Cleaner is here right now, is he taking the piss?

It’s a lovely sunny, and my day plans have been cancelled because I’m waiting around on a cleaner doing my end of tenancy clean.

Today is my final day of tenancy. I currently live alone in an apartment. I use to have an flatmate but she moved out in December. Only a small 2 bedroom, 2 bathroom (one of them a tiny en-suite) and an open pan kitchen/small living room.

I booked the end of tenancy clean at 9am, this is the earliest appointment I could get. I wanted a first thing appointment so I could be out asap, I work Mon-Fri so it’s my day off, and none of my things are here.

i have paid a 50% deposit upfront, then will pay the remaining 50% to the company upon completion of works. Afterwards I then have to hand the keys back to my landlord.

He arrived an hour and 15 minutes late, didn’t get here until 10.15am (no apology or explanation) didn’t start the work until 10:30am because he spent 15 mins talking to himself about what he’s going to start with first, generally dithering about. At one point he actually sat down.

He arrived with very minimum cleaning products I noticed. At one point he said he needed gloves, so he walked back to his car (parked in a car park a 5 minute walk away!)

He came back, and finished one bedroom/bathroom in no time. Then said he was going to go to the shop for drinking water. The shop is on my street corner. He was gone for over half an half!! I called to ask where he was. When he came back he sat at my table and ate sandwiches he’d bought from the shop.

While I was gone I noticed in the bathroom (which was my previous flatmate’s) the tiles had not been cleaned properly (the tiles are textured and have depth in some areas, not sure if I’m explaining that properly) and still had some residue.

While he was having his lunch (after a late start and after only 1 hours work !) I asked him about the tiles, he said that’s a different service and he did not have the products? He had literally lightly cleaned over the surfaces.

I said to him “So what’s the difference between this End Of Tenancy clean, which I’m paying £180 for today, and a generic clean which would usually charge £16 an hour round here?” He could not answer and said he’ll go back to it at the end and “try his best”.

Is now 14:50 and he’s still only half way through the work. He’s done, 1 bathroom, 1 bedroom, and is half way through the kitchen. He still has the rest of the kitchen to complete, then the living room, and the remaining bathroom.

It’s a tiny apartment!

I’m convinced my deposit will be deducted due to it “not cleaned to a professional standard”. Its just doesn’t have that fresh cleaned look? Or even smell any different. I’ve had cleaning ladies before and it’s looks shined and spotless, and smells amazing.

It’s costing me almost £200.

The flat just needs to be cleaned to a reasonable standard. There is no requirement for a 'professional clean'.

The landlord cannot deduct from your deposit Willy Nilly. They must apply to the deposit scheme to do that. In the meantime you apply to have it returned.

I think the issue is you hanging around watching.
If a regular cleaning £16 per hour and this is £180 then you are expecting it to take all day surely?....I am sure he wasn't anticipating being watched all day.
I mean it doesn't sound like he is doing a brilliant job tbf but sitting watching is going to a pug him off and b wind you up.

@ALovelyCupOfNameChange doesn't matter. The law says otherwise so they couldn't enforce it.

I will never pay for end of tenancy again. They never do a good enough job to the landlords standards so they end up chsgjng for cleaning. So you pay 2 times. Once to the cleaners and then again to the landlord.

So I will do it myself knowing its likely they will take some deposit regardless!

I called the manager before 10am today query where he was. He called the cleaner and told me he was on his way. He then arrived over half an hour later

Parked 5 minutes away, and the half hour disappearance.

He just told me that I didn’t book per hour, and that it takes as long as it takes. And it needs to be clean and done properly before I hand the keys back. True, I’ve not booked an hourly rate but he’s not taking on my points on the excessive dithering and lateness!!

My daughter got charged 180 by her letting agency because her carpets smelt of dog.... the dog the previous owner had! Seriously didn't know you could be deducted for smell. We did the clean ourselves and it was done to a very high standard and took me around 5 hours with help. We cleaned the living sh1t out of everything in the hopes she would get the full deposit. 🤦‍♀️🤷‍♀️

My experience is it's filthy when you move in, clean when you move out and they still try and deduct from the deposit. They just try anything to get your money.

Ah OK...I am guessing they don't expect anyone to be sat around waiting.
As I said if you paying over 10x hourly rate I would expect it to take several hours....even if they sent two people you would expect at least 5hrs onsite.

