I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

I’ve now watched the video (awful music) in the hope I might see some more of the kitchen but no it’s just one long piece with undercuboards and a separate fridge freezer.

That unit with no wall cabinets is an acquired taste and will appeal to few.

You may love it but it’s going to have a big impact on putting potential buyers off.

LeavesTrees · 01/07/2025 14:02

I agree with others - hugely overpriced, the kitchen doesn’t quite look like a kitchen, it almost appears half done because it’s not clear where your washing machine and other appliances are. And the back garden almost gives me a claustrophobic feeling - it’s narrow, the fence looks uncared for and leaning slightly and I would worry about some of the tall trees, particularly if they belong to the neighbours. Tall trees in neighbouring properties always put me off due to past experience.

This one is comparable to yours and close by and is only £300k
4 bedroom character property for sale in Dudley Road, Grantham, NG31

Oh, that ones nicer too, and states off road parking (although we still can't see it!).

OP why do you think yours is worth £90k more?

MooreMooreMoore · 01/07/2025 14:02

It looks like a co- working space / therapy room for rent with the lounge/dining room set up.

Weird corridor kitchen, doesn’t look user friendly.

Ultimately it will be the price of you’ve had no interest.

Ihopeyouhavent · 01/07/2025 13:44

Yikes - who or what is fitting in bedroom 4!! And only 1 bathroom

Yeah 1.4m should absolutely NOT be marked as a bedroom. Single bed width is 90cm! I grit my terth at anything under 2m tbh

TheClockThatNeverStop · 01/07/2025 14:03

Op, it's the kitchen...

The photos on the previous listing show that OP wasn't responsible for the kitchen as it already had the strange layout😆

www.rightmove.co.uk/house-prices/details/d9109c7e-1a0b-4bc1-8f38-14fddaacd2be

I think it looks better on this original listing.
Whilst I am not a fan of the white and black monochrome look, it seems friendlier.
The multiple mismatched colours in the living room and the green on the kitchen wall have not helped the house.
Perhaps the key is to tone down all the colours and let the original bones of the house do the talking.

FOJN · 01/07/2025 14:04

The kitchen layout is strange and wastes a lot of useable space. There is no toilet on the same floor as two of the bedrooms.

Robogob · 01/07/2025 14:04

Things that would put me off:

  • it looks like a long thin house and downstairs none of the spaces seem to have any clear function.
  • the kitchen is weird to the point of creepy
  • garden is very unattractive
  • carpeted bathroom is that? Apologies if I’m seeing it wrong.
  • you’ve got loads of interesting and/or attractive stuff, but it’s not fixing the dead space.

To be honest if I were you I’d repaint the kitchen. I’d also get something on the large areas of walls that look empty. Alternatively if you can afford to, put everything in storage and paint the whole house white or something.

Piffle11 · 01/07/2025 14:06

I don’t know the area, so obviously I have no idea about the correct pricing. But… I would get rid of those books on the bookshelf near the table and chairs. Put a couple of bits there, generic stuff. Get rid of those flowers on the sideboard – I presume they are fairy lights? Clear the surfaces. Remove the bright cushions, as someone else said, they are very distracting. I must admit, I think the upstairs looks rather un-cared for. Get rid of the bath mats, try and add a couple of luxury touches to it – perhaps a nice plant – and try and dress the bedrooms better. A quick trip to the range or somewhere similar might be an order. Yes, I know this is just window dressing, but It can get people through the door if they’re like what they initially see in the photographs. But do consider that price as many others have said.

NoelFaraday · 01/07/2025 14:06

@wandererofthekingdom that house is much nicer.

It looks much nicer last time it was sold TBH. I don't know if if that's the quality of the pictures or the "improvements" but, especially the garden, looks much better before.

It's still the price though.

Sunshineismyfavourite · 01/07/2025 14:07

It's always a price issue. For me I'd be put off a lot by the kitchen. It is a very unusual design and I'd be wondering where I would put everything. It could be there is loads of storage but it looks very unfinished in the photos with no cupboards on walls. The lounge diner looks lovely apart from the carpet. The same carpet (I think) is upstairs and that would also put me off, I like natural floors especially in a period property.

It does seem very expensive compared to other 4 beds in Grantham - many are detached and are so much bigger with driveways and gardens. Ultimately, definitely overpriced. There is a beautiful 4 bed terrace for sale for offers around £300 and would be more attractive to me than your house. Sorry OP! Is there anything you can do with the price? I think you'll be stuck otherwise.

I think anyone finding that would be wondering what the extra ££ in price was for, especially given how nice (if bland) the garden looks in those photos.

BunnyLake · 01/07/2025 14:09

sweetpickle2 · 01/07/2025 13:26

This is nearby and very similar in layout to yours and is on for about £150k less- https://www.rightmove.co.uk/properties/151601861#/?channel=RES_BUY

I don't know your area at all but that alone suggests you're overpriced.

I really like that.

I really like how these houses look on the outside but the price difference is huge for what looks like very similar houses in a similar area. I’d snap that cheaper one up.

GameOfJones · 01/07/2025 14:09

What immediately stood out to me was the asking price. That seems really steep for Grantham!

Then the photos of the kitchen. It looks like you've got no wall units at all. Is the black thing the fridge? It just seems a really weird layout for a family kitchen. Where are the cupboards for storing tins and packets etc?

But if nobody has come to look, it's because of the price.

BadWoIf · 01/07/2025 14:10

I don't know the area so have no idea about the price, but on the whole I think it looks like a lovely house. The road appears pleasant and leafy, and being opposite the crematorium, it seems peaceful and quiet.

The garden is a bit uninspired, but that wouldn't put me off - it has plenty of potential and a keen gardener could soon add some colour.

The kitchen (and bedrooms) look a bit bare and almost like a student house (in these photos). Where do you store the food?! I think better photos would help a lot, and for the bedrooms too.

I think the living room is very attractive and from the floor plan, it appears well set out.

This is an unbelievably nice house for £235,000. I’m in the South West and my god you couldn’t get anything remotely as nice as that for that money.

whitewineandsun · 01/07/2025 14:11

The photos aren't good. Whenever the lights are on in pictures, I assume it's a very dark house. That's an instant no for me.

AnnoyedAsAllHeck · 01/07/2025 14:12

BrendaTheBlendeer · 01/07/2025 13:30

To be fair, that hasn't got the kitchen extension, and it's a three bed with a cupboard rather than a 4 bed.

And one bathroom in the whole place.

whitewineandsun · 01/07/2025 14:12

AnnoyedAsAllHeck · 01/07/2025 14:12

Also this.

AutumnFog · 01/07/2025 14:12

It looks overpriced compared to the "similar houses" scroll below.
It may not be depending on specific location, but if those are anything to go by then considering it's such a narrow house spread across 4 levels without much privacy in the living areas it seems to be priced high.
Generally someone looking for a 4 bed house will be wanting a bit more space in the living areas and there seem to be other local options which have that available for far less money.

2andadog · 01/07/2025 14:13

@Moveoverdarlin it is a lovely house, but on a main road, so pretty different to the OP's house. Also 1 bathroom and really a 3 bed, and no garage.

Oh it was much nicer before. Especially the garden and the lounge. The wooden floors suited the property much better than the grey carpet. Even the kitchen looked slightly better before, although would still hate having to bend down to get into every cupboard. Nothing is reachable if you are standing up.

The price seems slightly ludicrous given what neighbours are asking for and given what it was on for 7 years ago. I also think that a lot of people discard houses without driveways these days as they want to be able to charge EVs. I know it has a double garage but it's really not obvious at first glance.
