This is bad isn't it? - House Selling

My mum has had her house on the market since February and is struggling to sell as it's a really unusual home and perhaps not everyone's cup of tea. It is one of 3 houses of the same style on drive and yesterday her NDN said they were also putting their house on the market Shock. It's very similar to my mum's house (same architect designed it). The EA tried to put a positive spin on it and say if people were coming to see NDN it might attract more attention for my mum's but in reality, you'd think they were both selling for some reason wouldn't you? Either something up with the house or something happening in the local area? My poor mum is so stressed about it all and we just want it sold Sad.

I love it! Gorgeous house, not disimilar to one that some friends of mine had build down south which is now going for £1.5 million. I'd love a house like this.

But it's hardly your typical, bog standard 3 bedroom house in Huddersfield is it! Part of what you're paying for is the style of the house...

That said, I do think it's somewhat over priced. I come from that vague area too, and you tend to get higher prices for the stone, older type properties with charm and history. If you moved a few miles from that area, still in nice areas with good views you could even get something with land for around that price, and still be able to commute to Hudds/Leeds/Manchester. When I first looked at the house (initial outside shot) I thought it wasn't that nice and not my style, and a bit dated, but the further photos show that the house is lovely inside and the balcony is superb. Perhaps swop the pictures around for the main photo? I do think they're a good estate agent though. Having next door for sale really won't make much difference unless it's identical and cheaper.

It's stunning, I would love to live in a house like that. However, all your furniture would need to go with the mid century modern style so unless you already had that it's another expense. It needs someone who's looking for that kind of house rather than any old house, someone who will really appreciate it.

Stylish, well presented house. Maybe try OIEO or drop the price a little. How much does your mother need to make on it? It will be interesting to see what the neighbour's property is marketed for, allowing for differences. Consider a new agent once your contract has expired - fresh approach may help.

We are looking to buy and two houses on the same road wouldn't register with me as a problem. I wouldn't jump to conclusions that there are some hidden issues. I would actually like it because it gives me the choice between the two. Yes, someone may choose your nieghbours house in the end but both houses are likely to get more viewings as a result, I think.

In fact I am currently looking at houses on the same street (two on the same street and one just round the corner) and it doesn't put me off in the slightest, quite the opposite.

The house and style is unusual (I don't like the flat roof) but the main issue is the price. I am local to this area and I can't even begin to imagine what I'd want from a 3 bed house for that kind of money - it's just way out of reach. Most people who earn enough to afford it don't live in this area. So selling it will take time and you have to be prepared for that.

I agree floor plan is confusing and doesn't really show it off. You need to see the house really.

Agreed that it is expensive for a 3 bed in Huddersfield but like others have said, it was really hard to know how much to put it on for. DM got a range of valuations from different EA from 350 to 650!! So we really had no idea.

I agree, a sliding door WOULD be amazing from the bedroom! There's so much scope. You could knock the small bedroom into the bigger one, extend out the back, add a room on top etc.

I think it's lovely. There's some new houses being built near my in-laws that aren't a million miles away from it in appearance.

The sale history shows it sold for £310k in 2006, so £500k now when the property market hasn't risen anywhere near 61% in the last 13 years seems optimistic. Were there a lot of changes/improvements made in the last 13 years to justify that kind of price increase?

Ultimately the market sets the price. It’s worth what people will pay for it. Has she had any offers at all?

It’s absolutely gorgeous! The only thing I’d suggest is if she has planning permission to extend, that it’s mentioned in EA’s details on rightmove so people know there’ll be no fight to get an extension if they want/need to.

I don’t think it’s too over priced for the area of Huddersfield HD8 postcodes are more expensive than the rest of Huddersfield. I grew up in Shelley/Denby Dale/Clayton west so not far from there. I think the trouble is more people are wanting to move away from Huddersfield as it’s all little villages and the town centre is awful, that’s the main reason we moved away so the price is a big commitment to the area.

I’m not usually a fan of that style but it’s so well done and has beautiful surroundings. I think it’s fabulous. Unfortunately I think the problem is the price. If she has been on the market for 4 months with no offers perhaps it’s time to consider a price reduction.
