Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

I've just seen the 375k it's so so much better and a massive improvement for 65k more It actually has a garden and the third bedroom isn't a cupboard and there's a converted loft. Sorry op yours is overpriced.

Thanks yes, I guess I thought a difference of 55k would reflect this but maybe not.

The 375k house has a lawn and MUCH more usable internal space. They aren't like for like just because they're on the same road

I would also pay more for a house with no onward chain

I agree with others that your pictures are a little dark and everywhere feels a little monochrome. Some splashes of colour with bright towels and maybe cushions could lift the mood a little.
Perhaps the study/bedrooom could also be marketed as a potential walk in wardrobe.
Don't forget that now isn't the optimum time for selling anyway so don't be to disheartened.

The garden could be improved by pressure washing, some extra seating and some small trees in pots to soften the concrete feel

Fruit bowls always look like messy clutter to me! One of those items like tissue boxes or washing-up liquid that are best off hidden for photos. No one’s viewing a house because of some browning bananas and an underripe pear.

Haha, No thank you - I'm worried neighbours could become HMOs (which happened to us recently in a lovely mid terrace in Exmouth!) 😔

Hmm. Looking at previously sold properties it looks as though the two that sold for the most in the last five years (other than yours!) had a slightly different upstairs layout (despite same overall square footage) with the bathroom in a different place and smaller, making space for the 3rd bedroom to be an actual bedroom not a boxroom. If someone wants a 3 bed house rather than 2 bed plus box room, that may be offputting. Also it means that price wise you are effectively competing with properties that are 2 bed (and presumably cheaper) or with actual 3 beds. Someone could move the bathroom at yours and create three actual bedrooms, but that’s a lot of work and expense to factor in. Were prices at a high when you bought during Covid? I ask as I know where I’m from (Cornwall) house prices went crazy high, so you may have bought at the height of the market? Prices are now dropping and with mortgage rates being high, plus the CoLC, that seems unlikely to change anytime soon. Sorry Op, it’s a lovely house 😞

How dirty the back garden is and the walls are compared with earlier sales photos stands out for me.

A small BBQ and table and chairs better than what is there currently.

Looks fine and would be the same price in my area so that seems reasonable to me. Overall the decor is good, only few small things I dislike which would be subjective anyway.

Looking at other prices in the area it also seems reasonable as there's another on the road which is pretty similar but with a larger garden which is a good 50k more.

The atmosphere looks a little dark but that's difficult to fix when it is still winter. Also what is underneath the carpets? As some people often prefer wood flooring but it obviously depends what floor it is.

Trouble is with the loft room easily being converted into a fourth bedroom, and already usable as such, and yours coming across as a two bed, they feel like very different prospects even though they are actually very similar in terms of square footage and potential square footage (if your loft were converted). Plus that one may have to drop its price!

You need the potential buyers to walk in and think, "I can really imagine myself having coffee in the yard on a sunny morning", or whatever.

I love those 'house renovation' type programmes, and while they mostly involve structural work etc, sometimes they can create a huge difference through staging! People have to 'feel' that this is the right home for them, and visualise themselves living there.

It just looks a bit 'meh' at the minute, so I think you need pops of colour, lamps to create mood lighting - mirrors are great for making a space looking bigger. I literally have one in every room except the kitchen!! Throws on your sofa etc.

Declutter, move the washing machine/dryer whatever it is - you need to maximise the space to its best advantage. I'd also lose the wrinkly tablecloth and put a bowl of fruit or a vase of flowers in the centre of the table.

The backyard desperately needs a makeover!! Powerwash it, paint the walls, buy or borrow some nice garden furniture, and bring it to life with potted plants - there's plenty coming into bloom for the spring. Witch hazels for example are blooming now, and spring bulbs.

It's the location and size, mainly.

Not purchase but you’ll get more clicks and views if it looks appealing. It looks dark and a bit boring. If you had 5 to see you’d probably see it last.

No, I wouldn't. It looks nice and uncluttered.
I'd look at the ones painted grey last.

I think your house looks great OP! Super clean and tidy. I've been house hunting and a lot are in a terrible state, plus I don't know why people are criticising the angles when that's how all EAs take the photos. I think its sheer bad luck you haven't had a bite, and not a great time to be selling admittedly.

@Helpmyhouse Are you showing us the up to date pictures? The exterior at the front according to Google streetview has been repainted and the garden opened up also. Your pictures display and older garden and a weathered exterior. And yes I am looking at the same house.

Can you post a photo of what you’re looking at? The photo on the listing was taken by the EA last week. So I’m confused!

Kitchen:

Ditch the dryer and the bin - makes your kitchen look tiny, highlights that there isn't really room for either item (and if you move the dryer out for pics and leave the bin in then the bin is in front of that rad, mmm warm bin smells!)...

Ditch the second pic of the kitchen, take one from the sink end pointing toward the living room instead if you must have a second pic.

Otherwise, add front garden pic (sans stuff!). Put some nice pots in the back perhaps a table and chairs rather than just a bench.

Everything else is fine really, it could all be tarted up and made much fancier but no harm if you don't want to throw the works at it!

Order the pics front of house, living room, kitchen.... as you would naturally move through the house rather than kitchen first.

It's not a 3-bed. It's 2-bed with an office or whatever else someone wants to use it for- convert it to another loo if an option.

Overall the colours a little drab. I think if you do 'neutral' it has to be the same neutral throughout the house . It could do with a freshen up of a lighter neutral IMO or some contrasting colour on one wall in the child's room.

It doesn't look 'homely' as there are no plants inside and you need some kerb appeal with some small shrubs in pots by the front door, or spring bedding plants like pansies.
