This is bad isn't it? - House Selling

My mum has had her house on the market since February and is struggling to sell as it's a really unusual home and perhaps not everyone's cup of tea. It is one of 3 houses of the same style on drive and yesterday her NDN said they were also putting their house on the market Shock. It's very similar to my mum's house (same architect designed it). The EA tried to put a positive spin on it and say if people were coming to see NDN it might attract more attention for my mum's but in reality, you'd think they were both selling for some reason wouldn't you? Either something up with the house or something happening in the local area? My poor mum is so stressed about it all and we just want it sold Sad.

Yes Kazzy the room downstairs was built but cost a lot as there was a huge amount of underpinning. And extended balcony. And then usual upkeep of a house so new kitchen etc. Looks like EA has got price wrong though.

Agree that it’s a beautiful example of its type. The listing should definitely mention that planning permission has been secured. Are there any specialist sites that deal with this vintage?? I’ve heard of “The modern house” but I’m not sure if the exact range it covers age wise

Such a Modernist house will appeal to very specific buyers I suspect, so don't change a thing. There is an agency that specialises in this type of property who you may want to contact: www.themodernhouse.com/

I'm also loving it. It has that Falling Water vibe. I wonder if you could get it picked up by the Unique and Unusual Properties website, which might get it in front of people for whom, like me, it's a dream home.

You just got me looking at Rightmove for that area. There's one very near with a balcony for £480 - is that her neighbour's already listed? It doesn't look as bright as your mums.

Another one suggesting The Modern House. No connection with them but it’s where buyers for that kind of property will look first, wherever they are in the country.

I was really bracing myself for something hideous when I clicked on the link, OP, but it’s a great house!

Rung my mum and gave her some feedback. I mentioned about the planning but she said it's more than 3 years ago so has lapsed and can't go on the add EA sake.

If PP was already approved it wouldn't cost much to have it renewed even though 3 years has elapsed. It is something that should be pointed out to viewers even if not on the ad itself. Also check with your local council to ask how much it would cost so you have figures and the approved plans handy to show woud be buyers.

Yea, looking at the pictures i can see why it's not selling - it's a hideously ugly building and the inside has no character whatsoever.
The only thing going for it is the green surroundings.

It needs knocking down and re-building.

If this sold for £310k in 2012 then I think your mum’s is about £120k overpriced I’m afraid.

OP buyers don't have to take your ma's word for the cost of heating etc - she should have an EPA done anyway because it'll be needed for conveyance as well as a boiler check. She could also get all her latest utility bills together so really interested people can see. I wouldn't drop the price until the other house goes on the market - then you can do a decent comparison. And deffo as pps have said have the planning permission put in the guff. However if the similar house already has four bedrooms and your ma's is 3, it gives a good guide to what your pricing should be. Good luck, I think it's gorgeous.

Sadly, I can’t afford it and wouldn’t be able to move to Huddersfield even if I could. But the right buyer is out there, who will love the house as much as you and your Mum do.
