To think that it’s odd no one has come to look?

I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

I think it’s a 3 bed - I think I’d come up against issues with the building regs for the loft bedroom and the pool table bedroom has the boiler in it. It’s a lot of reception space compared to sleeping space.

The through room is too long and thin. I’d want to put it back to 2 rooms. I was wondering what the office carpet was hiding (looks like it was chosen in the basis of cheapness for this sale) the previous photos reveal its hiding painted floorboards that either need stripping or a forth bridge level of maintenance.

The garden fence needs replacing - . That’s an expensive job and a pita to do with neighbours plants etc.

The bedrooms look cold

I just hate the kitchen. I would want to replace it.

Ditto the (nice sized) bathroom

You are selling a project house at a fully renovated price.

I do think it’s got excellent curb appeal.

All the rooms look long and narrow and incredibly awkward to actually live in. The whole house has an 'awkward' feel about it to be honest. I felt uncomfortable viewing it and wouldn't go and see it in person to shuffe down each room and peer at the dreary garden. It's lovely from the outside and in good repair and things so not dire just not that appealing. I'm also shocked at the price but maybe that's normal for your area.

I'm sorry I couldn't get past the kitchen, it sort of feels like a garage with a work bench in the middle, I'd discount it immediately because I wouldn't want to have to put a new kitchen in straight away.

Fwiw it's not a criticism of the OPs style. It's just that the style, doesn't go with the house it's in if that makes sense.

I don't think the pictures are great. The whole house downstairs looks like a corridor with no windows.

The kitchen looks non existent.

There house looks beautifully presented, but very awkward.

I would redo the photos. Maybe you need now of the features of the rooms.

Agree with this - I think I’d look at your house and see the cost of a new kitchen and two new bathrooms (they are very tired and dated) and wouldn’t see value at that price as it would cost £40k minimum to redo those three rooms). As many people say… it always comes down to price and given the work that needs to be done, yours is priced too high?

It’s lovely and well presented, great kerb appeal. It went for £50,000 in 2014. 10 years later, it’s on for almost £400,000? In Grantham near Nottingham. It doesn’t make sense. The housing market was nuts and now it’s correcting. That’s probably what you’re finding. I think you’ll sell it for what you paid in 2018, £305,000 not more. So maybe that’s why no viewings?

No way did it sell for £50k in 2014, then £305k 4 years later. Sometimes when people take out a second mortgage on a house, it goes onto the "sold house prices" websites. I remember taking out a second mortgage for £38k, on a house worth £350k - on the register it presented as if the house had sold for £38k! Clearly crazy!

The kitchen would be a huge issue for me - it’s a super modern apartment/penthouse style which is not practical for people who cook. Could you add a dresser, shelves etc on
the left wall as you go in?

That shade of green reminds me of clinical scrubs. If you really need to sell I’d neutralise the decor and introduce a more subtle colour with the table dressing and flowers

The photographer has oversaturated the colours so all you see is the pink and orange and everything else looks murky

Same in the bedrooms and the cellar.

Kerb appeal is good

Show the garage and make more of it in the listing - if you can park two modern cars in it then say so

the garden looks sad and not that practical. If you could spend £200 you could really improve it with some cheap summer bedding plants, fence paint, pressure wash the path etc

The agent needs to add dimensions to the floor plan and the garden needs brightening up - furniture? pots of flowers?

Sorry, but what the hell is going on with that kitchen?!!
I carried on flicking through the photos for info, but in all honesty I would have stopped at the kitchen one and not bothered looking at the rest. The video tour just makes it worse.

The reason for no interest will be the price for what you’re getting, it always is. No idea how it compares locally, but it needs a lot of work. New kitchen for starters! Also zero period features, it feels cold and bare.

It’s too expensive for a mid terrace in Grantham. It has all the disadvantages that come with it, - long and thin with a long thin garden and a terrible energy rating which means it it hard and expensive to keep warm in winter.

Leading with those kitchen photos is a mistake as the sitting room looks much more inviting.

