Cleaner is here right now, is he taking the piss?

It’s a lovely sunny, and my day plans have been cancelled because I’m waiting around on a cleaner doing my end of tenancy clean.

Today is my final day of tenancy. I currently live alone in an apartment. I use to have an flatmate but she moved out in December. Only a small 2 bedroom, 2 bathroom (one of them a tiny en-suite) and an open pan kitchen/small living room.

I booked the end of tenancy clean at 9am, this is the earliest appointment I could get. I wanted a first thing appointment so I could be out asap, I work Mon-Fri so it’s my day off, and none of my things are here.

i have paid a 50% deposit upfront, then will pay the remaining 50% to the company upon completion of works. Afterwards I then have to hand the keys back to my landlord.

He arrived an hour and 15 minutes late, didn’t get here until 10.15am (no apology or explanation) didn’t start the work until 10:30am because he spent 15 mins talking to himself about what he’s going to start with first, generally dithering about. At one point he actually sat down.

He arrived with very minimum cleaning products I noticed. At one point he said he needed gloves, so he walked back to his car (parked in a car park a 5 minute walk away!)

He came back, and finished one bedroom/bathroom in no time. Then said he was going to go to the shop for drinking water. The shop is on my street corner. He was gone for over half an half!! I called to ask where he was. When he came back he sat at my table and ate sandwiches he’d bought from the shop.

While I was gone I noticed in the bathroom (which was my previous flatmate’s) the tiles had not been cleaned properly (the tiles are textured and have depth in some areas, not sure if I’m explaining that properly) and still had some residue.

While he was having his lunch (after a late start and after only 1 hours work !) I asked him about the tiles, he said that’s a different service and he did not have the products? He had literally lightly cleaned over the surfaces.

I said to him “So what’s the difference between this End Of Tenancy clean, which I’m paying £180 for today, and a generic clean which would usually charge £16 an hour round here?” He could not answer and said he’ll go back to it at the end and “try his best”.

Is now 14:50 and he’s still only half way through the work. He’s done, 1 bathroom, 1 bedroom, and is half way through the kitchen. He still has the rest of the kitchen to complete, then the living room, and the remaining bathroom.

It’s a tiny apartment!

I’m convinced my deposit will be deducted due to it “not cleaned to a professional standard”. Its just doesn’t have that fresh cleaned look? Or even smell any different. I’ve had cleaning ladies before and it’s looks shined and spotless, and smells amazing.

It’s costing me almost £200.

I'm sorry it turned out like this, OP; I've had too much experience of this kind of thing, though with community premises rather than my own, and the manager "not listening to you" is no surprise since all he'll have seen is the £180

This is why I ignored the "professional clean" clause the last two times I rented, full deposit returned both times. Last time letting agent called to ask me who I used to clean, I asked why and she said it was exceptionally clean and they wanted to use them ... I came clean and they offered me a job! (I turned them down, I hate cleaning). Reality is you don't have to pay if you are willing to put the elbow grease in

You're a mug for paying. The damage to the cooker hood looks like an inappropriate cleaning fluid was used. The best one for hood filters is hg oven and bbq cleaner for the filters, and stainless Steel cleaner for the rest.

No wonder landlords get pissed off with tenants leaving properties in that state 😳

You say that but if you live alone and you have one man on the phone threatening to put your pictures and name all of social media while his mate films you in your own home, see how long it would take for you to crack.

I rarely make big deductions, my tenants always try their best, but tenants will never clean to the standard I need for a new tenant.

I usually deduct for a mucky oven because I can't clean it to the standard needed so I have to pay someone, and I can't clean carpets so if they've not been done, I have to pay for that. I've never had an issue with a tenant refusing a deduction because I'm always fair and let most stuff go.

There should be no sign at all of anyone previously having lived in the property. That also means cleaning the bits you can't see. Oven roofs, plug holes, waste traps, bottom of drawers, bottom of shower doors, window openings, sills, light fittings, tops of cupboards, toilet seat fittings, patios, outside lights, absolutely everything. The photos Op has posted shows 'cleaning' to not even a good domestic standard.

I wouldn't, but then I'm an older person with a lot of experience dealing with people like them.

I'm sorry if I sounded rude, I'm just angry that people behave like that. Have you reported them for their threatening behaviour. That may be the right thing to do, it's also extortion.

You seem to be expecting a deep clean which is not the same as an end of tenancy clean.

I never had a end of tenancy clean in the 15 rental properties. Always done it ourselves. We did always hire a carpet cleaner and presented that bill and the facts the flats we rented were spotless..we always got the deposit back. If the agent queries the clean pass the bill onto the cleaning company. Sounds really bad.

I've never had a tenant book the cleaning. The agent (or me as landlord) does. Though it costs way more than £180 - more like £300 and the flat is small (560sq ft). I'd expect a proper clean to take two people three hours and that would include carpets (and tiles of course)! And I'd expect to be able to eat off the floor.

