I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

It's £15k more than this 4 bed detached 0.9 miles away? How does that work? https://www.rightmove.co.uk/properties/162116417#/?channel=RES_BUY

Your house is absolutely beautiful though, apart from the weird kitchen layout

JustMarriedBecca · 01/07/2025 13:33

It's overpriced for Grantham. And the garden is small. Even if it's an hour from London by train.

alexalisten · 01/07/2025 13:31

Its not even south east its east Midlands where property isn't really expensive

Yeah that's what I mean, it isn't the south east, so no way a terrace should be costing that much!!

Wardrobefred · 01/07/2025 13:34

My GPs lived near Grantham. Unless things have changed a lot, that seems very expensive for a terraced house with no parking. It's very pretty but those things make a huge difference to the value.

If it does have parking the listing and photos need to make that much clearer.

No interest at all is always the price IME.

DownDownDownDoooown · 01/07/2025 13:35

I don’t know the area or the UK property market so can’t comment on the price (but what others have said makes sense) but I will say…
those photos do you no favours.

The kitchen looks very tight as the focus is on the island from a strange angle. It doesn’t look like there’s much room between the island and counters.

Same with the room with the pool table- the eyes drawn to that boiler thing in the corner.

Garden looks very narrow and unkempt.

The kitchen is quality a big selling point for people- you have three photos of the island but nothing practical to interest people. It’s hard to determine how much cupboard space there is.

Focus of all the bedroom pics seem to the the bed, again making it look very small.

Based on the photos, it appears small and the layout is confusing.

Love your decor, though!

HelloGreen · 01/07/2025 13:35

Get rid of photos 4, 10&11. They make it look awkwardly long and thin.

Womblingmerrily · 01/07/2025 13:36

It's a narrow terraced house that has been massively overdeveloped and overextended.

It has left it with strange dimensions, a garden with very little utility and a price suggested that is far too high.

WhereOnEarthIsMyPlanet · 01/07/2025 13:40

I live nearby and it’s absolutely the price. Our 4 bed detached with driveway for 3 cars and brand new kitchen and bathrooms was recently valued at £395k

Purplebunnie · 01/07/2025 13:41

Back garden - no colour in it and it looks uncared for

As other PPs have said there is something not gelling with the kitchen

Unfortunately the bedrooms don't seem to fit in with the decoration elsewhere, they look tired

Sorry

cheezncrackers · 01/07/2025 13:41

Okay, I'm going to blunt OP. The living/dining room looks lovely - bright, welcoming, stylish and really nice, as does the exterior. However, I don't like the layout of the kitchen and couldn't live with it, so I'd want to redo the kitchen immediately. The upstairs looks dated and scruffy and the garden is a mess. So all I see when I look at your house is how much money I'd need to spend to get it nice. And it's overpriced to start with. So, no I wouldn't be coming to look round. Sorry!

Hatty65 · 01/07/2025 13:42

It's a lovely terraced house, and it's worth about £230k.

I live in Lincolnshire and know Grantham well. HTH.

SunshineDeLaSoul · 01/07/2025 13:43

Youve overpriced it.

tumblingdowntherabbithole · 01/07/2025 13:43

It's a nice house but it's not 390k worth of nice house.

PutThe · 01/07/2025 13:44

It'll be the price. Always is. If you dont believe me, knock a hundred grand off and see what happens.

Ihopeyouhavent · 01/07/2025 13:44

sweetpickle2 · 01/07/2025 13:26

This is nearby and very similar in layout to yours and is on for about £150k less- https://www.rightmove.co.uk/properties/151601861#/?channel=RES_BUY

I don't know your area at all but that alone suggests you're overpriced.

Yikes - who or what is fitting in bedroom 4!! And only 1 bathroom

alittlequinnie · 01/07/2025 13:44

I don't know anything about the area or price - but I wouldn't come and look - just based on the kitchen.

It looks like all the units are in the middle in a row - and no wall units etc? Is that really how it is?

PrincessFluffyPants · 01/07/2025 13:46

I had to read through the details to find you had a double garage. That would be a good asset to the property, but no photos? Is it attached to the property?

The back garden needs some TLC and better presentation. Also, why is it the second photo? It will put many people off immediately. Better to chose a photo of the living area or even, at a push, the kitchen.

I agree with PP, the kitchen, although I’m sure is beautiful in real life, hasn’t photographed well.

The price may be reasonable but the photos and presentation currently don’t reflect that.

Nightmanagerfan · 01/07/2025 13:47

Huge kitchen extension that you can’t eat in? So you’d be taking plates through to the carpeted living room to eat? That would put me off, as would the weird kitchen which appears to be one Long Island?

NoelFaraday · 01/07/2025 13:47

The garden fence needs to be painted or treated and all the ivy or whatever that is growing over on the other side needs to be trimmed back as the garden looks like it could easily become overgrown if not kept on top of.

The back garden really lets the property down.

i don’t like the green colour in the open plan downstairs, it’s a bit quest looking. Paint it neutral cream so people can envisage their own colour.

Personally I don’t like old properties that have been modernised. You either buy an old property for the period features or you buy a contemplate home.

Shakeyshakeyshake · 01/07/2025 13:47

Reduce the price to entice buyers.

Also - get rid of the small table and 2 odd chairs at the end of the island. Move the dining room table off the carpet, get a smaller 4 seat table to their if you must have a table.

Is there room in the kitchen for the large table?

It’s a pain but you need to dress the rooms as some people don’t see past what is there.

Get of the mats on the bathroom floor

Do those small things, new photos , better garden photo and a map of the layout as it’s hard to tell from the photos and reduce price to below whatever is closest to you in size and go again…

Hayley1256 · 01/07/2025 13:48

I wouldn't view this based on the Kitchen, where's all the counter space and what are the utensils dangling from a piece of wood. I would need to completely redo it
