slowed down lately so that’s more than likely your problem.

also what is the fascination with some people on here with plant pots? As if adding a bit of tat or clutter is in anyway going to help you sell lol

As you are you need to present it as 3 beds, not 2 plus an office. Especially as the smaller room looks small.
Why hasn’t the agent included a size
If you can’t get a bed in ( you could put a cot in ) then it’s not a 3 bed.
As such you’ll need to lower price based on that if you have no interest

Lovely house op.

I always assume it's the price of something isn't having any interest atall.

The pictures are fairly useless. It looks dark and dodgy angles.

I scrolled twice trying to find the 3rd bedroom before realising the office was the bedroom. Can you fit a bed in it ?

The size is in floor plans and makes it smaller than what's allowed for HMOs as sleeping space. You could put possibly single bed in but I don't think you could open the door then.
I had friend who had similar sized room and tried. Nope.
I lived in very similar house, the downstairs is exactly same so I am wondering if previous owners split main master into 2 rooms

Oh, and don't buy a doll's house or a rocking chair. I've never bought or sold a house yet because they had those items.

There are some batshit people on this thread. Fake ivy on a book shelf and a fruit bowl on the dining table are going to make it look staged - not like a home.

Ps. I wasn’t suggesting OP go out and buy them. Although lots of wooden rocking chairs second hand £40. ( for example )
As I said whatever you have.
But sometimes you have to speculate to accumulate.

If there’s been no interest so far, everything and anything can help.
