From the floor plan, the bar is on the first floor, in the long rear extension. The bathroom is on the ground floor at the very back, below the white room.

There are indeed 2 doors between kitchen and bathroom, although I believe the 2 door rule in building regs has been repealed so one is enough.

This is definitely not a 4 bed house. I can’t see how the estate agent can put that and keep a straight face.

Nearby similar designed property went for £1.1 million at the end of 2017 but that place was beautifully done, they have a bathroom on the first floor and they have gone up into the loft to create 2 more bedrooms and a further bathroom.

At £800k with all the work that needs doing I think that is a top price.
