Cleaner is here right now, is he taking the piss?

It’s a lovely sunny, and my day plans have been cancelled because I’m waiting around on a cleaner doing my end of tenancy clean.

Today is my final day of tenancy. I currently live alone in an apartment. I use to have an flatmate but she moved out in December. Only a small 2 bedroom, 2 bathroom (one of them a tiny en-suite) and an open pan kitchen/small living room.

I booked the end of tenancy clean at 9am, this is the earliest appointment I could get. I wanted a first thing appointment so I could be out asap, I work Mon-Fri so it’s my day off, and none of my things are here.

i have paid a 50% deposit upfront, then will pay the remaining 50% to the company upon completion of works. Afterwards I then have to hand the keys back to my landlord.

He arrived an hour and 15 minutes late, didn’t get here until 10.15am (no apology or explanation) didn’t start the work until 10:30am because he spent 15 mins talking to himself about what he’s going to start with first, generally dithering about. At one point he actually sat down.

He arrived with very minimum cleaning products I noticed. At one point he said he needed gloves, so he walked back to his car (parked in a car park a 5 minute walk away!)

He came back, and finished one bedroom/bathroom in no time. Then said he was going to go to the shop for drinking water. The shop is on my street corner. He was gone for over half an half!! I called to ask where he was. When he came back he sat at my table and ate sandwiches he’d bought from the shop.

While I was gone I noticed in the bathroom (which was my previous flatmate’s) the tiles had not been cleaned properly (the tiles are textured and have depth in some areas, not sure if I’m explaining that properly) and still had some residue.

While he was having his lunch (after a late start and after only 1 hours work !) I asked him about the tiles, he said that’s a different service and he did not have the products? He had literally lightly cleaned over the surfaces.

I said to him “So what’s the difference between this End Of Tenancy clean, which I’m paying £180 for today, and a generic clean which would usually charge £16 an hour round here?” He could not answer and said he’ll go back to it at the end and “try his best”.

Is now 14:50 and he’s still only half way through the work. He’s done, 1 bathroom, 1 bedroom, and is half way through the kitchen. He still has the rest of the kitchen to complete, then the living room, and the remaining bathroom.

It’s a tiny apartment!

I’m convinced my deposit will be deducted due to it “not cleaned to a professional standard”. Its just doesn’t have that fresh cleaned look? Or even smell any different. I’ve had cleaning ladies before and it’s looks shined and spotless, and smells amazing.

It’s costing me almost £200.

Does he have a boss/head of the company you can complain to? Take photos when he leaves.

Look at the details provided by the company. What does an end of tenancy clean cover. If they are to bring their own products etc
If the company have a contact number call them and say that you are not satisfied with the standard of cleaning and if it doesn't pass the landlord they'll need to come back

Yes he works for an agency. I booked the clean through I assume was the manager/boss of the company.

Does anyone know how long an end of tenancy clean should take? I queried this on the phone when I made the booking and I was told “it’s a detailed clean so can take longer than usual”

Doesn’t look very detailed to me but he was long about the wait!!!

Is this an excessive amount of time for a small apartment?

I’ve never seen a tenancy clean that’s actually any good. Once your flat is cleared it’s so easy to do a proper deep clean yet your forced into an expensive professional clean.

Dont get my post wrong. There is a real skill in Cleaning properly, yet lots of companies massively take the piss and so many are linked to the lettings agents

Because she's paid nearly £200 for someone to clean!

Op call the agency and tell them the cleaner is useless and please send someone else immediately or refund you.

No deductions because I paid the bill and did the cleaning
you essentially just pay for £200 for a piece of paper to tick a box on an agreement you signed years ago

worse thing was my previous house was being knocked down.

This man is taking the piss, is he staying later to make up the time for being late and lunch ? Take a record of all the timings and take pictures and a video. You may be able to challenge the company and not pay the remaining 50%.