I also can't work the kitchen out. Do you have no kitchen cupboards / sides? All I can make out is an island and then a single little square cupboard which I assume has the sink in it? And then a fridge/freezer at the back. I would assume you had got halfway through putting it in and sold up so I'd need to finish it

The kitchen would put me off even going to view it to be honest. I’m not sure anyone would choose just one massive island and nothing else. The rest of it is nice but agree with everyone else saying it seems very expensive for the area. Did you buy it when the market was going mad and prices were mega high and interest rates low and everything was selling within a couple of days? Because things have changed. Houses where I live are now sitting on the market for months and being reduced by A LOT to get people interested

It looks like a lovely home op. As others have said though it always comes down to price.

There was a thread a few weeks ago and posters were suggesting plants on a balcony and a nice rug.

It's always price, so look around your area and be realistic with an asking price.

Tidy up the rooms upstairs! I hate messy bedrooms
The bathroom could be made much more appealing. It's also messy.
I don't actually think the photos do your house justice.
Agree with everyone else that you need to show better pictures of the kitchen.
The garden is not appealing at all.

I don't think the pics are very good - the dimensions look warped, the rooms look long and thin and lifeless. We need to see the actual kitchen. It's decorated lovely but I really don't think the pics are great at all.

Tje kerb appeal is great, I love the path and front garden. However, I agree with others, I was mentally calculating the cost of a new kitchen and family bathroom, replacing the carpets (they look like thin office carpets) and wondering whether you could extend in the side return for a utility/boot room. That alone could make me query if almost £400k was too much.

Access to the garage concerns me - why hasn’t the agent shown it. This immediately makes me think that access can be difficult. I’d be concerned about maintenance of the access road and any costs associated with it.

The kitchen - where do you put stuff? There don’t appear to be any wall cupboards/larder/tall storage units - which you could use looking at the side of the fridge!

The basement - all looks to be properly converted, but what is the flood risk? The details say “ask the agent”- if there is no flood risk say so. I’d never view a flood risk property.

Why is your agent scared of the bottom of the garden? They do t go down there….why? What is that building? Is that the garage? Is that door in the building the only rear access for the house (that would slightly concern me as it doesn’t look very secure and could be a potential weak spot for burglars).

Being opposite a cemetery - not an issue for me, at least you know it’s unlikely to be developed anytime soon. What would concern me would parking for funersls/mourners - might not be an issue, but I’d still wonder if it was problematical.

I’d agree it’s the price and the things that look
like they need upgrading/changing coupled with the quality of the photos/video. Get better photos/video tour

A little musical diversion … totally off the point … @TheInvisibleWorm are you the invisible worm that flies through the night? Even if not, I’m sharing some music I was obsessed with for a while. Performance of Britten’s serenade for tenor, horn and strings, on YouTube. Blake’s The Sick Rose begins 9 minutes in, and the verse at 11 minutes. It really got under my skin.

The above comment: a project house at a renovated price is bang on the money.

The only way to undo this on the cheap, is to revert to trying to look minimal / appeal to a couple rather than a family.

I saw a washing machine but I’ve got to be honest, it’s the strangest looking kitchen I’ve ever seen. Absolutely love the outside front though.

If you don't need to sell urgently, I would take it off the market, then put back on in September for offers in excess of £385,000
July/August is a notoriously bad time to sell as everyone is on holiday/occupied with childcare etc. I have over 7 years experience in this industry. Just some pointers, all the best for your house sale.🙂

don't know the area but coming to Rightmove cold if you are not even getting viewers then it is, as others have said, THE PRICE as yours is very poor value for money on a search for 4 bed 2 bath houses...

  • you are single frontage mid terrace with attic conversion (& double garage at end of garden)
  • your price competitor is a double frontage detached property with beds all on one floor (& double garage near front door)

I would not even consider yours until I fully research the competitor in terms of whose its competitors are, and that does not include a single front mid terrace with inevitably corridor like rooms
