Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

www.rightmove.co.uk/properties/131461400#/?channel=RES_BUY

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

Thanks in advance.

The living room, kitchen and front garden are lovely but the bedroom photo angles make it look like you could only fit in one double bed, meaning the other rooms wouldn't be suitable for anything other than younger children.

JinglingSpringbells · 09/02/2023 17:46

Confused- posters are saying change the photos- have you taken these yourself or have the EAs?

The lighting is poor and is does make it look drab.

JinglingSpringbells · 09/02/2023 17:49

Probably been said already but not keen on your spotty plastic table cloth.
Remove it and have a big vase of bright flowers.

Kid's room- the most obvious thing in the foreground , on the left, is not a good look. I'd also replace the bedding (duvet)with something new and fresh. Spending £25 on it would work wonders. And clear the corner with all the toys.

The EA took all the photos on the listing at the same time last week.

I think it looks nice, I would want to be able to imagine enjoying the back yard - put a table and some plants if they will fit, otherwise the yard looks like it’s only big enough for the bins.

ithoughtisawapuddycat · 09/02/2023 17:52

I'd judge that this only had one double bedroom which would put me off. The study picture gives me no idea about the size of the room.

alwayscheery · 09/02/2023 17:57

I swiped through the pictures taking a few seconds and from what I can see your main problems are
1.tiny 3rd bedroom and

  1. The bare patio is a bit depressing, the lack of greenery does not sell a lifestyle you need lots of greenery in pots and outdoor furniture to dress the garden.
I will take another look.
Kentlassie · 09/02/2023 17:58

I would add some potted plants to the garden, and spruce up the dining room and bedroom 2. The living room and bedroom 1 look really lovely, and the bathroom isn’t bad at all.

80s · 09/02/2023 18:00

Can you get a photo of the front of the house without the half-dead bush and concrete post in it? Shut the windows so it looks cosy rather than potentially smelly and take the picture on a really nice sunny afternoon.

LibertyLily · 09/02/2023 18:00

C4tastrophe · 09/02/2023 16:55

You need some BIG clocks, at least 2, and one in the garden.
In the kitchen a sign with ‘It’s wine o’clock’.
In the bedroom ‘Live, Laugh, Love’ on the chimney.
Two champagne glasses and a bottle on ice on the table. Rolled up towels on the bed.
Make it aspirational.

Lol at the idea of that being aspirational (I appreciate you were joking 🤣)

Seriously though, aspirational imho is about atmosphere not tat.....

When I mentioned aspirational upthread, I was referring to adding atmosphere and ambiance to the rear courtyard by dressing with the stuff you'd expect to find in a nice garden that was enjoyed as a relaxing space by the people living there....so table and chairs, plants, lights.

I am calling you out @Helpmyhouse

Those are not recent photos. As I have said upthread, the outside of your house looks very different today than the photos the estate agent has uploaded, which are clearly older.

I am really not sure why you haven't responded to my previous posts or my PM on the same issues either. This is why I am calling you out.

The Google streetview pictures show quite a different picture to the one your agent is posting. The whole world can compare your pictures with Google streetview and they are not the same.

I am more than a little curious as to why you would post this thread? Assuming you are the homeowner of course.

Iris1976 · 09/02/2023 18:01

Not sure if price is too steep for area but I wouldn't buy a house with a 3rd bedroom that small.Bathroom is fine as it,not hideous.

@Helpmyhouse Are you showing us the up to date pictures? The exterior at the front according to Google streetview has been repainted and the garden opened up also. Your pictures display and older garden and a weathered exterior. And yes I am looking at the same house.

It's not been "repainted" - the streetview pictures you're looking at are from 2008...!

Lcb123 · 09/02/2023 18:03

5 days!! It took us 9 months to sell an immaculate and fully renovated flat last year. You need to reset your expectations.
your house looks fine

Streetview photos are taken at a moment in time, why could they not be old?

Ursula82 · 09/02/2023 18:03

@Qyk

cringe for you

Did you think Google images was live?

Qyk · 09/02/2023 18:03

The pictures I am looking at are from Sep/Oct 2022. Verified from satellite imagery also.

Are you really thick, or a nasty bully on a wind up? Do you think Streetview is some sort of live feed of the outside of the OP's house? The Streetview pictures are 15 years old...

I’d see a family selling after such a short space of time on zoopla and I’d be worried

Never mind that, Negative Nancy.
OP can’t do anything about that.

Ursula82 · 09/02/2023 18:04

What’s your percentage mark up Op from when you bought a couple of years ago (which in itself would be a concern to me as a prospective buyer)

You are coming across really fucking weird!

Why does op need calling out over old google images you've looked up?

OP, I don't think that most people care that much about your decor etc it looks clean, tidy and neutral which are all fine. I wouldnt care about the garden either as i can imagine my own plants and furniture in there. If I were looking for a 3 bed I'd have to discount yours as I couldn't use the office as a bedroom.

I'd ask the agent to retake the pics though