So they are banking on people not sticking around to check I am guessing. Not withstanding their poor job I don't think you can complain about how long it's taken.

Do you need a certificate or receipt as PP suggested, or does it just need to be cleaned well?

Another friend of mine works for an estate agents and she says they do it all the time and tenants don’t really have a leg to stand on.

Hence my concern right now.

If they do give me a shout. I am an inventory clerk. This is my every day job.

  1. Your cleaner sounds inadequate, take it up with the agency. An end of tenancy clean is a specific service and all cleaning companies that differ them know exactly what they require. Give the Agent to invoice and tell them that the Agency will come back to remedy anything - that should be in their t+cs, it's a perfectly normal request
  1. "Professional clean" means nothing in law. An arbitrator will ask if the property was clean or if it was not. In areas where it was not AND it fell short of cleanliness standards at the beginning of the tenancy they may award a reasonable amount of compensation.
  1. The deposit is yours. You have to agree to deductions. Remember that if/when you need to

And mostly, call the agency now, tell them how dissatisfied you are and that you need another person in there with some actual cleaning products.

I'd be inspecting in my own time, when convenient, and giving keys back when he's finished. Obviously withhold the 50% and inform the boss now, so he has a chance to give him a kick up the arse.

Just this morning I paid £884 for a full deep clean on a 3 bed semi. The hose was empty of any furniture. I wasn't there because I'm over seas but the next door neighbour has been keeping an eye on the property. He is happy. I am happy. It took 3 people 2 days including cleaning the over, the garage and the greenhouse.
The windows were washed inside and out. The walls and ceilings washed down including inside the wardrobes. The bathrooms are sparkling which I am amazed about, at one point I was going to replace the bathroom suite. . The house is immaculate and I'm happy with the time and the price.
I would speak to the manager of the agency and say this isn't good enough.

My god, £884?! And it took 3 people 2 days? I'm a cleaner and could have done that in a single day by myself, for a quarter of the price. Unless you also have an office, separate dining room, playroom, garage, 3 ensuites, and a conservatory, a 3 bed semi should not take that long or cost so much. I've done March out cleans quicker and cheaper than that.

@ALovelyCupOfNameChange just because it says it in your tenancy agreement doesn't mean it's enforceable.

It is absolutely correct that a landlord/agent cannot insist on a professional clean, they can ask that it's cleaned to a professional standard - there's a difference.

I work for one of the agent accreditation schemes so am well versed on the law around this

Honestly you really couldn't have done it. I assure you. The house was filthy and the oven needed proper cleaning. I had a variety of cleaners over the last 39 years and I happy with the job they did. I know full well no cleaner I've ever had could have done the job by themselves in a day. Ladders for the upstairs outside windows. A full greenhouse and garage. Honestly I admire your spirit but I'm happy having been in the house to get the quotes and seen the before and after pictures. I'm all good with that price.

That is just not true, sorry. The deposit is held with a Govt third party scheme. The agency has to prove that a property is not as clean as it was when you rented it.

They can put in a claim and you can dispute it and they have to prove (with a detailed inventory and photos that you left it dirtier than you rented it.

Dis your friends dispute the landlords claims? I have always disputed any attempts to keep my deposit and have always succeeded. The property needs to be left in the condition it was received in, with some leeway for reasonable wear and tear. Check the inventory you received when it moved in as that is the standard you need to get it to, the flat only needs to be ‘professionally clean’ if that’s how it was when you moved in, and if the landlord can prove it via the inventory. If there is no inventory then the landlord doesn’t have a leg to stand on as you just argue that the flat was like that when you moved in.

He’s just called me and asked me to come upstairs from the lobby and inspect the place. He said “I just need to mop the wooden floor then i’m done.” So I went upstairs to inspect as per his request…

All of the mess is his!! I left the flat bare for him!!. You can even see the empty sandwich box from when he disappeared for over half an hour and came back and ate a sandwich!! He’s left his empty packaging and drink bottle on my floor. He then asked me which part of the wooden floor I want mopping !!!! I said “what do you mean?! All of it!!” He said some parts of the wooden floor were “okay” but others were “a bit more dirty” hence the question !!

Bathroom is also a mess. I did a “finger test” on one of the windows. A mark he’d left, I managed to rub off with my dry finger, no product.

How on earth has he asked me to come up and Inspect the place when it’s like that?!