Does the agency offer a guarantee on their end of deposit cleans? The last one I used did, they (supposedly- I didn’t need to claim it) cover anything cleaning related you’re deducted

The service was extremely slow, but I just went out and left them to it, and in some areas was pretty rubbish imo (didn’t hoover, wipe down sides, or dust blinds)- but my cleaning was good enough in those areas

If your landlord does try to charge you, you'd have good reason to pass on the bill to the agency.

I sincerely hope he’s not staying late because I’m literally waiting on him to hand the keys back so I can go to my new home! 😂😂 I’m not paying an hourly rate, it was a set fixed sum of £180. When I queried how many hours it would take I was just told “it can take longer than usual”

The flat just needs to be cleaned to a reasonable standard. There is no requirement for a 'professional clean'.

The landlord cannot deduct from your deposit Willy Nilly. They must apply to the deposit scheme to do that. In the meantime you apply to have it returned.

Really not happy I booked a 9am slot to still be sat here at 3.30pm and half the place hasn’t been cleaned yet

You’d be suprised, they’ll deduct where they see fit, it’s happened to a few friends of mine after they hired professional cleaners.

Another friend of mine works for an estate agents and she says they do it all the time and tenants don’t really have a leg to stand on.

Hence my concern right now.

You get good cleaners and bad. It’s kind of a lottery really unless you get good recommendations.
The problem is that a lot of cleaners don’t fully understand the depth and standards required of an end of tenancy clean. A few years ago we fell foul of this. We then decided in future to use only the cleaners from the letting agents approved list. You may pay a little extra, but when there’s been any issues with the standard, the letting agent deals directly with the contracted cleaner.

This guy definitely sounds like he’s taking the piss mind. End of tenancy cleaning is quite in depth and hard work (did it myself once - never again and we live comparatively clean and tidy lives). This guy sounds like he’s just bumped up the price of a normal clean service.

Most that I’ve had recently have done a pre-visit before issuing a quote for a guaranteed “pass” for cleanliness when it comes to deposits. He does not sound professional.

I don't think phoning the cleaning manager will do much for the op as it's Saturday, late in the afternoon and this time Easter is already here. He'll maybe get a kick up the arse on Monday but op still has to wait around on him finishing

How much will you be deducted from your deposit? Are end of tenancy cleans supposed to leave it immaculate?

When I had end of tenancy clean I provided the invoice - they had issues with some things (they were insanely picky and money grabbing as there were a lot of things they tried to deduct) and I just said to contact the company on the invoice.

It was madness as I'd moved in with it clearly not very clean - that was on the photos and inventory - kept it clean and deep cleaned it at the end - paid for an end of tenancy as the letting agency said I must - and they still picked holes in it! But they left it after I said to contact the end of tenancy cleaning company. The things they picked up on were 'wipe marks' and a wrapper at the back corner of a wardrobe (I think this must have been co-habitanting with me without my knowledge)

Surely paying for the clean means if it's not their standard it's the cleaning companies problem? Or am I wrong in that? It worked for me with the shittest letting agency ever anyway..

They cannot deduct without going through the deposit scheme!! Also the legislation prohibits the landlord requiring a tenant to pay for professional cleaning when they vacate the property

I would ask him to leave and request that the agency send someone else to do it properly.

I never hired professionals to do end of tenancy clean and it never stopped me getting my deposit back. He doesn’t sound like a professional anything 😂

Just this morning I paid £884 for a full deep clean on a 3 bed semi. The hose was empty of any furniture. I wasn't there because I'm over seas but the next door neighbour has been keeping an eye on the property. He is happy. I am happy. It took 3 people 2 days including cleaning the over, the garage and the greenhouse.
The windows were washed inside and out. The walls and ceilings washed down including inside the wardrobes. The bathrooms are sparkling which I am amazed about, at one point I was going to replace the bathroom suite. . The house is immaculate and I'm happy with the time and the price.
I would speak to the manager of the agency and say this isn't good enough.
