Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

Downstairs space looks lovely.
Garden unchangeable but maybe make it look more usable?
Is bedroom 3 usable as a bedroom (assume it's the office pic) - from the angle not sure you could fit a bed in there?

It's obvious to me that the problem is that the 3rd "bedroom" isn't a bedroom at all - it's a study possibly but not a bedroom. People looking for a 3 bed house will want a bigger 3rd bedroom. It will appeal to people who want 2 beds and a study but then it's probably expensive compared to other 2 beds in the area.

Bedroom 3 looks like a hallway. That photo is not doing you any favours.

It’s a nice house, not much you can do about the third bedroom size.
some pots/plants at the front with some spring colour same at the back I would also paint the garden walls warm the space up a bit & make it more interesting.
also agree the photographs are very dull looking & dont show the kitchen or bathroom very well.

Good solid house. The tumble dryer in the kitchen needs to go and I agree with tarting up the outside space. It looks really bleak out there yet there’s two photos of it.

I think overall the photos could be better as they makes the house look a bit dark and dull but is suspect it’s the pictures not the house

The weird angles of the pictures are not showing it to the best advantage.

Agree with PPs - move the tumble dryer from the kitchen for photos & viewings and see if the bin can go elsewhere.

The courtyard is the major issue as you recognise - I agree with PP - paint the walls white, can you borrow a nice garden table & chairs from a friend and 'dress' it for photos? Maybe put a cheap IKEA outdoor rug down. Get a few pots that are flowering now - daffodils etc. That will cheer it up and make it look like a nicer space to sit/eat outside.

I like it in general.
If you might be able to use them after you move, I’d put planters in the courtyard and rugs to break up the expanses of dark carpet.
If there’s slightly better weather at any point, retake the outside ones

The garden area would put me off. Does it get sun?

If so, I think it would help to put a table there and take a photo on a bright sunny day.

This is not a 3 bed house though...

The third room is barely enough to put a desk so you need to market it as 2 bed with a study.

People who are searching for 3 beds will not consider your house big enough and you might miss out on buyers who want a 2 bed (and would expect the price to reflect that this is realistically only a 2 bed).

Likely to be the price and the ''3 bed'' description that are putting people off as it looks OK to me, although the angles of the pictures are odd. You could also brighten your courtyard with some flower pots.

Agree, pressure wash the paving, put some pots and maybe borrow a table and chairs from friends or even look on Facebook.

Replace the plastic table cloth with cloth, or just bare surface if acceptable surface. Flowers or fruit bowl on the table. This is fairly minor though.

Ultimately will probably be the price. See what price boundaries rightmove are using to prompt the 'price reduced' option and consider the sorts of boundaries people might put in when searching for property, so the boundary below is 300000, if you put something like OIRO or offers over 300000 then it will open the search up to anyone with 300000 as their upper search limit.

It's a lovely house OP- bathroom is great ! It needs pricing at top end of a 2 bedder though as that 3td bed is really an office. Garden area needs a cheap makeover, a few planters, bit of furniture, some of those reflective outdoor mirror things maybe. 2nd bedroom maybe a bit of a pretty up, couple of rag rugs, few fluffy cushions or a colourful bean bag etc - at moment looks a bit sparse. To be honest these are all stuff that anyone should see past but you would be suprised that some people view like it's Tinder.

I would definitely consider this a two bedroom house, not sure if the third bedroom is big enough to be considered a bedroom. Is it priced fairly with other 2 bedroom houses with limited outside space?

I agree with pp saying the dryer and bin should be left out of the pictures, it just screams no storage/no space.

Otherwise I think the outside space looks very uninspiring, it’s just a grey space surrounded by high walls. It could do with lots of love.

Forgot to say I would change your pics around with your lounge first as it's nice and a good size and the picture of the expanded kitchen area before the smaller pic- put the garden bit last as it's the least enticing thing

I think if selling as 3 bedrooms you need to set up the third as a bedroom, it looks too small on the pictures and completely overlooked from across the road.

Otherwise fine but dryer does look a bit cramped in kitchen, less bottles on bathroom shelf, bits of colour may help, price looks on high side. A lot of family buyers will want 3 beds so would not market as 2 but rather try to show its possible to have as bedroom albeit a very tight one.

Oh and the third bedroom looks big enough to get a bed in according to the plans, so maybe put one in just for the pictures, so people can visualise it as such.

Honestly, it’ll be the price. There’s nothing so bad about the photos that would put viewers off but there’s also nothing stellar about the finish that would justify a premium price and get people through the door.

I agree with PPs that it's not really a three bed house, so you'll appear in searches among houses with three decent sized bedrooms, and yours will fall short. However, as you're priced as a three bed, you'll probably be too expensive for those looking for two bed houses. I think that leaves you in an awkward grey area price wise.

Is that asking price competitive for your area? It seems dear to me, but we all know that location is everything, and I am not familiar with that area at all.

Ask your EA to re arrange the order of the photos, show your best room first.

I think it's the price. Your third bedroom is so small it barely counts as a bedroom, and there are several 2 beds near-ish to you that are much cheaper, with more outside space, some with attic rooms not listed as a bedroom.

This. It’s not a 3 bed really is it. That 3rd room is absolutely tiny.

Agree with what the others have said. It's a nice house, and the lounge and main bedroom look really cosy and welcoming. The garden is small but could look so much nicer with a jet wash, repainted walls, some greenery, and a little bistro table and chairs as well as the bench.

Inside could you add some large, bright framed prints on the walls to add some colour and interest? Agree with PP that a bowl of fruit or fresh flowers - it's daffodil and tulip season so doesn't have to be expensive - on the dining table would be nice.

Get the agent to put the lounge photo up as the first pic, then the front, then the kitchen (which is great, but I agree move the bin and tumble dryer for the pics if you can), master bedroom, bathroom (also think this is totally fine), kids room, office, garden.
