I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

How does the price compare with local semi and detached houses? I always worry about over-developing terraced houses

alexalisten · 01/07/2025 13:19

That price seems insane for Grantham and compared to other properties in the area

ComtesseDeSpair · 01/07/2025 13:20

It’s a nice and well-kept house, but other four bedroom houses in the immediate area seem to have sold for rather much less over the past couple of years. I don’t know the area, and whether your particular street has something going for it which commands a higher price, but the price will be key here, particularly if people aren’t even viewing.

YetAnotherNewNameAgain · 01/07/2025 13:22

I don't think the pictures are great. The whole house downstairs looks like a corridor with no windows.

The kitchen looks non existent.

There house looks beautifully presented, but very awkward.

I would redo the photos. Maybe you need now of the features of the rooms.

TwinklyRoseTurtle · 01/07/2025 13:22

I think the kitchen is a strange layout- and to me the home doesn’t seem warm and inviting

YetAnotherNewNameAgain · 01/07/2025 13:23

Even the garden looks long and thin.

The focus of the photos seems to be of the side walls pressing in.

sweetpickle2 · 01/07/2025 13:23

What have you done to the property to justify a 20%+ increase in value since 2018?

alexalisten · 01/07/2025 13:24

Im so confused by the photo of your kitchen like where's your fridge freezer, microwave, washing machine etc

blackframegame · 01/07/2025 13:24

The house looks lovely, I don't know the area but if their is no interest it is the price, it is always the price.

SeaShellsSanctuary1 · 01/07/2025 13:25

The lack of interest is always down to the P word.

I think the house looks lovely. How does the price compare with anything recently sold.

I also think that you're at a time of year where people are pre-occupied with other things like summer holidays and the new school year

Absentmindedsmile · 01/07/2025 13:26

It’s lovely and well presented, great kerb appeal. It went for £50,000 in 2014. 10 years later, it’s on for almost £400,000? In Grantham near Nottingham. It doesn’t make sense. The housing market was nuts and now it’s correcting. That’s probably what you’re finding. I think you’ll sell it for what you paid in 2018, £305,000 not more. So maybe that’s why no viewings?

reversegear · 01/07/2025 13:26

The estate agents haven’t done you any favours, it a good looking home, I’d get them to come and do that all again.

Switch the lights off move floor mats in bathrooms, the boys rooms looks like a lack of storage so move the stuff in the corner. But otherwise a nice looking family house.

sweetpickle2 · 01/07/2025 13:26

This is nearby and very similar in layout to yours and is on for about £150k less- https://www.rightmove.co.uk/properties/151601861#/?channel=RES_BUY

I don't know your area at all but that alone suggests you're overpriced.

BrendaTheBlendeer · 01/07/2025 13:26

It looks lovely, so likely to be the price.

I would make sure the dimensions of each room are on the floorplan, and also be very explicit about having full building regs etc approval for the loft conversion and basement. I found so many didn't that I was just discounting them in the end.

annzen · 01/07/2025 13:26

Is there a back gate/alleyway at the end of the garden? That's one thing I'd look for in a terrace. Otherwise it's a very nice house. I've no clue about location and comparative prices though.

Wish you well anyway and hope you get an offer.

MinPinSins · 01/07/2025 13:27

It's not odd that no one has come to look, it makes complete sense. It's an insane 80k more than a house the same size on the same street, and 90k more than the same size one on Dudley street just 0.09 miles away.

TheWisePlumDuck · 01/07/2025 13:28

That's about £150000 too high for a terraced house in that area of the country I'm afraid, no matter how lovely it looks.

BrendaTheBlendeer · 01/07/2025 13:29

Also, having kids, it would massively put me off to have a dining area that's carpeted. It's not clear if a proper dining table would fit in the kitchen diner?

FilthyforFirth · 01/07/2025 13:29

No idea on the area but given it isn't the south east the price seems insane for a terrace. The house seems nice enough but massively overpriced.

ThisWayLiesMadness · 01/07/2025 13:29

yeah I do not like it, sorry, do not know the area but that price seems high

I do not like open plan and it looks very bland and sterile and where are all the lovely period features? The back garden looks awful

Arlanymor · 01/07/2025 13:30

It's massively overpriced compared to neighbouring properties. Well-presented (despite the strip of a garden and kitchen with seemingly no appliances) but the money is mad when you can buy a five bed with parking for less than a mile away for less.

BrendaTheBlendeer · 01/07/2025 13:30

To be fair, that hasn't got the kitchen extension, and it's a three bed with a cupboard rather than a 4 bed.

StrawberrySquash · 01/07/2025 13:31

The kitchen looks awkward so could there be better photos that let you see better how it works? Someone said they couldn't see certain appliances; you need to be able to work that out as a buyer.

Also get some measurements on the floorplan. Especially given the corridor nature of some of the rooms, people need to be able to reassure themselves that stuff will fit. No measurements is a bugbear of mine.

Its not even south east its east Midlands where property isn't really expensive

ShesTheAlbatross · 01/07/2025 13:31

It’s always price