I'm not being funny but you have the evidence. Who cares if they post your name on social media as a non-payer? You just reply to the post with the pictures...?

I used to do end of tenancy cleans. I know you said the flat is small but a proper one takes longer than you think, even if the tenants think it's pretty clean already.

We used to go in pairs and it'd take most of the day. One cleaner rocking up at whatever time and then wandering off for a sandwich was never going to work.

That's shocking and I can understand why you're frustrated.
I really hope that with your photo and video evidence, your landlord will realise that this isn't due to you not taking care of the place. Maybe show them this thread too.
I really hope you get a decent resolution to this.

That’s appalling OP. For ref - two years ago I paid £174 for an end of tenancy clean of a two bed in London. I completely cleared it before the cleaning - assuming you did the same and the stuff lying about isn’t yours! - and it took a couple of hours. They arrived c.2.30pm and I was away by 5pm I think.

I’m really sorry you’ve had such a horrid experience - it’s so stressful. It’s definitely not the norm or what is acceptable. DM me if you want to know the company I used.

How did it go with the landlord?

Write up a full review online. Complain to whoever you can. Don't let them get away with this shit service and bullying behaviour.

Did you pay by cash or by transfer or credit card? If either of the latter two, I would phone your bank/card issuer and explain you were intimidated into paying for a service that was not delivered (this is NOT a deep clean). If you paid cash, I would phone back the owner and say he has one chance to refund you or you will be the one taking to social media to explain how he intimidated a woman living alone while his male cleaner was still on your premises until you paid. And that you will post all the pics on every local board and send it to every agent in the area to alert them to not use his services. Easier said than done, I know. ( I’m a bit tight and get very angry when it comes to being ripped off, possibly the only time I’m brave!)

Also - sorry - just read updates and latest posts. Please don’t beat yourself up OP. It’s a shitty situation to be in and cope with, along with all the moving stress - being ripped off is such a horrible feeling and these people know how difficult it is not to pay which is why they do it.

Take deep breaths, keep your record of what happened and have a think when this stress is over and you feel calmer if you want to take it further.

If you have receipts of your clean, that’s helpful as far as the landlord is concerned - hopefully it will be done enough for them anyway. I hope you have a good move and can relax in the next couple of days.

For future reference - I've always paid an extra for the deposit guarantee...and did have to use it once. 'Fantastic cleaners' sent someone back a few days later to fix the bits picked up at checkout. Definitely worth it.

That is a grim experience. I am very sorry these horrible people did this to you.

I think it is worth calling the police and reporting the intimidation; hopefully you have pictures of the "cleaning" from the end of "clean".

As for social media - well that's a two way street. I suggest you leave a scathing review, with the pictures, in more than one place. The cleaning co's Facebook page, local Facebook services pages, X and Instgram if they are on there. Trusted Reviews or Trust Pilot if you can.

You can also contact Citizens Advice, who may know the official organisation to complain to, and/or take out a small claim in court - there's a fee but it is pretty easy.

Horrible ba**ds, bullying you and not doing the job while taking your money.

Do you think I paid almost £200 on top of the extortionate rent I pay to my landlord, out of the goodness of my own heart? It was written in black and white both on my contract and my exit confirmation email that it had to be cleaned by a professional cleaning company (which is what the agency technically are, as per the Google sponsorship, good reviews). And no, they didn’t recommend any certified venders.

If they’re that pissed off maybe they should take matters into their own hands and stop making the tenants take the risk, they must be able to afford it surely since they’re already exploiting in this economy.

As I said, I sent him numerous photos and videos throughout the day. He took the cleaners side the whole time.

You should put HIM on social. Appalling

Landlords always take the piss after tenants leave. They rarely give back the full deposit, they cream a bit off every time.

Exactly what I want to know. Why do we pay 5 times more for an end of tenancy clean, as opposed to £16 an hour for a generic weekly clean.

In the past when we rented we always used our regular cleaner and told them we were leaving so we needed the place to be deep cleaned and to a high standard so we get our deposit back.

Both times I joined the cleaner and helped to get the job done quicker and cover any bits which were harder/took more time. Not had any problem with getting full deposit both times.

In the first instance the landlord was selling and she was happy with the amount of cleaning we had done.

In the second instance, the landlord came to collect the keys and actually shed a few tears, he said he had never seen a house handed back so clean, he said he wouldn’t need to professionally clean it before renting it again. He got emotional and said he had 14 properties and has been a landlord for so many years but no one has ever cleaned it and left it so nice. We also got our landlord some wines to say, Thank you. He had been lovely throughout our 11 month stay and always quick in case of any issues. Also when we first moved in he got us wine, chocolates and also a toy for our baby. So landlords only want it clean, you don’t need a specified end of tenancy cleaner.

The fact that you messed up by picking a company that are not able to provide cleaning to a reasonable standard has nothing to do with your landlord. That's on you. Save your ire for the company that just ripped you off.
