To think that it’s odd no one has come to look?

I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

Exactly. Those of us old enough to remember the early days of the House Doctor on Channel 5 will remember that a lot of people who went on that program to get help in selling their homes were often very distraught at the viewer feedback, and yet the consensus on the street was that they were the ones who had invited it all in.

The advice of the House Doctor, Anne Maurice, still stands good, and there was many a line of hers I was thinking of when looking at this house. Two key things, one, "you are not marketing this house inexpensively", in other words, it has to be premium if you want a premium price.

Two, she would always remind people that anything they had inherited when they bought the house means that they must have liked it enough to buy it, and so will someone else.

The House Doctor also went to great lengths to tell people not to take the feedback personally, and that they should focus on their new goal of buying a new house, which they can do once this one has sold. She also like to know why people were selling and if they didn't like the house they already had, as it often showed through that the current owners just didn't like it, even if they thought everyone else would.

Did the OP actually say why she is wanting to sell?

She said in her second post that she’s taken the constructive advice on board and it has given her a lot to think about, so I guess that’s what she was looking for.

Maybe the OP is stressed, she likes her home , she's unsettled because she's had no viewings.
Some posters have expressed their views about the carpets( cheap, thin) the general feel of the house( student occupied) , the town ( a dump) and of course the kitchen in very brutal terms.
Of course she's taking it personally.

Agreed. I understand the OP posted in AIBU instead of Property and AIBU is always a bit 😱… but while it’s fine imo to say why the kitchen wouldn’t be workable for some posters personally or if the carpets or other aspects of the decor aren’t their taste etc - most people would rightly be upset about some of the harsher comments about their home on this thread and be wary of coming back.

Hopefully the OP has just taken notes of the important things they can change such as considering dropping the price to closer match others on the market and adding/getting new photos of things like the garage and ensuite, rather than being too upset that these practical suggestions get lost in the more brutal comments.

Don't ever post on aibu unless you have thick skin. I think if she had posted on property like she should have she would of got more balanced responses

It wouldn’t be a thin skin that would make me hide the thread, it would be sheer boredom at reading the same response so many times!

OP started a thread in AIBU? asking for opinions. She got 16 pages of opinions, then flounced off.

My reasons for viewing/not viewing ultimately are location, price, suitability, and does it look worth viewing.
For me it's a no because of all four.

Nothing against the location, I don't know it but I'd always thought it sounded OK, nice countryside, good schools, easy to get to etc.

Price: nicer houses for the money. (detached etc)

Suitability: The house has lots of stairs and steep steps to the garden, so wouldn't suit a young/multi-generational family.

Does it look worth viewing: No, it's been re-done rather strangely, the photos make the rooms look long and narrow, and I'd be re-configuring the kitchen.

What's appealing about it:
Front looks nice, lots of space, rooms look light, big garden, double garage, loft or basement could be a home office, suitable for a family with older children etc.

  • Edwardian property so always was going to have good light from high windows and ceilings
  • double garage - err have you looked at it??? Roof that will need replacing. Service road that is barely a car length wide so difficult turning space in and out (next door has theirs set back to improve the track line when driving in / out)
  • basement - agreed (Subject to evidence being provided that it has been tanked to modern standards, not Edwardian ones)

Firmly believe that its price is unachievable compared to its exact price competitor as the latter offers a more "conventional" 2 storey property with an easily accessible garage and less oblong shaped rooms

This is the biggest issue the price is insane its not just a bit over its significantly over. If I was going to spend that much on a terraced house it certainly wouldn't be in Grantham

all I can say is unless there is a crucial difference between Gonerby Hill Foot versus south east bit of Grantham as a factor in where to live in Grantham, then the price and photos mean I would never bother bother looking at it. I'd go direct to the Gonerby house and won't waste time and money viewing it at that price.

I like it but i can't get past the kitchen. The island in the middle is just too much. I like a kitchen with space in the middle not one I have to walk around islands just to get to a cupboard. That would put me off looking at it.

No period features at all and too open plan.

The sort of buyer who would look at the outside (the kerb appeal is wonderful) and be interested would, I think, want something a little less "modern", particularly at that price.

We bought something similar and managed to get a hefty discount, as while it was a Victorian three-storey semi, it had no Victorian features at all left inside.
